My only complaint was that both the couch & love seat were very uncomfortable. The love seat felt like it was broken somewhere so we stayed off of it. The couch felt like there was a board under the cushions. We were not there that much to have used them for a long period of time, but when we did use them, it was disappointing to have to sit uncomfortably. For the most part, very nice & clean. I would definitely stay again; however, it was much further into downtown Gatlinburg that I thought it was.

Thanks for staying with us. About the seating: Sleeper sofas naturally have a little sag, so we cut a full‑length support board for the base. Once you’re seated, the cushion padding should absorb that support and not the 4 metal strips that are common as a minimum base. We also upgraded the cushions with much higher‑density foam to improve comfort. That said, a sleeper sofa is a hybrid bed and couch— never quite as comfortable as a dedicated sofa or a dedicated bed — but we’ve done everything possible to make it as comfortable as possible. For the loveseat: We’re planning to upgrade at some point. It’s fully functional, but we know it can be improved. With pricing being less than half of what it was two years ago, we’ve had to slow down some upgrades, but all of our properties improve year over year. This one is no exception. Regarding the distance to town: We’re very clear about the location of the unit. It’s about 10 miles from the most active part of downtown Gatlinburg and roughly 14 miles to Pigeon Forge. The benefit is that you’re far enough out to avoid the crowds, and from the deck you’re looking directly at the national forest — not traffic, not noise, just the mountains.

Thank you for the review. I’m glad you enjoyed the quiet setting, the comfort of the condo, and the excellent views of Mt. LeConte and Greenbrier Pinnacle. Regarding the kitchen, we add requested items almost every time a guest asks for something. On short stays, the benefit often goes to the guests who follow, but we still add items regularly, and most guests find the kitchen well‑stocked for normal vacation cooking. The counters are already granite, and while I would love to update the kitchen and bathroom flooring and add tile, those upgrades would cost several thousand dollars. To get a reasonable return on that investment, the nightly rate would need to increase by roughly 20%. It’s worth asking honestly: would you have booked this unit at that higher price? The pictures clearly reflect the current state of the unit. It has many nice features, but it has not undergone a full renovation — and the pricing reflects that. You still received a great place with full use of a home, not just a hotel room. Many guests choose this property based on price and then expect everything to be brand new; we do offer fully renovated units, but the rates for those reflect the upgrades. I appreciate your feedback and am glad the overall stay was quiet, comfortable, and enjoyable.

I find it an equal distance to Pigeon Forge and the heart of Gatlinburg. Access to the state park and mountain views are right there.

Cozy place and amazing view

My kids and I enjoyed our stay in this condo. The view is absolutely amazing! The indoor pool, hot tub and sauna was great after walking in Gatinburg.

In November of 2023, I purchased a fourth property, a railroad caboose. Throughout 2024, we will be converting the Caboose to a luxury 1 bedroom property with a goal of having it on rental for spring of 2025. In 2013, we took over the daily management of the properties. We aren't perfect but we do believe in continuous improvement. We consider our places to be part of your vacation experience and as such we are part of 100's of joyous times with families and friends. Our hope is that the cabin & your stay in this beautiful city is a wonderful, lifelong memory.
