Imagined by seven cousins, Seven Palms Desert Oasis, or SPDO as we like to call it, is a spacious modern desert marvel custom-designed with its own uniquely themed bedrooms – The Black & White Room, The Desert Sun Room, The Classic Palm Springs Room, and The Fun Room. Built with an open and airy entertainment, dining and kitchen area, the home boasts original modern art, colorful decorations and all the necessary amenities you desire.
As you will see, at SPDO, we like to roll deep. The long dining table comfortably seats 10, the large kitchen island another four and our garage and outdoor free parking can accommodate up to 6 cars.
And, of course, the home lives up to its “Seven Palms” name. There are seven golden palms hidden throughout the house, let’s see if you can find them all... Good luck!

Home Truths:
• Can get windy in the area, umbrellas MUST be closed when not in use or when windy. If umbrellas are broken due to wind damage, guests will be charged a replacement fee.
• When the wind is really high, you can hear it in the living room from the fireplace.
• The pool is not very deep and is not meant for diving. Please, watch your children closely in the pool, and swim at your own risk. Never let children unattended in the pool area.
• Please watch your step on cement patios.
• Ubers can take 20 minutes or more to call. Most food deliveries close at 9PM.
Pool Heating and Utilities:
• Pool heating is limited to 85F and Hot Tub is limited to 102F so that the equipment is not impacted by overuse. Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture.
• Pool is not heated during the Summer months.
• Guests won't be able to set the AC thermostat below 69F since this would damage the system.

Loud Music, rambunctious parties, streets filled with cars parked in front of neighbors homes and driveways are prohibited by County Ordinance and will not be tolerated.
Renters are advised that the following rules will be strictly enforced:
NOISE:
Riverside County Ordinance No. 847 regulating noise includes quiet hours between the hours of 10 PM and 7 AM.
PARKING:
Renters and their guests should park in the rental garage, driveway or directly in front of the short-term rental property to avoid ticketing.
TRASH:
Trash and refuse shall not be stored within public view except in proper containers for collection.
Failure to comply with the above may result in loss of deposit, citation, fines or expulsion from the rental property for the renter or their guests.
Refer to Riverside County Ordinance No. 927 for details regarding short term rental. Any fines, citations or penalties imposed against us for actions triggering a violation of the Riverside County Ordinances No.927 and No.847 will be deducted from the security deposit.
SWIMMING POOL WAIVER AND RELEASE OF ALL CLAIMS AND ASSUMPTION OF RISK ("Waiver & Release") In utilizing the swimming pool amenities ("pool"), you will be expressly assuming the risk, legal liability, waiver, and release of all claims for injuries, damages, loss or death which you, your family members, guests, invitees and licensees (collectively, "Pool Area Users") might sustain as a result of utilizing any and all amenities connected with and associated with the pool. I and the pool area users agree to abide with the rules of the pool ("Pool Rules"). Understand that the landlord, its officials, directors, agents, employees, volunteers and representatives (collectively, "landlord") retain the right to restrict access to the pool for the failure of any person to comply with the pool rules. WARNING! THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE: PHYSICAL INJURY, AND IN SOME CASES, DEATH.
I. INDEMNIFICATION AND RELEASE OF LIABILITY In exchange for the landlord allowing me to voluntarily utilize the pool, I understand and agree to:
ASSUME AND ACCEPT ALL RISKS arising out of, associated with or related to my and the Pool Area Users' Use of the pool, even though such risks may have been caused by the negligence of the Landlord;
2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Landlord; INDEMNIFY AND HOLD HARMLESS Landlord from any and all claims, demands, actions, liability or costs, Including attorneys' fees, which might arise out of my or The Pool Area Users' use of the pool, even though such claims, demands, actions and costs may have been caused by the negligence of the Landlord. a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and,

of any and all actions or causes of action against landlord; c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others;
d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me
and the Pool Users while utilizing the pool; and e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any
Guardian ad litem for said children.
3. ACKNOWLEDGEMENT I acknowledge that by using the pool I have read this
Waiver & Release and that I understand the words and language in it. I further understand that this waiver & Release is intended to be broad and inclusive and Governed by the laws of the state of California, and I agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. I further agree that the venue for any legal
proceedings shall be in the county of Los Angeles, State of California. I have read and fully understand the above important information, the potential dangers incidental to using the pool, the warning of risks, assumption of risk and Waiver & Release of all claims, and I voluntarily choose to use the Pool.
