The Homestead at GratiDude Ranch is minutes to Leipers Fork. Sleeping up to 14 guests, groups can enjoy having this entire property to themselves which offers three separate spaces on the property; a farmhouse style contemporary Ranch House that sleeps 6, a Carriage House & Loft that is a fun and unique space that sleeps 6, and a storybook Cottage that sleeps 2. An 11 seater swim spa/hot tub is situated on the side patio with an outdoor fireplace for those brisk nights and unbelievable views.

The Homestead is our newest opportunity for larger groups to truly enjoy a country chic experience offering three separate lodging spaces on the same property. The Ranch House is the main house that is a 3 bedroom / 2bath , space and can sleep 8. It has a fully stocked gourmet chef kitchen, gorgeous dining patio, and a back porch with a fireplace. The property also offers an 11 seat swim spa hot tub.

In addition to the Ranch house, a Carriage House offers an open concept space in a remodeled barn and features a queen and twin bed, full kitchen, and full bathroom as well as an optional private loft to accommodate three additional overnight guests sleeping at total of 6 comfortably. The Carriage House kitchen is also fully stocked with cooking supplies and utensils. The private back porch overlooks gorgeous views and has an in-ground park style grill.

Lastly, The Homestead offers an additional storybook Cottage. This quaint space inspired by Roald Dahls 'Writing Hut' has a king bed and kitchenette and is perfect for a couple or individual.

Both, the Carriage House and Cottage structures have antique wood stoves to keep you warm on a cold winter's night. The Ranch House has a gas fireplace that is a beautiful feature in the home.

When not enjoying visiting with our 20+ farm animals, feel free to read, relax or swing in our event barn on site that guests are welcome to enjoy, eating outside as a group in our event barn space or simply enjoying morning coffee in this community gathering area. There is plenty of room for everyone to gather in the main ranch house double kitchen or the dining room patio that can easily seat 12.

Complimentary fresh, organic farm eggs are included with your stay if requested. You can also stroll down to the babbling creek.

For larger groups, we have additional accommodations on our neighboring properties also available through AirBnb. Please inquire.

PLEASE NOTE: During our in-season period, May - November, dinner events are hosted twice per month in the event barn space on the Homestead property. Guests are welcome to purchase tickets to these events. The events are held on Saturday evenings from 5:30 - 9:30PM. We also book kids birthday parties on Saturday afternoons. An event could be booked during your stay so we suggest inquiring whether an event is booked over your stay if this is a potential issue for your group.

Very nice and charming farm for family gathering

My family and I stayed at the Homestead and adjacent properties for the weekend of my wedding. It provided the perfect space to wedding preparations.

Delightful country getaway and event space

The property was incredibly unique and charming. We utilized almost the entire space, perhaps short of the outdoor fireplace :) Including hosting a family reunion in the event barn, which was a fantastic way to see everyone without even having to leave the grounds. Swim spa was very useful during the hot days and even at night - when the adults wanted a little time to unwind. Hosts were very responsive and attentive during our stay. All the kids loved the animals. My only note to future renters is that there is only one "adult" bedroom in the Ranch House that is private (there is a also a twin room). The other queen room is closed off by a curtain off of the main kitchen, which we didn't realize from the original pictures. And that kitchen can get a little noisy as the main cooking space for the large group.

Annual Nashville trip with my students

I take my small high school vocal ensemble to Nashville each spring to learn more about the music industry, meet artists & songwriters, and enjoy the amazing city of Nashville. It is a challenge to find a property that can house boys & girls separately like this! This property was so perfect for us. Super spacious. SO gorgeous. The owners were so kind and communicated so quickly with us. It was just an amazing weekend in so many ways and this property was so comforting to come "home" to.

Somehow after living in Los Angeles for almost 10 years, we ended up in a little village called Leipers Fork and we never looked back! We toured as a band, Jason & deMarco, for over a decade and along the way we've made some smart investments. Purchasing a mini-farm, which we’ve called GratiDude Ranch, was definitely an unexpected chapter of our journey! We still sometimes wonder how we ended up on a farm in Franklin.

GratiDude Ranch bridges rustic charm and modern style. It’s a timeless place and once you enter, get ready for a magical experience. Founded in 2014 and now nestled on 25 acres of gorgeous hillside in the Fernvale area of Leipers Fork outside of Franklin, TN., GratiDude Ranch offers accommodations for up to 40 overnight guests, including a community barn area, a petting zoo with 20+ farm pets, creek frontage, a stocked pond and walking trails all minutes from Leipers Fork.

We love it and we just can't keep good things to ourselves, so we decided to rent out our unique Carriage House and Cottage on the property, now known as The Carriage House at GratiDude Ranch and The Cottage at GratiDude Ranch. In 2019 we purchased an additional 15 acres adjoining to our ranch and opened the Lodge & Inn at GratiDude Ranch. Purchasing this property has been a dream of ours since purchasing the ranch and it is allowing us to expand our services in so many ways. The entire lodge & inn can be rented and can sleep up to 18 guests. There is a creekside guesthouse that can be rented separately as well and sleep four to five additional guests (for larger parties, we recommend booking the guesthouse as this gives you privacy on the property). We purchased our neighboring property in 2019 and relocated our family, opening up the main ranch house on the property for overnight guests, allowing groups to rent the entire Homstead property including all three structures, sleeping up to 16 guests. We welcome small groups, religious/spiritual groups, families and individuals.

I (Jason) am the broker of Leipers Fork Group with Keller Williams Realty in Leipers Fork. I am happy to help our renters with their real estate needs while visiting the area. Whether relocating from another state and needing me to do some research, send listings prior to your visit and setting up showings during your stay, or simply needing a place in between moves or looking for a long term rental property, I'm happy to help!

O que faz essa propriedade ser única?

deMarco is the Property and Event Manager for the ranch. He is an amazing chef. He hosts monthly farm-to-table dinners throughout the season and if his schedule permits he is happy to offer a private farm to table dinner for our Airbnb guests upon request. (YOU DON'T WANT TO MISS IT IF HE IS AVAILABLE!). We are also able to provide private chefs for our guests. We host a monthly Hillbilly Clue Murder Mystery dinner that has become extremely popular.

deMarco's background is in hospitality and Health & Wellness. He is able to incorporate his passion for healthy food with his farm to table dinners. We book pretty far in advance, however, sometimes folks cancel last minute so if you are staying over a weekend of a farm to table dinner and are interested in attending please let us know ASAP. We sell out fairly quickly. If one of our events isn't happening during your stay, or deMarco isn't available, we always recommend great restaurants nearby.

Lastly, we run a non-profit off our ranch called "SAFE". We serve foster children and other families in need through several programs. A portion of all rentals go to support our non-profit. We're grateful for what we've been given, and when we get to share it with others, it simply makes our world happier. We live on our ranch site full-time with our twin sons, but our sleeping quarters are very private. You can have your privacy, or visit with us and our 27 farm pets as we work the ranch.
