Turn moments into memories in this lovely two-bedroom, two-bath, Royal Sea Cliff property. This unit has plenty of room for all your guests and a great Hawaii vibe. Soak up garden views, central air conditioning, and enjoy the amenities this property offers.

Upon entry, there is a guest room to the right that has two brand new twin beds. These beds can be converted into a king upon request and a charge to guests. Sit back and read a book or snooze in the central air conditioning.

This guest room has an ensuite bathroom for ultimate privacy. You have a bathtub/shower combo with plenty of space for your things.

The living space has an open layout of the living room, dining table area, and kitchen. Enjoy cooking in the fully stocked kitchen with all the gadgets any home chef needs. Sip a cocktail at the bar seating and keep the chef company or dine inside at the dining table. Relax on the new living room sofa and watch some television or pull out the sleeper to get some rest. You have access to the lanai from the living room. The patio has seating for six for relaxing and enjoying some Kona Coffee or a great meal.

The primary suite is located off the living area. Enjoy the comfort of the California king bed and spaciousness this suite offers. Unpack your belongings in the chested drawers or closet. The bathroom has a shower/bathtub combo and new tile. Take advantage of the lanai access from the bedroom.

The Royal Sea Cliff is located ocean-front and features panoramic views from both pools, has BBQ grills for guest's use, and Hawaii resort feels. Soak up the garden that runs through the middle of the property. Enjoy all the amenities this resort offers and truly create lifelong memories with your loved ones.

The place was very clean, and you can tell they've given some thought and provided some necessities to make your trip easier: laundry detergent, paper towels, trash bags, etc. It's very nice to not have to go hunting for these things and can instead enjoy your visit.

Condo was clean and spacious and exactly as pictured. No view of the ocean but short walk to the pool. Property was very nicely maintained, my family really enjoyed our visit!

Wonderful amenities

Our unit had us all set for the first half of our island visit. Kitchen was nicely set with a variety of cooking tools; beach gear was available; comfy beds; the unit was roomy! We would come back again.

Kona Family Wedding

Visiting Kona for wedding along with my adult children. Accommodations were very comfortable for all, and very happy to find everything we needed for enjoyable stay. Unexpected surprise to have every detailed covered including a beach hat.

I had reasonable expectations of our apartment at the Royal Sea Cliff, the property looks nice from the outside with well maintained gardens, good parking, but on entering our unit we were met with quite a few deficiencies.- the air conditioning is very old and loud.- we found 6 dead full size cockroaches, two in the master bedroom on the floor by the head of the bed, and 4 in the living room by the pull out sofa.- when it rained water leaked from the cement ceiling in the master bedroom and from a crack in the wall also in the master requiring towels to be put down.- the tub in the master and secondary had no working plugs and when we got plugs the pull feature was completely calcified so we had to fill with the shower wand.- there was no vacuum cleaner only a well worn broom, and no mop either, and the property manager refused to provide one so I ended up buying one at the Ace hardware and leaving it there.- the furniture looked like it came from a garage sale, and by far the worst was the master bed mattress which was completely worn out and sagged to the middle.

A nice condo near Kailua-Kona

Our condo was clean and nicely updated. The VRBO listing is accurate, except that the "ocean view" from this unit's lanai is marginal. Kitchen was well equipped, 2nd bedroom has an en-suite, and the complex's pool was nice. Location is handy.

We are a family of 4. Very happy with the condo. Plenty of towels and supplies for our week stay. Very clean. The air conditioning was such a plus! We loved this place. Would highly recommend staying there.

Great place for families

Close to town and friendly staff. We got a little lost at first since the property is expansive but once we got our bearings, it was fine. We had grandfather who can't walk too far so luckily we brought our handicap pass to use the spaces right by the elevator! Napua, the activities coordinator was so kind. We made leis and bracelets by the pool and she taught hula classes too!

great Location

Overall the condo is great. I have stayed in this property as a timeshare owner numerous times. However this stay included lots of cockroaches, even though we were assured it was fumigated the day we arrived. As a former resort owner I was surprised at the response from the rental company that no one came to inspect the unit for cockroaches after we voiced our concern. We will continue to stay as timeshare owner at this property. The location is great. Close to the farmers market and restaurants.

Rooms great but the Garden View ...

This property touted as garden view, with the images which show that are misleading. The photo's in the listing have been strategically taken to not show the parking lot that you overlook and the backside of the next wing of the building.

Didn't enjoy the cockroaches

The overall stay was good. Floor wasn't clean. First day my feet were black.Cockroaches really upset my stay. I called they said a service would happen, I did not see anyone come. They may have though when we were out. View from Lanai did have trees but also was of the parking lot. Unless you have a condo near the ocean you will have a long walk to the pool. Some upkeep to the condo would be needed for me to stay again. The king bed was very hard and bedding was older, and poor pillows. Furniture was very dirty.It was fine, thankfully Kona is so lovely, that we were out most of the time.

The only disappointment was with the room, definitely ran by property manager not by the owner. There was a constant howl that made a noise all the time, light switches for bedroom did not work. Most of all no working television it would not connect to the wi fi and when it did it would pause every 30 seconds. So spending a good amount of money we should be able to watch a movie or a kids favorite show. I should get money back for not having it.

Disappointed

Hot tub not available and tv in room did not work first 4 days. Management replaced the remote but it froze every 20-30 seconds. Old tv is what I was told when it wasn’t working. Everything was clean that was nice and very roomy. Loud buzzing in unit. Management said it wad the cooler and nothing they could do. Difficult to sleep. Noise didn’t stop even with AC OFF.

We apologize for the inconvenience caused by the hot tub being out of order during your stay as we were not notified of this by onsite management. Regarding the TV, we promptly provided troubleshooting assistance and replaced the remote which appeared to be working fine upon delivery. The TV was assessed again after your departure and we found it to be in working order without any freezing issues. We have been in contact with onsite management regarding the noise issue from the complex AC chiller. We appreciate your understanding and patience, and we hope to have the opportunity to provide you with a better experience in the future.

Plumbing issues

The condo is neat as a pin and cutest can be. We had an issue with the toilets not flushing and the drains in the shower backing up. We understand there's a shortage of help everywhere and that is why two days in a row a plumber did not come out to take care of the pipes. I'm feeling aloha about it because what can you do when you don't have enough employees to take care of business? But I'm also disappointed because not having unusable toilets is rough. Fortunately we had some friends staying in a different condo on the property and we used their facilities.

Great Condo, Spacious

It was a very spacious condo, everything was clean and easily accessible. A/C was great. This was a work trip so my husband went to work and I worked remotely during the day for the whole week. Wi-Fi was accessible. The only thing that we didn't understand was access to the TV. It was much more complicated then it needed to be. Especially, since there is access to Wi-Fi. You needed to use your phone and turn off your data plan and hotspot to the TV to get anything to work. It was pretty frustrating to endure and get it to work. Especially when winding down from a day of work. We only watched TV once during the week. Didn't want to go through the whole process to set it up again to be able to watch. It takes about 10 minutes to set up. Other than that, it was an AWESOME place to stay. We would stay there again.

Great condo minus the view

First off, the condo itself is great. It was super spacious providing my family with more room than we needed. It's in great condition and very comfortable. The main thing I wanted to point out for anyone considering this location is that the condo has a view of the parking lot. Granted, it's a landscaped view and not an unpleasant one. But the angles of the pictures provided are clearly chosen in a way to make sure that you don't see that you're basically looking at a parking lot and listening to other guests and property employees as them move around outside. You do have very easy access to the oceanfront by walking through the property to the pools which is about a three minute walk. Another thing that I found surprising is that there were no beach accessories to borrow in the condo. In almost every other condo I've stayed in, there's been a closet with things like beach chairs, umbrellas, boogie boards, snorkles, coolers, etc. that were either provided by the owners or by previous guests. This condo had nothing of the sort. We ended up buying a few things and asked at the front desk upon our departure if we could donate them to the building for use by other guests and they gladly accepted them, but I didn't see any information by the host that this was something offered. So if you do take this place or another in the building, be sure to ask at the front desk (who were all very friendly), if they have any stuff you might need. One final thing that really irked me is that there was a Kleenex box on the bathroom vanity with a decorative Kleenex flower in the box. It was a nice touch until I realized that the decorative Kleenex was sitting on top of an empty Kleenex box. So no usable tissues were provided, just a decoration of a tissue box. Seems lazy, cheap or both.

We also provide beach chairs and coolers for all our homes. We do not provide boogie boards and snorkel gear due to liability, although there are many local options to rent these items. Also close to restaurants and stores and amazing beaches. Highly suggest this place. I only suggest some cosmetic paint touch ups, but overall would recommend this place. Mahalo!

Great Unit, not the best location in the resort!

Our unit was immaculate and incredibly well furnished with all the little extras in the kitchen that made life so much easier. The physical location of the unit is fine, but it does not have a view of the ocean and it is located over the air con unit which makes it a bit louder than expected. The owners very graciously reduced the price for our stay as the air con unit was making more noise than usual - I am sure once it is fixed, there wont be a problem. We enjoyed the use of at least one of the pools every day and loved going up to the 7th floor to look at the view. We were visiting with friends in a different unit so that made the stay even better. Mahalo!

Great location and spacious unit

We had a great time at this unit. We used the outside balcony everyday and having a full kitchen and washer/dryer was so convenient. The check in/check out process was very accurate. I would stay here again.
