The property is situated directly on the Pacific coast with a beautiful white sand beach called Playa Coco spanning nearly one mile directly in front of your Villa. Playa Coco is one of the most spectacular beaches in Nicaragua.

This property is exactly what you need to unwind on a secluded beach! Your spacious 2000+ square foot luxury Villa offers unparalleled proximity to a world class beach - and it is an END UNIT with the most natural light within this small development. Only local materials were used to produce this magnificent place, which gives it a unique feel that sets it apart from many other vacation homes in Nicaragua. The furniture is made from local wood and custom made. The unit comes fully furnished with all the amenities you could want, including a flat panel 55" LCD TV, Satellite TV, wireless internet connections, fully stocked kitchen and more!

The rooftop deck, master bedroom deck and living room patio are all facing the beach so you can enjoy the sun setting on the Pacific Ocean while you reflect on the natural beauty of Playa Coco. Local trees provide natural shade during the day and privacy. You will find that with the onsite pool and the ocean literally steps away from the front door, you won’t want to leave this tranquilo life!

If you choose to venture outside of your Villa, the most popular tourist destination in Nicaragua is just 15 minutes to the north - San Juan del Sur. The entire route is paved, thanks to the Pacific Coast Highway, completed Nov 2025. In SJdS, you will find many shops, great restaurants, and a mix of locals and tourists enjoying the town. Closer to your Villa is The Wildlife Reserve La Flor where you can see Olive Ridley turtles. If you come at the right time, you can witness thousands of turtles laying eggs, or better yet - newly hatched turtles crawling back to the ocean! You will also find that some turtles use Playa Coco as their local grounds.

We were one of the first ones to own in Playa Coco and have steadily improved our casa throughout the years. We take meticulous care of our place and this will show during your stay. We come down once or twice a year and have also observed the steady improvement in the beautiful grounds in and around Playa Coco. Enjoy your stay!

Our host was very attentive during our stay. The location is beautiful and intimate with lots of nature. We really loved the beach. The new highway makes getting around so quick and easy. The home was perfect, you can cook! We also had a very nice neighbor that helped with anything we needed and the guards are very attentive to all of our needs. We will be back!

The location and the home are amazing. The only challenge is if you don't drive yourself to the condo there is no way to get around. The beach is secluded and this is the place if you are looking to rest and relax. The internet was strong and the ability to wash your clothes was nice. Make sure you stop and get groceries prior to coming but everything is available to cook meals with no problems.

Amazing quiet beach, well maintained property grounds/pool and the accomodation itself was beautiful. In addition, the host was very responsive and helpful. We don't often return to the exact same place because we enjoy new adventures, but this one could change that for us!

Amazing!!!!

Cannot say enough good things about this place. My husband, one year old, and I stayed here. The location is excellent, steps away from gorgeous Coco Beach and a sparkling swimming pool. Along the shore the facility has comfy Adirondack chairs and beach loungers right by the shore. Maybe we saw 10 people on the beach on the busiest day. The condo is gorgeous with all the appliances you’d need- microwave, oven, stove, fridge, washer/dryer, can opener, utensils, etc. There is air conditioning throughout the house. The community is gated and felt very safe with security personnel present on the grounds. The road there is under construction, at this time there is only a short stint of a well maintained dirt road- the rest is paved. We made it easily in our sedan. I do recommend stopping to get groceries in Rivas on the way down- the area is remote and private :)

Getaway

My husband and I stayed at Playa coco beach view townhouse. We stayed two nights. The house and the view were excellent. You can sit on the patio and hear the waves crashing. The beach is very private and safe. The property has security that are 24/7 guarding the premises. There is not much in the area. There is only one restaurant and a few pulperias(mini convenience stores. The drive to San Juan del Sur is about 30 minutes. I would definitely recommend an SUV. The roads leading to the property are very very rocky due to construction . I don’t advise driving at night as there are no street lights. The beach is swimmable small waves. There is a small pool on the premises. There is a familyOf monkeys that hang out around the big trees in the property and when the sun goes down you can hear them hauling. Very cool experience. The host David very responsive to all my questions and concerns. He referred to us Veronica she is someone he uses that cooks for him.and we hired her to makes us a meal. You provide the ingredients and you tell her what you want and she makes a delicious meals. My husband and I really enjoyed staying at this property.

Dream Vacation

We stumbled upon this listing near San Juan del Sur and it looked like it checked all the boxes. Little did we know that we were in for the surprise of a lifetime. What a beautiful beach. The condo was first class all the way: Comfy beds Fully functional kitchen backup generator for any power cuts nice outdoor patio space clean and modern We thought we picked the wrong month (Oct, rainy season) but were surprised to get lots of sunny weather. There is a classy pool on the grounds, friendly staff of guards, cleaners, cooks and gardeners and a lot of peace. Definitely do a grocery shop in Rivas before showing up in Playa el Coco. There are a few local shops with limited goods. The beach comes right up at high tide but is expansive during low tide. Perfect for scenic walks. It was relatively empty the whole time we were there. Very quiet complex and in fact we were the only ones at the condo complex for the entire 8 days. We lucked out. We wanted a quiet vacation and we got it, 10 out of 10 stars! Thanks for providing such a wonderful place to relax.

Beautiful beach stay

Playa el Coco is a beautiful, serene spot. The condo was immaculate, large, comfortable, and it had a fully stocked kitchen for preparing meals. The air conditioning was very welcome! It was wonderful to be so close to the beach.

Great place to Be Alone and Zen Out

The pictures accurately represent the space. The house is nicely appointed and Playa coco is a beautiful beach with few visitors. Dave’s instructions on bringing in food are necessary as there simply isn’t anything nearby. We had brought in food expecting to have the housekeeper cook for us only to find out she was on vacation. The local restaurant was also closed, which meant we needed to drive 40ish mins to SJDS to eat. Annoying, but a small price to pay to enjoy the beautiful house and beaches. As noted in other reviews, the road often has animals, pedestrians, and motor bikes and is only paved 1/3 of the way and grated the remaining 2/3. If there’s no rain, a small sedan could do the trip. If it’s raining, I’d definitely want the 4x4 to navigate some of the roads. The internet is 5 d/1.5 u, so it’s just barely enough for zoom. If you need to work remotely, this probably isn’t the place for you as Claro and Tigo cell service is also kind of sketchy. The security roams the grounds periodically and were helpful with luggage, opening the gate, and even helping light the stove. We felt safe our entire stay. Note that no one speaks English. We got by with apps, but Spanish helps a lot around here. 5 star stay for the house, location and beach. No negative feedback, just some notes to ensure others have a great stay here too by knowing what to expect. The turtles at la Flor are a 10 min drive so no need to take a tour for this.

Beautiful place

Great experience. Beachfront paradise. My only feedback is they should have a booklet with all information for guests upon arrival: wifi code, TV instructions, things to do, where to buy fish, how to hire a cook, etc etc. We speak Spanish and can figure it out by asking but any non Spanish speaker would be lost! Otherwise a terrific experience and we all be back!

Definitely the Best Place to Stay in Coco!

We stay at Dave's condominium twice a year and always have a wonderful time. Even in July when they get some rain the place is delightful, relaxing and fun. There are turtles hatching down the beach, the waves are perfect for kids and adults and the pool is almost never occupied. Nicaragua is very safe and the people are friendly and welcoming. We will keep coming back and highly recommend it. Dave is very easy to deal with and the staff at the condos are great as well. Ask Veronica to cook for you!

We Love this Place, definitely stay here if you are coming to Coco!

We have stayed here at least two times a year for the last five years and we wouldn't go anywhere else. The beach is beautiful and virtually deserted so you feel like you are at an exclusive resort. All the staff couldn't be more friendly and attentive and you feel completely safe. There are turtles laying eggs on the beach and a nursery at the end of the beach where they release babies. A great place for kids and adults alike! Make sure you ask Veronica to cook for you, she is a great cook!

Beautiful beach and abode

Staying in this beachfront property on Playa Coco was certainly a treat and definitely the highlight of our family's trip to Nicaragua! We absolutely loved it! The house is clean, spacious, and very comfortable for a family of six. The complex has a pool that is very well kept and the grounds are beautifully maintained as well. The beach is secluded and peaceful, featuring amazing waves that are perfect for playing around in, surfing, and boogie boarding. The beach is adorned with a variety of beautiful sea shells that are fun to look for and the sunsets are absolutely breath taking! This rental is great for a couple's retreat or for the whole family!

Beautiful property and beach!

I live in Nicaragua and have stayed at the Playa Coco condos several times, this was my first time staying in this particular condo. I re-visit this beach often because it is one of the few beaches in Nicaragua that is relatively safe for kids and for people who just want to play in the waves - not for surfers. It is also a very quiet beach - often you will find that you are the only person on the beach. And, it is exceptionally beautiful, especially the sunsets. The complex itself - buildings and grounds - are well built and maintained, and most are furnished with Simplemente Madera furniture and finishings, which is a high quality Nicaraguan brand that is beautiful and that withstands wear and tear. The security at this complex is also very good, I always feel secure staying there, and the staff very friendly but inconspicuous. As for this particular condo, it is also very well maintained. My only suggestion would be to make sure the owner confirms that the guards have your name so that you can enter immediately, without having to take 10 minutes to look up your reservation on your phone. It would also be useful to have a guide to use the TV - there were 4 remotes I had to figure out each time I went to use it, which was only late at night, and I asked a guard inside once to help me out but that was not ideal. Also, these condos are in groups of 3, and one of the condos in the same grouping as this one was under construction, so I would check first with the owner that this is finished, as the workers start at 6am each day. And although it is an 'end' townhouse, that in terms within the grouping of 3 it is not a center unit, it is not one of the end units on the complex as a whole. All of this being said, I will visit Play Coco again and would recommend this particular unit!

Chill beach vacation

Playa Coco is an amazingly beautiful community, with a shaded tree garden that leads out to the most gorgeous stretch of beach. We were there during the low-season and were the only ones at the property, and there was no one of the beach besides us. The Beachfront Villa was a modern and clean and very comfortable accommodation. The kitchen was fully equipped which made it easy for us to have breakfast and sometimes lunches at the villa. I wish I followed the owner's advice and hired a cook for evening meals as it was a bit of a journey to get into San Juan Del Sur just for dinner (about 17km). My husband and my two kids loved our one week stay at Beachfront Villa and I would love to return sometime soon.

My wife and I live in San Francisco, California. We had always wanted to own a home in a foreign country and now our dream came true! We now visit Playa Coco every year with our teenage son who absolutely loves Nicaragua! He still says it's his favorite place to vacation.

We love to travel and fell in love with Nicaragua while traveling down there in 2006. Playa Coco is one of the most spectacular beaches in Central America and we really enjoy that it's both close enough to town (San Juan del Sur) yet far enough such that it provides for a virtually private beach right at the front door of our home. The paved road from San Juan del Sur to Playa Coco was completed late 2025, reducing the time from town to Playa Coco to only 15 minutes!

This spectacular beach gives you the feeling of a living on a private beach. We've never seen this beach remotely crowded and on most days we only see a few people the entire day. So if you want a quiet getaway on a world class beach, this is your place. Our home is just minutes away from La Flor Wildlife Reserve where the Olive-Ridley turtles come by the thousands to lay their eggs. Our home is beach front and you can walk to the ocean in just seconds. You will also witness some of the most fantastic sunsets over the ocean on a daily basis. This is truly paradise! The beach is great for body surfing, surfing, boogie boarding or simply wading/swimming. For those people who would rather swim in a pool, we have a shared private pool on our property that is at the edge of the sand for more great views.
