Enjoy sandy white beaches just steps away for you to enjoy! This 3rd floor unit has the largest floor plan offered at Beachside Villas with 3 bedrooms and 2.5 bathrooms. The master bedroom has a cozy king bed and private bathroom. The 2nd bedroom also includes a king bed. The third guest room includes a queen and twin with trundle. Each of the bedrooms includes a TV.

The updated kitchen is well-stocked and opens to the calming neutral palette of the living and dining area. The large balcony is roomy enough for everyone and is a great place to relax and enjoy the Florida sunshine and Gulf breezes while you sip your morning coffee.

If you’re ready for a beach day, head down to your access right at the end San Roy Road, about a 4-minute walk. Enjoy both the Gulf and Eastern Lake. This is a 2+ acre stretch of beach with plenty of room and is the recommended beach for your stay at Beachside Villas. And, for your convenience, Beachside Villas provides transportation to and from this beach access via golf cart service from March – October (please call us for specific dates).

Beachside Villas has such a great family-friendly atmosphere. Enjoy a game of shuffleboard, tennis, or pickleball. You can even grab pickleball equipment at the onsite HOA office. Soak up the sun at either one of the 2 pools. One of the pools is heated seasonally. Grill up an amazing BBQ feast on one of the community charcoal grills. The location can't be beat - quiet and secluded but close to everything you'd want to do on your 30A vacation: fantastic restaurants, shops, golf courses, and bike rentals. Seaside and Rosemary Beach are just a few miles away.

Book Beachside Villas 132 and enjoy exclusive Xplorie perks! one ticket per day, per activity! (over $700 in nightly value) Experience axe throwing, ziplining, and sunset dolphin cruises. Play golf at Emerald Bay and Regatta Bay, enjoy Black Light Mini Golf, and have a blast at Urban Air Adventure Park. Your vacation will be more than just a stay—it’ll be an adventure!

An initial Benchmark signature box of amenities is provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, 1 pack of kitchen wipes and liners for each trashcan plus 2 washing machine pods. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

We had a wonderful week at Beachside villas and loved Seagrove beach! Great for our little families! Walk to beach was not bad at all! Tennis courts and pool were enjoyable on property! Management was great! Can't wait to come back to 30 A

Overall, I recommend this vacation rental. Reviewer Comments: We've been staying within the Beachside Villas complex for over 10 years now. It is a quite area but still in the middle of all 30A has to offer. We love the proximity of the area which is within walking distance to the beach and Eastern Lake access. That's what brings us back to BSV year after year. However, Unit 132 is in desperate need of new mattresses all around and only 1 out of the 4 TV's in the unit is a Smart TV. The unit was clean and had a well stocked kitchen with a large refrigerator which was a plus.

We lost our Wi-Fi early in the week and was told it could be the router but was never addressed or fixed causing major issue for the TV, phone and devices in an area that already had spotting service. The unit and decor was dated and worn. The unit was clean and good access to the beach with shuttle.

Pros and Cons

There are more cons than pros to this property. It is an older complex with some understandable wear and tear. Pros would include close proximity to the beach, local restaurants and Grayton State Park. Cons include lack of cleanliness, noise from construction just adjacent to the property and limited beach service. Also, be aware, smoking and pets are allowed in the units. Although this unit had interior upgrades and a well equipped kitchen, all the beds were incredibly uncomfortable. After the first night, my two teens awoke covered in flea bites. The online description specified 'no pets,' I would've never booked this property had I known pets were allowed. We were awakened every morning at 7 a.m. by all the sounds of an active and very noisy construction site. Had it not been for the multi-million dollar homes in that construction zone, we would've had a beautiful view of the ocean from our balcony. We could not enjoy time on the balcony due to all of the cigarette smoke coming from the unit below. So aside from the uncomfortable beds, construction noise, fleas and cigarette smoke, the beach was absolutely beautiful!

Uncomfortable Mattress to Ruin a Perfectly Great Condo

Reviewer Comments: We have been regular visitors to Beachside Villas for our annual beach getaway, drawn back each year by the fantastic amenities and convenient location. This property boasts an array of attractions, including a heated pool, beach shuttle service, and tennis courts—all of which contribute to a memorable vacation experience.Our recent stay, however, left us somewhat divided. The condo itself was spacious and suited our family well, featuring three bedrooms and ample dining space. Unfortunately, the standout issue was the quality of the mattresses. They were a significant letdown.The mattresses were uncomfortable and distinctly cheap, reminiscent of old-fashioned spring mattresses with a plastic-like covering. This led to restless nights, with constant tossing and turning in search of a comfortable position. Given that our primary use of the condo was for sleeping and refreshing, this aspect of our stay was particularly disappointing.Despite this setback, we appreciated the otherwise well-maintained condition of the condo. The cleanliness and general upkeep were commendable. However, the discomfort caused by the mattresses did detract from our overall enjoyment.For those looking to maximize time on the beach or taking advantage of the on-site amenities, Beachside Villas remains a solid choice. Just be mindful of the bedding situation if you prioritize a good night's sleep during your stay.

Also, dirty towels found in closet and vacuum was full when i went to use it. Bathrooms were clean kitchen was as well. The condo is a bit dated so the clean bathroom still didn’t look pristine. Overall, location is great.

Also, I was denied an extra parking pass because 'we expect that the 3-bedroom units are for families, not three adults driving from different locations.' One car had to park along public street after receiving a ticket warning that it would be towed. Balcony should have been cleaner. Quiet neighborhood is a plus.

We certainly wish that we could have notified you before booking that the beach access was changing; however, this decision was not made until after. We did notify you as soon as we knew. Since you were more than 60 days out at that time, we would have been happy to relocate you. While you could have changed units, we're very glad that you decided to stay at Beachside Villas 132, as it appears that you did still enjoy your vacation! This unit is a great option and, even with the change in access locations, it's still very close to the beach! Parking is very limited here on 30A, so we are only able to issue two parking passes per unit, per the association for Beachside Villas. This rule is especially strict during the busier seasons. Please notify us within 24 hours of any housekeeping problems that you experience! We will always be more than happy to send our cleaners back out to correct any oversights! We hope that you will give us another chance to provide you with a five star stay! Thank you, Benchmark Management.

Good Place To Stay on 30A

Reviewer Comments: We love the 30A area and have stayed at Beachside Villas for several years now. The condos are clean and well-kept and the staff at Benchmark Mgt, without exception, have always been courteous and helpful, and go above and beyond to help you solve any issues, or just answer any questions you may have. The location of the property is convenient to pretty much everything - unfortunately, new construction adjacent to the condos has obstructed the once clear and beautiful views of the ocean.

Decent place for price

Overall, I recommend this vacation rental. Reviewer Comments: Location was good. The description of the property said one if the pools would be heated but that wasn’t the case every day. The pool water was very cold most days. The beds weren’t very comfortable and very noisy every time you turn. Overall place was OK. The one suggestion I would have is for the cleaning crew to mop the floors better. They were swept but not mopped. If you didn’t have shoes on in the condo walking around feet would be black underneath from the dirt.

Apparently here the property owners own the beach and you can’t set up in front of houses on the beach. If this is resolved I would 100% recommend it to everyone. It is a perfect location but I can’t give it five stars until the beach issue is resolved.

Good not great

We arrived and I noticed early the floors were super dirty still (my sons socks were black from the floor about 20 minutes after being in the condo). They corrected that the second day of our stay, so thankful for that. The beds in this unit are hard as a rock. But other than that, great location and great place to stay!

Great Condo!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We loved this unit! It was roomy and clean. Easy access to the beach and had a well stocked kitchen. This is our 2nd year at Seagrove Beachside Villas and I would choose this unit again.

Last View of the Beach

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The Bed was TERRIBLE. We are staying in another Beachside Villas unit since we have to drag our own toppers with us.
