Peaceful Hillside Villa with Stunning Views

This casual villa sits on a forested hilltop with stunning uninterrupted panoramic views, just 15 minutes South from San Juan del Sur. It's the ideal retreat for the dreamers, creatives, photographers, writers, designers or small groups looking for a place to reflect, reconnect, and recharge, away from the hustle and bustle of the city. Wake up to tropical birds singing by your door or watch a herd of monkeys (spider, howler, or white-faced Capuchin) swinging by the nearby trees while sipping freshly brewed locally grown Nicaraguan Coffee.

Villa Paraiso del Sur is made up of one main house, El Rancho, plus two separate cabin rooms. Each space offers real indoor-outdoor feel, with warm hardwood tones, terraces, a pool, open-plan living spaces, panoramic windows and doors that make the most of the sweeping ocean and mountains views. One of the biggest bonus of being located at a high elevation is that the temperature is a few degrees cooler than at sea level and we get a very nice breeze. All rooms have screens doors to keep the bugs out and that let the breeze off the Pacific Ocean in.

El Rancho (main house)
Made out of locally harvested wood, incorporates all that is unique and rustic about Nicaragua, combined with a light contemporary twist that harmonize with nature and each other.

Upstairs, there are two bedrooms that share one bathroom. The corner room facing the ocean benefits from the natural daylight and airflow. Timber floors throughout, floor to ceiling sliding doors, and a king size bed with hotel quality sheets to make sure you have a comfortable nights sleep. Experience 180 degrees of panoramic view from your bed, read a book while laying in a hammock in the wrap around balcony or you can simply relax and watch the sun go down. This space makes you feel like you are in your own luxurious treehouse.

The second bedroom has a bunk bed. At the bottom there is a full size bed and at the top there is a twin size bed. These two bedroom share a bathroom which is equipped with hot water and plenty of counter space.

Downstairs
An open concept living area including kitchen / dining and a fourth fully equipped bathroom, leads out to a split-level open air living area. Spacious and airy, El Rancho offers the ideal area for entertaining; it's what brings guests together and overlooks the beautiful gardens, terraces, and dipping pool. Being at the hilltop grants you with expansive views of the Pacific Ocean, mountains, and San Juan del Sur. Epic sunsets will surely take your breath away.

The kitchen comes equipped with the basics you'll need to make delicious meals and enjoy dining al fresco, Refrigerator, Microwave, Kettle, Coffee maker, Gas Stove, Blender and Dining Set for nine. The dining table sits 8 and you can accommodate three more people at the breakfast bar. Enjoy freshly brewed Nicaraguan coffee with fresh fruits in the morning sourced from the local market. For dinner, you can purchase freshly caught fish, meats, and vegetables in town and make it all in the comfort of your own kitchen, brick oven or wood grill.

The cabin rooms:

Calala
The first cabin and the closest to El Rancho, is secluded and offers real indoor-outdoor feel, with warm hardwood tones, soft lighting, plenty of storage space so you can feel right at home. Floor to ceiling sliding doors enhance the panoramic view from the comfort of your own king size bed. The ensuite bathroom with outdoor shower is perfect for refreshing in the late afternoon.

Pitaya
This cabin is located further away from El Rancho and closer to the jungle. The giant window facing the jungle allows you to bring the surroundings in. Keep an eye toward the trees early in the morning or late in the afternoon, as regularly you can see herds of monkeys moving around. This cabin is your private retreat with ensuite bathroom and outdoor shower. The large balcony in the front is a great place to relax, practice some yoga, or stargaze at night.

Courtyard
The pool and terraces are the spots to relax and cool off, enjoy dining al fresco, reclining, bathing and even sleeping after a day at the beach, or from one of the many other excursions Nicaragua has to offer.

Entirely surrounded by jungle, this is as private as it gets with plenty of outdoor seating, dining and lounging space. Earthy and casual, Villa Paraiso del Sur, nonetheless provides you with a nature lover’s retreat located in one the best spots in Nicaragua.

Guest access
The Villa seats on the upper part of the property and has its own private entrance on street level. Guests have access to the entire area but keep in mind that the housekeeper lives in the premises.
Everything is private and yours to use!

Other things to note
• Free parking on premises. we recommend renting an All-wheel drive vehicle, especially during the raining season (May-November).
• Check-in time starts at 3pm and check-out is at 12pm (noon).
• No smoking inside rooms.
• Parties and events are not allowed.
• Staff can wash your laundry for a surcharge.
• We do not recommend to stay at this property with small children, the balconies are beautiful but certainly not infant proof.
• Water is a precious commodity on this area, due to our location and some very dry seasons, we ask that for the health of our beautiful place you please use it sparingly and with awareness.
• Any damages or missing items will be charged for the replacement value, including re-installation.
• There is gardening and pool cleaning done daily Monday-Saturday.
• We provide light cleaning throughout your stay. Staff will clean the floors every other day. If you are staying for 5 nights or longer a change of clean bed sheets, cleaning of bathrooms and the floors will be provided.
• Clean towels are provided when needed.
• For extra cleaning services, please let us know and we are happy to accommodate.
