PRIVATE ACCESS TO 2600 SQFT HOME
- PLUS a large, open, 2.5 acre backyard
- A walk-out private fenced-in space behind house, just off of the Dining Room, and Kitchen.

- We utilize a keyless entry for our front door and the key code will be provided the morning of your stay.

Other things to note
Home is equipped with air conditioning and a tankless water heater so you will not run out of hot water!


Additional Notes

We have a fireplace but due to safety and cleaning concerns do not allow use by guests.

We have a sensitive septic tank. Please oh please do not dump grease or large amounts of food down the kitchen sink as this causes massive problems for us. Also, please do not flush anything down the toilets besides toilet paper.

The home is in a small, residential community consisting of neighbors that we love. Each home is on a 2+ acre lot, so while each house has breathing-room we do ask that you keep noise to a reasonable level.

The house is located on the outskirts of Flagstaff. Flagstaff has significant transportation but you will have to head closer to the mall to utilize. There are cab services that will come to the proper

We require that guests complete our Pre-Arrival Form & House Terms & Lease within 24 hours of booking. These forms are sent as a link immediately after booking the venue messaging & email. Your reservation is not confirmed until these forms are complete. If forms are not complete within the 24 hour period NexAero Vacation Rentals reserves the right to cancel booking reservation. Primary Booking Guest must be 25 yrs of age & must be physically staying at property. Primary guest is responsible for all guests.

Please be aware that the house can accommodate up to 12 but there is an additional fee of $20/night/person over 8 guests for additional cleaning and associated costs. This is clearly shown when you enter guests numbers and is stated again in the house terms that are required to be signed within 24hrs.

As a note we reserve the right to hold a deposit. We determine if a deposit will be held largely based on the range and quality of your past reviews, and the scope of your group.

The deposit will be determined based upon past reviews, background checks, & makeup of booking group, and and will be required at booking or at least one week before arrival. The deposit will be requested Directly through invoice and is fully refundable. Our policy is to return the deposit within 5-7 business days after a stay checkout. The deposit will be returned in full if the house is left as found with no damage.

We will allow up to Qty 2 dog/s upon approval of qty & breed. There will be an additional fee of $15/night and a total deposit of $250. The Additional pet fees will be collected as an Airbnb additional charge or as a separate transaction after booking. We do require that pets are kenneled, or left in the yard, when left at property and that all messes are properly disposed of (they can be left in our garbage in baggies).

In addition to possible deposits we may also perform basic background checks. These checks are of a stoplight nature and no personal information is seen.

We request deposits and do background checks to assure and protect the quality of experience for you and future guests.

A cancellation fee of 4% may be held to cover admin and CC fees.
