>>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking.
>>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes.
>>A security deposit (bond) is required and will be authorised separately.
Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction.
>>No schoolies or toolies permitted.

>>The property hosts up to 6 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance.
>>If more than 6 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund.

✦ Guest Rules

>>Parking is limited: maximum of 1 car.
>>Special requests ( ie extra bedding) must be made 48 hours in advance.
>>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required).
>>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access.
>>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.)
>>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond.
>>Neighbour complaints = immediate removal or cancellation of booking
>>Accidental/deliberate damage will incur repair or replacement charges.
>>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply.

>>Guests are liable for all costs from breaches or damages. Security staff may inspect the property if issues arise.
>>Unauthorised guests: Bond forfeited + immediate eviction.
>>Parties / functions / gatherings: loss of Bond plus an additional $3,000 fine + booking terminated with no refund.
>>Smoking: $1,000 “Smoke Damage” cleaning fee.
>>Security call-outs:
>>>>>>1st call-out: $250
>>>>>>2nd call-out: $500 + immediate eviction.
>>Neighbour complaints / police involvement: Bond forfeited + $3,000 fine.

>>Guests must be 25 years old or above to book and stay at this property.

Really great location and apartment, all fully contained and cosy! The aircon was strong for warmer days and the balconies were a great size, the main one with a table to sit out and have some drinks during sunset. Also loved the view. I really appreciated all the communication with how to check in and anything else we may have needed to know, the only thing I did slightly vote down was sooo many messages about adding days to the stay/trying to extend checkout (at least 6-8 over the weeks leading up/whilst we were there). Besides that, the speedy response time was really great for any questions or queries, and the team were super friendly. The pool location on the 5th floor boasted a great view and a decent size with a nice outdoor seating area, the gym wasn’t too impressive due to size limitations so I didn’t end up using it, but not a big deal. Overall definitely a great place to stay and would recommend given its competitive rate, location and quality of the apartment.
