If you are looking for stunning views, peace, privacy and tranquillity, this is it. The Top Deck faces north and gets the morning sun to fill the house and living area with light and warmth.
The decks give privacy and commanding views over the lake and city.
Private driveway access for parking several cars.
Tihiotonga being the highest residential area in Rotorua, the decks provide stunning uninterrupted views over Lake Rotorua and the City.
WIFI and HD TV with Netflix room to watch your favourite movies or keep the kids entertained on those rainy days.
Large master bedroom with private deck overlooking the farmland behind.
The house is cool during the day and warm at night especially in the upper bedrooms. There is a heat transfer system in the house. There are beds for 11 including 2 European fold down single beds. Linen (Bedsheets, pillowcases, and towels) is mandatory at this property and is charged at $35 per person.
In today's information age, it's important to be in touch. The Top Deck has complimentary WiFi for all via Fibre Optic and excellent mobile phone coverage for Vodafone and Spark users. The High Def TV in the living room downstairs will keep you entertained for hours or the kids happy when you are entertaining on the deck. There is Freeview TV with Netlix and DVD Blu-ray player for sitting on the leather couches upstairs relaxing also with Netflix.
For the more adventurous, there are stunning walks through Tihiotonga Centennial Park and Arikikapakapa Reserve. If you want to explore, a short drive will take you to the Whakarewarewa Forest (The Redwood forest), for some amazing mountain biking or walking trails and the multi level treewalk which is a must at night time. It's a 10-minute drive into Rotorua with a huge variety of pursuits.
The Top Deck has a well-equipped kitchen, with new appliances. There are beds for 11, and being a large house there is plenty of room for more. Sunny all year around, quality leather couches, and with fire box (wood supplied). Good in and out driveway access.
Extras: Cleaning (Required, NZ$200.00 per stay); Linen NZ$35.00 per person.

We allow up to 2 small dogs but please discuss with the manager.

Amazing Lake Views and Ideal Location

We stayed at this property for three nights with seven of us—four adults, three kids, and our dog—and it was fantastic. The house offered an amazing view of the lake, and its location was perfect for exploring the area. It was just a short drive to Whakarewarewa Forest, which we loved for walks and biking. The property was clean, comfortable, and well-suited for a family gathering. We had a wonderful time and would highly recommend it!

Bird eye views

Lovely home, incredible views, great location, clean. We stayed upstairs my partner and myself and pleased we could take our small dog with us. Handy to my auntie's place at Cantabria. We would certainly stay there again.

Wonderful

The property is large, comfortable and has excellent views. The host did a great job providing amenities, especially in the kitchen. It is about a 10 min drive to downtown Rotorua so you need a car but you can walk in the neighborhood which is lovely The furniture is dated but otherwise a great place

Great extended family holiday

We were a group of 9 and the house was perfect for us. Enjoyed relaxing environment, big lounge and modern & well stocked kitchen. Only 7-10mins drive from town center. This house was great for big family.

Breathtaking Getaway

A fabulous and spacious home, we really enjoyed our stay at this property, it was stunning with a wonderful view, the property was nice and clean with plenty of space it was so nice and close to the city centre and my favourite places, The Polynesian Spas and Skyline. Friendly and accurate service by the Property Manager Norman who responded very quickly. Would stay again in the future 😊

Great stay at lovely property

Travelled to Rotorua with family, 3 adults over 60 and 3 of us in our 40s. Property exceeded our expectations. Lots of space for everybody, our parents felt like it was home away from home. Travelling to town was easy. I would definitely look at this property if you’re a similar travelling group. Made our weekend away that much better. Thanks team much appreciated

6 night stay with 5 large adults and lots of running gear. The house provides loads of room and would’ve comfortably fitted more. The house was generally clean, showers and toilets were both clean. Fantastic views across the bay and mountains and only a short 5k drive to the Rotorua town centre. Check in was easy and communications too. Would stay again.

Excellent weekend

I was in the group of 7 golfers who rented this property last weekend. I just wanted to say thank you for the property - it was in excellent condition, very clean and homely, and we thoroughly enjoyed our stay. We left it as we found it, and we look forward to renting it again or renting a similar property for our next golf road trip. Also a special thank you to Fiona Brown who was very prompt and responsive to a query we had and provided all the information we sought.

Good stay

Previous guests had done something with fish and the house and outside bin absolutely stunk. Owner of house is storing his boat in garage which we were not aware of. Overall great stay though

The home was perfect in very way. Warm, spacious, perfect location. Sweeping views of Rotorua were simply breathtaking. The kitchen was well stocked, like a home away from home. Comfortable beds, electric blankets and heating in the rooms were perfect for the cold morning's and nights. Thank you for allowing us to goin early. Cleanliness A+++ Easy home to clean. The heating was amazing and the fire was beautiful. I will definitely look at staying here again😊

Family get away

The house was well appointed and suited our needs. We had trouble getting the heat-pump to blow warm air so we resorted to using the double log fireplace for heat. We did use a a heater from downstairs and brought it up to the lounge but when we plugged it in some weird notices were being emitted. And you could see that there were scorch marks on the top of the fins. So we left this in the main entrance for repair. The place was cold but the fireplace once working solved this issue.

Disappointed Overall

The views from this home are spectacular, and certainly the home's greatest amenity. This home is old, and smells like it is old. The photos shown in listing are staged; the house was not so light and clean upon our arrival. We were unfortunately greeted by a water leak that had soaked through stairs to basement where all of our children were staying. The musty smell and dampness were very present immediately and continued throughout our stay. Norman did answer our calls about this issue, but asked us to handle the leak ourselves the night of arrival and promised a plumber the next day. The plumber did come to fix the issue, but the soaked carpets were not addressed. The shower head in the basement bathroom sprayed water everywhere (out of top of shower) in such a way that we were unable to use that bathroom during our stay which was disappointing. The basement living area and bedrooms are only accessible through the garage area which is not shown in pictures and generally unappealing. Upon looking through the guestbook at the home, we were able to see that several other guests had experienced water leaks, concern about deck safety, and leaky gutters. The issues we experienced here seem to be a result of lack of attention in maintenance of this home. We loved this location (neighborhood is great!), and the view was absolutely stunning. Being up on the mountain removed us from the sulphur smell many other Rotorua visitors describe. Norman gladly refunded a night of our stay due to the issues we experienced, and we appreciated that refund. We hope this home will receive the attention and care it needs to become a great vacation home again!

1. Toiletries should be provided or clearly defined at the booking stage that they would not be provided. 2. Shower mixer in the upper floor batrhroom needs checking. It is difficult to uniformly set it at the desired water temperature. Either it is too hot or cold.

Nice View and Location but goes downhill from there

There were no tea towels. The bath needed cleaning before use. It is not very clear on bookabatch site that no towels, bathmats, or sheets or pillow cases are supplied. AT the price per night they should be supplied. We had to go and buy towels and sheets etc for 2 adults and 5 children. We have stayed at other places (at similar prices) where all is supplied. It not obvious on the bookabatch site that you need to bring your own linen. The cleaner they have misses a lot of areas for instance when I went out onto bbq deck got hit by cobwebs on the inside of the house. There are many areas where there have been serious water leaks. When we entered there were dead insects on kitchen floor. Very over priced!

Wonderful stay in Tihiotonga
