The Space:

Welcome to your private desert retreat—an all-day-sun backyard paradise designed for relaxation, entertainment, and luxury. Lounge on chaise loungers or convertible sunbed couches, unwind in the large, jetted spa, and enjoy effortless control of pool, lighting, and water features via the in-home iPad. Challenge friends on the 4-hole putting green, ping pong table, foosball table, bean bag toss, or giant Jenga. The fully covered patio includes a sectional sofa, outdoor TV, dining area, large scrabble board, BBQ grill and cooler. As the sun sets over the mountains, gather around the firepit or soak in the spa under the colorful pool lights.



Inside, this completely remodeled home offers bright, modern comfort. The open living room features a sectional sofa, 55" Roku TV, fast WiFi, and a geometric-tile fireplace. The fully stocked kitchen includes everything you need to prepare meals, served at the 6-seat quartz island or the 8-person dining table. A small workspace is available for emails or remote work.



The executive king suite includes a 55" Roku TV, private patio access, and a spa-style bathroom with dual sinks, comfort-height toilet, and a large walk-in shower with bench, rain head, handheld, and standard shower head. Down the hall, a spacious double-queen room connects to a modern bathroom with dual sinks and a large shower. The whimsical Llama Room offers 2 twin beds with 2 twin trundles—perfect for families. All bedrooms include luxury linens, USB charging, and ceiling fans. Parking includes a 2-car driveway, additional spaces if needed, and a Level 2 EV charger for guest use.



Located in a prime spot—walking distance to Coachella, Stagecoach, and the Polo Fields—this home is minutes from top golf courses (PGA West, SilverRock), Old Town La Quinta, Indian Wells Tennis Gardens, hiking trails, shopping, and dining. A true hub for fun, relaxation, adventure, and desert luxury.



Pool & Spa Heat: Available Oct–Apr at $100/day (pool 86° / spa 103°). Must be added for all reservation nights and paid 48 hours before check-in. Pool and spa cannot be heated simultaneously.



City of Indio Regulations (Strictly Enforced)



OCCUPANCY

This home has an occupancy limit of 10 persons. There are no exceptions. The City of Indio’s citation for over occupancy is $1000 per occurrence which will be billed to the booking guest. In addition to the city citation, eviction will occur immediately (with no refunds) if the occupancy limit is exceeded.



AMPLIFIED SOUND

The municipal code for amplified sound is as follows: No radio receiver, karaoke machine, sound device, speaker, instrument, phone or any machine that produces any sound shall be heard beyond the property line at any time day or night. The City of Indio’s citation for amplified sound is $1000 per occurrence which will be billed to the booking guest.



NOISE OUTSIDE OF SHORT TERM RENTAL

Occupants of the Short-Term Rental shall be prohibited from using all outdoor amenities and/or engaging in outdoor games or any outdoor activity that create noise between the hours of 9:00 p.m. to 8:00 a.m. Sunday through Thursday and 10 p.m. and 8 a.m. Friday and Saturday. The City of Indio’s citation for Noise outside of Short –Term Rental is $1000 per occurrence which will be billed to booking guest.



Guest Access:

Guests will have access to the entire property. Standard check in time of 4:00 PM and Standard check out time of 10:00 AM. You will receive a custom code to access the entire property five (5) days prior to arrival.



The Neighborhood:

The community is a blend of single-story homes and two-story homes. It is a quiet neighborhood and is walkable to the Coachella and Stagecoach Music Festivals.



Other Things to Note:

Street Sweeping is the fourth Thursday of each month. Please refrain from street parking on this day. City Police can assign parking fines on this day which is guest responsibility.



The booking Guest is required to send a copy of photo ID and sign a lease agreement adhering to house rules and City of Indio Short Term Rental Ordinances. (REQUIRED)



There are (4) four security cameras on property, one is located in the backyard and overlooks the entire backyard. The cameras are not actively monitored unless there is a noise disturbance at the property.



Property maintenance can occur throughout your stay which includes but is not limited to landscaping, pool cleaning & service. Pool Service is scheduled MWF in the AM hours and Landscaping is scheduled Tuesday / Wednesday in the AM hours.



There is no garage parking at this property, the garage is currently being transformed into a $100,000 Arcade room. We will update the listing description to reflect when we anticipate the arcade room to be completed.



Interaction with Guests:

Richard (host) and Tracie (co-host) are available via the Airbnb application 24/7 365. We prefer all communication to be on platform via Airbnb policies. In the event of an emergency, do not hesitate to reach out to us via phone call or SMS. We are local to the area to address any concerns or needs.
