A thoughtfully updated 240 sq ft tiny home with everything you need:

Sleeping: Cozy queen bed with pond views

Kitchen: 2-burner cooktop, microwave, rice cooker, refrigerator, Keurig

Dining: Bistro table for two overlooking the water

Entertainment: Smart TV, DVD player, antenna

Note: No Wi-Fi

We want to ensure this is the right fit for your stay:

No Wi-Fi (Verizon signal available for hotspots)

No heat

Outdoor shower + portable toilet

Portable toilet is professionally cleaned weekly (Tuesdays)

Terrain:

Cabin and shoreline are downhill from the driveway with uneven terrain and stairs

→ Not suitable for guests with mobility limitations

Bottled water is required for drinking

Starter supplies provided (one (1) roll of paper towels; dish soap; hand soap; and a garbage bag)— Guests should plan accordingly and bring additional supplies.

Guests provide charcoal; propane provided initially

House Rules

To ensure a safe, respectful, and enjoyable stay for all guests, the following rules apply to all reservations:

📝 Booking Requirements

Primary guest must be 21+ and must occupy the property for the duration of the stay

ID verification required for booking guest and all guests under 25 prior to arrival

Guests are required to sign a Vacation Rental Agreement prior to arrival

Travel insurance is highly recommended

🚫 Property Use & Conduct

No parties, events, or large gatherings

No smoking or vaping inside or anywhere on the property (minimum $500 cleaning fee applies)

No illegal activity permitted

Property may not be used for commercial or business purposes

🔇 Quiet Hours & Community Respect

Quiet hours are 10:00 PM – 8:00 AM

Excessive noise or complaints may result in immediate termination of the stay without refund

👥 Occupancy & Guests

The number of guests listed on the reservation is the maximum allowed at any time

No unauthorized guests are permitted on the property

Violations may result in removal without refund and a fee of $100 per person, per day

🐾 Dog Policy

Maximum of one (1) well-behaved dog allowed

• Dog must be leashed on and off property (New Hampshire leash law applies)

• Dog must have no bite history; certain breeds are not accepted (Akitas, American Staffordshire Terrier, Bull Mastiff, Cane Corso, Chow, Dingo, Doberman Pinschers, German Shepherds, Korean Jindo, New Yorkie, Pit Bull Terriers, Presa Canario, Rottweilers, Staffordshire Terrier, St. Francis Terrier, Wolf Hybrids, Mixed Breeds that include any of the above animals, Guard/Attack dogs, and any animal with a past history of biting or that demonstrates aggressive behavior)

• Dog must be crated when left alone in the cabin

• Please bring a dog bed/blanket—dog are not permitted on furniture or bedding

Fees & Requirements:

• $125 non-refundable pet fee per dog (must be added and paid at booking)

• Health certification required prior to arrival

• Guest must carry personal liability insurance (renters/homeowners policy) covering the dog

Additional Cleaning Fees:

• $50 fee for uncollected pet waste

• $75 fee for excessive pet hair on furniture/linens

💧 Water

Bottled water is required for consumption

🧹 Check-Out Expectations

Guests are expected to leave the property in a tidy condition:

Wash dishes

Remove trash

Place used towels in the shower

👨‍👩‍👧 Safety & Waterfront Use

Children must be supervised at all times

Life jackets required for children during water activities

Guests assume full responsibility for all waterfront and outdoor activities

🍳 Cooking Guidelines

Avoid cooking strong or aromatic foods inside the cabin

Use outdoor grill for heavy cooking

Excessive odors may result in additional cleaning charges

📹 Security & Monitoring

Exterior security cameras are in place for safety

Noise monitoring devices are installed (do not record conversations)

Tampering with or disabling devices will result in fines and/or eviction without refund

💰 Security Deposit & Fees

$500 damage deposit will be held 1 day prior to arrival

Released 7 days after departure (stays 27 days and under)

Released 30 days after departure (28+ days)

Guests may be charged for:

Damage

Excess cleaning

Rule violations

Unauthorized occupancy

Excessive wear and tear

Owner reserves the right to terminate the reservation immediately for violations.

⚡ Utilities (Extended Stays)

Stays of 28+ days include utilities with caps

Overages will be billed monthly and are due upon receipt

🌲 Environment & Property Conditions

Property is located in a wooded, rural environment

Insects, ladybugs, and pests may be present

No refunds will be given for environmental factors

Failure to follow house rules may result in:

Immediate termination of stay

Additional fees

Forfeiture of deposit

Removal without refund
