Enter a front foyer with a hall leading back to the main living area. The main living area is open and bright. The living room has comfortable seating, a decorative fireplace (not for tenant use), vaulted ceiling, a flat screen TV with Roku and ceiling fan. The dining area with large table and ceiling fan and the nicely equipped kitchen with counter seating and are on the other side of the house.

Between the living room and dining area is a slider to the sunroom. The sunroom has comfortable seating, a table with seating for four, a skylight, ceiling fan and slider to the back deck--a wonderful space to gather, read or do jigsaw puzzles and play games. Note: the sunroom is not air conditioned.

There is one bedroom on the first floor with a queen bed, ceiling fan and ensuite bathroom with shower. There is also a half bathroom on this floor with a conveniently located washer/dryer.

Stairs from the front foyer lead to the second floor. The second floor landing is open to the main living area below. There are three bedrooms on this floor. The primary bedroom has a king bed, ceiling fan and ensuite bathroom with shower. One of the other bedrooms has two twins and a ceiling fan and the last bedroom has a queen bed, a twin bed and a ceiling fan. There is also a full bathroom with tub/shower off the hall.

Air-conditioning: There are five ductless split unit air conditioners--one in each of the four bedrooms and one in the living room.

The home is set on a lovely wooded lot with manicured landscaping and mature plantings. There is a back deck with dining table, charcoal grill and wooded view. There is also an enclosed outdoor shower. The locked shed in the yard is available for storage of tenant bikes and beach equipment.

The property is close to three of Wellfleet's beloved bay beaches:

- 1.0 mile to Burton Baker Beach (4-min drive, 21-min walk, 5-min bike ride)
- just over 1.0 mile to Omaha Beach (4-min drive, 21-min walk, 5-min bike ride)
- 1.4 miles to Indian Neck Beach (5-min drive, 30-min walk, 6-min bike ride)

Explore the surrounding area, home to Wellfleet's natural beauty including Fox Island Marsh and Pilgrim Spring Woodlands Conservation Area.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
