Escape to your own private 3-bedroom villa with a sparkling private swimming pool, securely nestled within the fairytale setting of Mahayana Tulum’s beachfront property in the heart of Tulum Beach. Surrounded by swaying palms and tropical gardens, Casa Mandala offers a stylish retreat just a short stroll from the turquoise sea through the soft white sand.

The villa’s main floor is bright and open, with a stylish living area, dining space, and kitchen for preparing meals, snacks, or refreshing drinks. Sliding glass doors connect the indoors to your wooden lanai and private swimming pool, where lush greenery creates a tranquil oasis.

Artistic touches and ambient lighting infuse the home with laid-back elegance, while its central location means Tulum’s best restaurants, yoga classes, and boutique shops are within walking distance. Lula Wellness studio is next door and Arca, Hartwood, and Gitano are a short walk from the property. 

Property guests enjoy exclusive enjoyment of Mahayana’s private beachfront, complete with shaded loungers and a charming guest-only Taco + Breakfast stand serving fresh bites and tropical juices a la carte.

The villa spans three floors: an expansive master suite in the treetops on the third floor, and two second-floor bedrooms—one with a queen bed and the other with a queen plus a single—sharing a bathroom via a central hallway. Each bedroom has its own private entrance for added privacy.

Casa Mandala is designed for families and groups who want both the comforts of home and the magic of Tulum. Please note guests may experience urban sounds from the beach road depending on the season. Great location, great service

We had a wonderful stay right in the heart of Tulum Beach. The location couldn’t have been better—steps away from amazing food and all the action, yet the property still felt private and peaceful. Communication with the host was fast and easy, which made everything smooth from start to finish. The home itself was beautiful and well-kept, with just the right amount of privacy. I traveled with my 2.5-year-old and it was absolutely perfect for us. Highly recommend for families or anyone looking for a relaxing yet central Tulum getaway!

Perfect Location for Girls Trip

This property was perfect for our 50th birthday celebration girls trip! The communication with the host and on site concierge staff was Amazing! The daily housekeeping was a nice touch. Chabely and Miriam were so wonderful to work with. They helped us with airport transfers, private chef dinners, excursions, receiving our grocery delivery, anything we needed! We would definitely only stay here when visiting Tulum. The location itself is pretty much right on the beach and in a great area. *Side Note... they do not sell liquor/wine after 5pm on Sunday's... we learned the hard way LOL

Amazing stay for girls weekend!

We could not have had a more lovely time at Casa Mandala. The location was right near everything but it felt calm and isolated at the same time. The property is extremely clean and well maintained. The concierge (Chabely) was so helpful and quick to respond with any of our questions/requests. If I go back to Tulum I will definitely be staying here again!

Amazing location and excellent responsiveness

This place was better than expected. The access to the beach is literally 50-70 yds and the property itself is gorgeous. Feels very private once you are actually there even if there are other buildings on property. Chabely, the property concierge, responds very fast and took care of everything. Heavily advise to stay here!!

Great getaway spot with a private pool and beach

We really enjoyed our stay. The property had everything we needed. It has a central location so no need for a car. Tulum is a magical place, would definitely return and stay here again. Thanks for a great vacation!

Amazing holiday !

We rented the house in November/December 2019 for 9 days. Chabely, who was responsible for casa mandala was very kind and organized everything for us we requested. Our stay at casa mandala was so great that we chose to extend our stay for even 3 more days. We will definitely return!

Loved this beautiful jungle house

Casa Mandala was the most perfect getaway for our beach vacation in Tulum. The house itself is beautifully designed and feels very unique. Everything was extremely clean and comfortable for our group of 5. Just steps from the beach and the private pool is amazing. There were always fresh towels and plenty of amenities in the house. We arrived with groceries and the staff unpacked them for us and brought our luggage in from the van. Alma and Guy showed us around the first day, but also continued to checked in with us throughout our stay to ensure we were comfortable and having a good time. They really go above and beyond and always helped us if we had questions or if we needed anything. They have many great recommendations for tours and things to do. We booked the chef to come to our house and cook dinner one night, which was delicious! The location is perfect. You are just a short walk to all of the best restaurants and beach clubs. It is nice to know you can return home to your private villa. It was very easy to get taxis and to travel throughout Tulum. I would definitely stay here again when I go back to Tulum!!

Gorgeous, and centrally located

You couldn’t ask for a better location. Casa Mandala is really in the center of Tulum’s scene. Steps from the beach, it has everything a vacationer might need. We loved the decor, the jungle pool, and the clean, private slice of beach.

We had a wonderful stay in Tulum. Casa Mandala is a beautiful home in a fantastic location! We were walking distance to incredible restaurants. The beach was steps away. We felt like we were in a private tree house. Having a pool was great since we brought our 3 kids. The staff was very helpful and kind! I highly recommend this property!

Great houses and fantastic location!

This was our second time renting with Guy and Snow. The first was Casa de las Palmas, the second time was Casa Mandala. Both are fantastic for a group as rooms are private. The grounds are beautiful and the beach is pristine. The location is great, right by the Sanara Hotel and La Zebra and close to all the great restaurants. We have seen massive turtles laying eggs right on the beach out front. The house is secure and the evening security is a plus. The house manager is a doll, she is on top of every need and is very happy to help with any questions. This will be a yearly stay for me as I lost a house we were renting last minute with another home owner, I trust Guy and Snow implicitly!

Perfect Paradise

Perfect adult family getaway house

We had a wonderful stay at Casa Mandala. There were 6 adults and we all loved the house as much as the location. The group's highlight was the shaded pool which was the perfect way to cool down after a swim at the beach or a walk. The top room is not air conditioned so me and my partner took it. It was rather hot but worth it when you're waking up to views of the jungle—felt very private and romantic. The other air conditioned areas were divine and the AC worked really well. Big thanks to our hosts for being so helpful and accommodating! We would love to come back.

Great place to stay in Tulum.

We had a great stay in Tulum with 7 people. IRMA's food was amazing. Chabley and team were great at helping us get settled. The house sets near the road and there are three other houses in front of it before the beach. It wasn't much of a walk and you have a personal pool. Putting the toilet paper in the trash can was a bit of a surprise for us after we booked, but we made the best of it by buying ziplock baggies to reduce the odor. There is AC on the first and 2nd floors. They have timers on it and only allow the AC use from 8pm (ish) to 7am (ish). The 3rd floor was pretty toasty and warm but the fans provided helped. The place was clean and everyone was helpful.

Secluded beautiful group of homes on the beach in Tulum

Everything was wonderful about our holiday - incredible staff, clean and lovely homes, and a great variety of activities right out the front door. We had 14 family members with 4 little ones under the age of 5. Renting Casa Mandala and Las Palmas was perfect for all of us - very comfortable. Highlights of the homes - pool, access to beach, toys - including kayaks, boogie boards, kid toys, beach chairs, beautiful gardens and property, rooftop deck,housekeeping/security/groundskeepers and the staff - Guy (owner), Chabeley (onsite manager) and Irma - most amazing chef! She prepared 3 meals a day for us - fresh fish, fresh fruits and veggies, delicious desserts and all authentic yummy Mexican dishes. Every day was different! Great way to bring the group together after playing all day on the beach.

Amazing experience!

We had 3 couples stay in this home for 4 nights during the week of our wedding and everyone raved about the house. It's very spacious. It was lovely to have such an open floor concept in the main living room area with the doors open to the pool area. The beach is a quick 60 second walk and its surrounded by places to eat, other hotels, etc. The manager on-site, Chabely was amazing and very quick to respond if we had any questions! Will definitely book again if we have a large party!

The Most Amazing Villa in Tulum

We rented all of Guy's villas for our wedding in Tulum and it was the best decision ever! It allowed all of our guests to be together for the entire weekend and gave us access to the best stretch of beach and the best restaurants in Tulum. The villas are perfectly located and Guy and Snow could not be more responsive and more helpful in answering questions and getting you acclimated. The beach in front of the villas has an amazing set up with beds and lounge chairs and the pool at Mandala is perfect for cooling off after a day at the beach. The house itself is beyond beautiful and has everything you could ever want during your stay. Honestly we could not recommend Guy's properties any more highly as the best place to stay in all of Tulum. Thank you for everything!

Great house at the beach with a pool!!!

Casa Mandala is amazing. It is within walking distances to all of the great restaurants and 50 yards from the beach. We loved hanging by the pool in the afternoon and night after a day sightseeing or hanging at the beach. Guy, Bernardo and Snow took great care of us from beginning to end. They arranged for 2 days of sightseeing with a great guy named Martin. He took us to denotes that were not touristy. It helped to make the trip even better. It was tough to leave, but we'll definitely be back. I would highly recommend the house. Tulum is spectacular.

My name is Snow and I manage the bookings at Casa Mandala. Casa Mandala is a beautiful house on a property I have been coming for over 18 years. My family and children (now 15 & 18) have enjoyed the warm water and soft sand since they were babies. I love the stunning beach and the simplicity of Tulum. It is one of the most beautiful beaches in the world. When I am not on the beach I live in BC, Canada with my family enjoying the outdoors.

I love the location of this property. It is safe, friendly and close to the hotspots in Tulum. The sand of Tulum is soft and white and the sea is warm and great for boogie boarding, body surfing, kayaking, and paddle boarding.

Casa Mandala has a lovely private pool in a garden setting. Perfect for lounging, playing, or taking a quick dip. The hotel-style amenities of the Mahayana property where this house is located make trip planning and travelling as a group or with kids easy. The concierge team can arrange transfers, private chef, massage, and even sound healing on site. There is also a cute taco and breakfast bar for guests only for a delicious breakfast or cocktails by the sea. It is a true paradise!
