The pool and all associated amenities will be closed starting April 7, 2025, for an estimated duration of 10 to 14 months to accommodate the Recreation Deck renovation project.
This 23st floor condo has the best of both worlds, a birds-eye view of the bustling city and sparkling ocean. Better yet, is only a 5 minute walk from the World-Famous Waikiki beach! This condo comes with a fully equipped kitchen including a refrigerator, stove-range, dishwasher, microwave, coffee maker, and all the kitchen supplies you will need to have an at home cooking experience while you are on vacation. This kitchen includes a gorgeous breakfast bar complete with stools for the perfect quick meal fix! Please sit back and relax in the airy living area that includes a large flat screen TV and cozy couch. The lanai includes lounge chairs and side table so you can enjoy a warm cup of coffee and watch the island sunrise!
This unit has a comfortable bedroom with 2 Queen Sized Beds and a picture-perfect view of the rolling waves. The bedroom can be made private by the sliding partition doors or left open for a very free flow room. A comfy sofa sleeper is built into the living room, so if you need extra beds, we've got you covered. The bathroom right off the bedroom has a closed off private toilet and a great shower/bath with a detachable shower head. This bathroom is the perfect place to wash away all the sand and stress after a day spent at the beach!
Additional sleepers can be arranged by special request. We provide high quality inflatable beds. Please contact us directly prior to room assignment.

Most of our condos at Koko Resorts are located in the luxurious Waikiki Banyan, an ideal spot for any occasion in Hawai'i. The intial room was not left in good condition, but Koko Resort was able to find is a better accomodation on the property which was spotless and well maintained. We were happy with the updated accommodation

Nice stay
The location is ideal. The room itself needs some renovation. The walls are very marked up, shower doesn't work great, and the balcony door did not open when we checked in, and the dresser / nightstand drawers don't work great. However, they did get the balcony door fixed the day after we checked in. The staff was friendly and helpful, and the location was great. It was perfect for what we wanted.

Home in Hawaii
The property was exactly as described and just what you see in the pictures. The beds were comfortable and the kitchen is stocked with the right tools to make a good meal. Waikiki is beautiful and there is a lot to do within walking distances. Sometime the parking garage was hard to find a spot but the parking is conveniently located by the tower. It was a vacation of a lifetime for my family and I. Thank you!

We are so thankful for this facility. When we arrived there were a couple small issues but upon request they were fixed promptly and seriously this made our week amazing. Thank you for opening your condo up to our family. We hope we treated the space with the respect it deserved.
Location was excellent too! Very close to the water 1 block. And very close to cheeseburger in paradise!

Very close to beach and shopping. Our unit got hot because afternoon sun hit our condo. Beds were comfortable. Pillows went flat quickly. Unit was dated but it served our purpose!

Great location, old furniture and flooring! Broken bathroom door, that they did not fix within our stay! The worst part is that they took the bathroom door away and we had to go in the bathroom with out any door on it, imagine it when you have kids and adults in the unit!

Location was good but the room, horrible Let’s start with the entry door. Deadbolt wouldn’t latch, no matter how hard you pushed or pulled. The light bulbs need replaced above the fridge. The couch is filthy. The sliding door to the patio does not slide. It needs some serious WD-40.

It was very rundown, it was nice that it was a close walk to the beach and many restaurants and such. The AC was so loud, it made it difficult to sleep, the mattresses and pillows were atrocious, the balcony door was very difficult to open and close. Kitchen floor all cracked and pitted. The shower bars were totally rusted. Pool closed kind of early. It could be really nice if upkeep had been done.

Older facility but great for family
Overall we were happy with this facility. Perfect for a family that doesn’t want to rent a car as it’s in walking distance of 5-10 minutes to everything in Waikiki. Full kitchen and the additional space compared to a standard hotel room made this unit great for extended stay of more than two weeks. We didn’t have to go out to eat very much and laundry is just down the hall.
The view is amazing from all the huge windows in the unit and furniture is all in good shape and comfortable.
The common area has pool, two hot tubs, sauna, kids playground, tennis courts, lounging and dinning areas and is supervised so is a nice calm and family friendly setting.
Only complaint with the room… it is showing its age a bit with basic wear and tear on the walls and doors. . Also ac had some drainage issues and flooded the lanai making it not very usable, but the maintenance was quick to respond to our request for assistance so five stars for that!

Not very good upkeep
The elevators were not good as 2 of the 4 were not working with so many people.
Also, the room was run down, and there was not much in the rooms for us to use as it is listed as a “condo” with all amenities, but many were not in there.
And then we were charged for not leaving our parking pass in the room, but yet the 2024 pass was left in the room and the 2023 was thrown away as we were directed to do.
Not happy with this condo and would not recommend to use until updates are done.

I'm sorry you were disappointed with your condo. We do our best to accurately represent each of the condo's that we manage. Similar most places in Waikiki, the building was built in the late 70's and has been going through continual improvement. The pictures are used as a representation of what the condo actually looks like and the current pictures were taken recently.
Nevertheless, expectations can be different for every guest.
regarding the elevators being out of service. Unfortunately, our condos are part of a larger building and we cannot control when elevators will be running. I so wish we could. Fortunately, they are usually all operating.
We also request that guests inquire about a certain amenity that they find important to them. As the term ALL refers to having most of the items that are requested by guest. However, we recognize that each guest has different needs and that we ask you request to have your needs met. We do our best to meet them.
Regarding parking passes, they too are assigned by the building and they charge us to replace them when they are not returned. In your case, we were able to locate your parking pass and your fees were returned to you later that day.
Hopefully, the rest of your stay was excellent.

23rd Floor Banyan Waikiki
The Unit is an excellent design and has excellent views. Cleanliness and Maintenance, not so much. One set of bed sheets had stains, and the mat for the tub was actually gray when wet. We called the number listed on the paperwork and were told that having stains did not mean they were dirty. Quite an original thought. On the maintenance side, the door slammed shut with the sound of a .45 caliber, and the bath sink was stopped up. We called the number on the paperwork, who did not show up as promised. We therefore repaired these things ourselves. Going unrepaired were the latches on the sliding doors, a broken drapery rod, a missing vent cover, and a non-working wall clock. The place needs to be updated.

Adequate 10 night stay
Family of 4 (2 adults, 2 teens) stayed for 10 days. Nice to have the door keyless (# code). Short walk to the beach. Parking included is a bonus. Lots of room to move around in. Kitchen had dish soap, dishwasher tablets, and laundry tide pods. Internet in the unit was good. Coin laundry available at the end of the hall (you can get quarters in change machine in lobby). Garbage/recycling shoot at the end of the hall (lots of garbage bags under the sink). The pool and hot tubs are nice and spacious. Cons: the air conditioner was rumbling loud, kitchen had limited resources: coffee machine no filters, no rice cooker, no cutting board (bring your own kitchen things).
As listed, they provide small hotel size cheapo shampoo, conditioner, lotion; families staying longer bring your own toiletries.
NOTE: Koko Resorts no longer has an office in the building, they moved off-site. You are unable to get beach supplies on site anymore. There was also a linen shortage, so they were unable to change towels.
The photos advertised is the correct layout of the unit, however everything is not new looking anymore. Everything looks a little dingy and dated. But adequate for a place to sleep in, and be outdoors most of the time.

Koko Resorts are a joke
The host, though charging an absorbitant Host Fee, did nothing to resolve three issues that existed throughout my entire stay. The first was that all though parking was promised to be provided, the full size SUV that we rented would not fit in the Banyon's parking structure. Koko Resorts said that the restrictions are very clearly (not) stated in their property description. We had to find parking off site at $50.00+ a day. The second was the room's air conditioner that leaked water all over the carpet. Nothing done to resolve the problem. The third was that the TV cable box was inoperative throughout my entire visit. Neither the AC issue or the TV issue were ever resolved. The staff that answered the phones at Koko were understanding and apologetic but the problems were never addressed. I had seven calls into Koko over 21 day period. Koko certianly did not earn or deserve the Host Fee that they charged me. Their service was non-existent except of course for the poeple who answered my calls and apologized profusely. The Banyon as property is a great location. All units have full kitchens. It's great for families because you can make meals and do not have to go out to eat all the time. As I am certain you can imagine, going out can get expensive in Waikiki. We have stayed in Waikiki too many times to count over the past 30 years. The Banyon is a great afforable property. Don't stay in any unit managed by Koko resorts. They are disgraceful. They don't deserve your hard e money.

Would not recommend !
The bathroom door (sliding pocket style door) was never functional. We could not get it to slide closed without a huge struggle and then if we were able to struggle to move it halfway then we couldn’t get it back open. We could never close the door for privacy and had to ask our family to stay in living area while the bathroom was being utilized. We alerted the Vrbo manager and they sent some man to “fix” it but he struggled and tried and said good luck and it was off the slide rail again within a days time. When we moved the living room chair out of the way to open the hide away couch bed the leg fell right off/ screws came out. One bed “mattress” was a large piece of foam with a flat sheet on it that had small holes/rips in it. There were no pillows provided for the hide away bed even tho we registered five people. The tea kettle handle was laying next to the tea kettle in the cupboard. The toaster was dirty. The place was very dusty. I could have wrote my name in the dust on the tv stand/dresser. Five guests were registered to stay in the room however we only had four bath towels and wash cloths upon arrival and were told we couldn’t get anymore until every four days. They only replaced four bath towels and no wash cloths after the first four days. After an additional four days we asked for more towels but they never arrived. The elevator(s) were routinely malfunctioning. Very disappointing for the cost of the place.

Familydisability friendly walk to the beach
The view of the ocean from the balcony is spectacular. Parking is easy once you figure out where the garage entrance is. This is a mostly wheelchair friendly building, although getting a wheelchair through the condo door is a little bit of a squeeze. I am an avid cook and enjoy making breakfast and coffee when traveling, so for me the kitchen could use some better cookware and a cutting board, shaper knives, etc. There also weren't any staples like salt in the condo, so bring those items with you if you plan to cook. The drip coffee maker worked great for us, but there were no filters. The walk to the beach takes about 3 minutes and we easily got there with a wheelchair. Handicap parking spaces in the garage fill up early, so you may have to unload near the elevators and then park in a different spot in the garage. Overall, we would definitely stay here again.

Great location - TERRIBLE cleaning procedures / Service Recovery
The reservation process, location and views from unit 2310, met our expectations. Would use again - just not unit 2310 until corrective steps are put into place.
However, those are the only positives we can provide Koko Resorts on unit 2310.
10% (non negotiable) Service Recovery was offered for the below.
Unit 2310 fell well below our expectations, was not delivered as described and soured our 2 week Hawaii vacation.
I will provide you the readers digest version - unable to attached supporting photos.
Upon arrival (11pm) carpets were wet and smelled like wet dog, the batteries for the TV remote need replacement. Front desk unwilling or unable to provide batteries. I purchased from ABC, at 11pm
Cable TV and Internet did not work. Work order requested through the email link koko provide prior to arrival, it was never corrected (after 3 requests)
Getting ready for bed, on our first night, there were visible stains on all bed linen including used band-aids still attached to the grey sleep sofa blanket.
The bathroom ceiling fan is disgusting and hasn't been cleaned in months, black dust caked into the exhaust fan.
Living room and bedroom curtains/drapes ripped and hanging from their rails. All plastic connections are broken, not replaced.
Bedroom ceiling light not working
Bedroom lamp black dust
Bathroom light fixture, light bulbs out
Used tissues found under both beds
Black mold in shower
Dust all over TV, Cable Box and Telephone
Again, the above are the noticeable items upon arrival. My wife and I spent the better part of the next two days purchasing cleaning products to ensure our room was safe and clean. How anyone was allowed to check into this room in is beyond me.
Air conditioner unit - Another disgusting item that has not been cleaned in several months. The unit is loud and impacted every nights sleep. If the unit was cleaned or maintained would be an easy fix. There is black mold on the unit, the filter itself is near black with dirt and is leaking onto the patio door which became increasingly difficult to open during our stay.
Day 3
We used the oven for the first - SMOKE from all burner units, which required more of our time and effort to clean. The oven itself, we did not use, as we did not want something else to clean
The tennis courts never had nets
The playground was never opened

Bath tub & wash sink in bedroom not draining well water pooling,could not get tv going , Bathroom seal around bath tub gross milldew , could have used reading lamp on bedside, a/c not cooling properly.
Water pooling in wash sink in bedroom was repaired only. Would not recommend to anyone.
