A castle on the hill, with stone walls 3 feet thick. One of a just handful of villas that are just a quick walk to the Romantic Zone. It evokes the feel of a Hollywood movie set. With elegance, style, & artistic touches everywhere.

This spacious (almost 10,000 sq. ft.), walled Tuscan stone villa overlooking Banderas Bay and the beautifully charming Old Town/Romantic Zone, is one of the rare private treasures where you can EASILY walk from your front gate to fabulous gourmet restaurants or funky joints surrounding the Romantic Zone and Old Town, the Blue Chairs of Los Muertos Beach, and the downtown Malecon.

Return to your huge pool deck, surrounded by total privacy, and have your own chef, access to an in-house masseuse & spa amenities, Meditate with private Yoga, high speed wireless Internet, Netflix, Apple TV, & streaming services. This is a walled, private estate looking out on PV and the blue Pacific. At night you can watch fireworks from the terrace.

Accommodating staff of 3 is included in rental. That means all needs are taken care of. You can have poolside cocktail service at your whim. The staff is super personable, speaks English, and has been trained to be both invisible when need-be and by your side when needed. Chef services for breakfast included; Additional Chef services available for lunch/dinner for small fee.

The Villa was designed so that each bedroom has a comfortable, private area. Guests can choose to retire to a soul enriching space all their own, or join family & friends in the larger areas, for fun and festivities.

This delightful, elegant home was featured on THE HGTV network and for years was a favorite on the Vallarta Home tour. Think Porto Fino on the Mexican Riviera.

Casa Ileana is absolutely beautiful and extremely comfortable home to stay in while visiting Puerto Vallarta. The house was more than just our accommodation it was one of the best parts of our trip. The staff, Cristina, Jaime and Hiede were amazing, kind and so helpful. The breakfasts each morning were delicious and the two dinners the were prepared for us were phenomenal. We truly found a gem and highly recommend Casa Ileana as a great place to stay.

The home is absolutely beautiful and perfectly located, making it easy to relax and enjoy the area. Perfect Getaway

Visit to PV to get away from work and relax. The property was beautiful with great views of the city and the ocean. The staff was attentive and Cristina was an amazing cook. The meals were better than our trips to the restaurants nearby. Everything was just as we expected and we would definitely stay again.

Wonderful relaxing villa stay.

Casa Ileana is a wonderful villa for a relaxing vacation. It is decorated beautifully. The pool, living room, dining, and kitchen flow together smoothly. There are 5 bedrooms. The view is of the ocean and setting sun. The walk to ZR and malecon is quick, although a couple blocks are very steep. The staff is friendly and accommodating. Owners answered all questions quickly. Highly recommend.

Absolutely fantastic!

Our group cannot stop talking about how amazing this house was. Incredible view, amazing pool, clean, comfortable, in a nice area, the staff was very accommodating, and the hosts are super friendly and responsive. Walking distance to so much. Will absolutely stay here again - cannot recommend it enough!!

Cristina, Jaime, and Heidi made our stay so wonderful. I cannot recommend Cristina’s food enough—we looked forward to breakfast every day and she made a fantastic dinner for us one night. They all made our stay extra special, even putting up some decorations to celebrate our upcoming wedding. The view was beautiful and we loved every bit of our stay. Thank you Jon and Sylvia for all of the communication as well!

A lovely Mexican Villa

We brought our family to PV and spent 7 nights at this lovely villa. All of our adult children were very happy with the place. It was very comfortable, well appointed and had a killer location. The owner and staff were super helpful and Christina’s cooking was amazing. This is charming Mexico at its best.

Outstanding Casa Ileana

Our family of 8 stayed at Casa Ileana for 5 nights in January. It was one of the best vacations we have ever had. The staff and owners were friendly, accommodating, and kind. The house was over-the-top beautiful and Cristina's cooking was better than anything we had in town. Short walk to Zona Romantica, shops, bars, and restaurants. Stay here!

Paradise in Puerto Vallarta

Wonderful stay in PV. The house is lovely - very interesting design/architecture. The staff is amazing - Cristina and Jaime made us delicious meals, and with Maria kept the house clean and tidy. We all looked forward to our breakfasts, and the afternoon drinks and snacks around the pool were a highlight of our day. It was a great place for a vacation with our kids and grandkids. One thing to note - the bedrooms vary in size, and some are ensuite, while others have bathrooms across the hall. This was not a problem for us, but something to be aware of. The host is super responsive - our inquiries were replied to almost immediately. They send an email with all the information you need before you arrive which is very helpful.They truly are Premier hosts. Would definitely stay again!

A memorable special place

For 6 adults and 3 children under 3, Casa Ileana was very spacious. There are private outside sitting rooms for quiet time. We enjoyed the large family area with large sofas and a dining area where we could all congregate. The pool was perfect for the little ones. Beautifully decorated. Thank you to the staff for the delicious food and their warmth. Guests with mobility issues may find the climb and stairs difficult to maneuver.

This property has so much character, very private, and plenty of space. I love that each room had its own private outdoor seating area and there was plenty of space to lounge around in. The beds were very comfortable.The service by the house staff was amazing- we arrived with a stocked fridge and bar with food and drinks waiting on us. They consistently checked in on us to see if we needed additional grocery or drink items so we never had to make a trip to the store, we had several breakfast and dinners prepared by Christina and they were lovely with no stress of finding a place to eat or planning a menu. Will stay here again!

Thoroughly enjoyed our stay!

A group of 8 longtime friends met in PV to get away, relax enjoy some warmth and to help celebrate my husband and I’s 20 yr anniversary. The house was great, just like we remembered it from a previous stay, the location couldn’t be better for feeling away from it all, but still a shirt walk into town. Loved having the pool and the house staff. Christina and crew put together delicious breakfasts and appetizers every day. They catered a group dinner for us that was amazing too. A couple minor issues: electric outage in the house and malfunctioning water heater were addressed immediately. Highly recommend staying at Casa Ileana.

Totally not boring! Magical!

Nine of us stayed here over New Years…us and our 4 20-something kids with their boyfriends/girlfriends. The house was so cool and unique, the pool nice and heated, walking distance to town (made it sooo nice- no car needed). The staff, Cristina, Jaime and Heidi were fabulous- cooking and cleaning and accommodating to our vegans in the group. The public spaces are open-air, so bring layers for evening just in case. There are unavoidable stairs, so I do not recommend this home for elderly folks! We absolutely loved our time, and the kids felt it was the best group vacation EVER so far! We agreed! What a treat. The lighting at night, interiors on dimmers, city and ocean view was magical and a great backdrop for gathering, games, and conversations. Casa Ileana is really unique and memorable.

The listing wasn't accurate. (It was actually so much better than we expected!)

We saw the pictures and read the description and were sold on the property. What we didn't know was that it was going to be so much better than we ever expected! This place is huge. There is plenty of space to have the exact vacation you want, whether it's quiet time or group time. Everything was clean, the decor a mix of traditional and interesting, and the views were great. And the staff... A true delight. So friendly and welcoming. We had Cristina prepare our breakfasts (and our dinner the first night we arrived). With a group of 9, not a single complaint from anyone. The food was delicious! An easy recommendation if you are looking at this listing. We had a few dietary restrictions but they were easily accommodated. As someone who has visited PV several times and stayed in many different places, this was definitely among my favourites and I highly recommend.

Husbands 60th Birthday Celebration

January 2022 was our second stay at Casa Ileana, April 2017 being our first. Cristina, Sylvia and Axel greeted upon arrival with Fresh Guacamole, Pico de Gallo and Axel's ridiculously Amazing fresh Margaritas, no mixers here! Cristina the house manager and chef prepared a variety of authentic Mexican breakfasts, Sylvia cut up and presented a beautiful fresh fruit tray and Axel made fresh squeezed orange juice EVERY morning. We enjoyed the pool and the view of the Bay of Banderas is spectacular. I can’t say enough about the staff, they’re lots of FUN! They were all attentive, and we never wanted for anything. Our rooms were clean and comfortable when we arrived and cleaned daily. We did have the staff stay 3 evenings to prepare dinners and they were incredible. The beach, shopping in old town, dining, bars/nightlife and entertainment are all in walking distance or a short cab away. We’re home sick already and are looking forward to coming back. Wedding on the Beach

What a wonderful experience at Casa Illeana! All of the reviews regarding the food and service provided by Cristina, Axel, Jamie...everyone - are true! However being there to celebrate my sisters wedding as well as a birthday it was the extra effort that really made this a 5/5! Handmade paper decorations, birthday cake and music, towels folded into swans lining the pool, balloons, flowers- they went out of their way to make it a special day. Dealing with Jon and Sylvia was a pleasure. They were very quick to respond and so helpful with arranging our transportation to and from the airport as well as recommendations for a wedding spot on the beach (thank you Axel for finding us a truly private place!). We took advantage of the massage service and the people who came to the house were professional and gave a fantastic massage. When we left it was as though we were saying goodbye to friends. I hope we will meet again!

Idyllic Property near Zona Romantica

We could not speak highly enough about this idyllic property. It is perfect for up to 5 couples with King size beds in all rooms. It is very close to Zona Romantica and it’s amazing culture and night life- just a short walk or very inexpensive Uber ride (if you prefer to avoid walking up the steep hill). Cristina, the house manager, and her staff take amazing care of you providing you with authentic meals and ensuring you have everything you need for the home but also providing privacy when needed. The owners, Sylvia and Jon, are equally amazing. They were very informative and responsive to all our questions and needs (going above and beyond)! The indoor/outdoor living room/gathering area has extremely comfortable and deep lounging couch area that allow you to take in the beautiful views of the pool, city and ocean. (Of note, if you’re traveling in warmer months the only large sitting space that has air conditioning is in the master suite, although this usually isn’t an issue with the amazing breeze and multiple fans provided). Highly recommend and hope to return in the future!

Beautiful property.

What can I say that has not been said? The place is beautiful and the pictures don't do it justice. The staff is amazing. We thoroughly enjoyed our stay. There are a couple of minor issues I would like to mention. The location is near the action in the RZ but it is a steep climb up the hill. Fortunately, Uber's and taxi's are cheap and plentiful but even once you get to the entrance there is a bit of a climb up the driveway and then a flight of stairs. Something to keep in mind if you have someone with mobility issues. Also, there is a new high rise going up in front. It didn't cause any issues for us but it does spoil the view a bit. These are minor issues and my entire group said they would like to stay here again.

We were sailing down the Mexican coast after 9 months at sea and pulled into Puerto Vallarta for the hurricane season. As a curiosity we started looking at the charming old homes downtown. Walking through the hills of Vallarta we saw this amazing stone villa looking out over the city, bay & ocean. We literally said, "wouldn't that be a cool place to live!" The next day, we found it was for sale. The moment we walked up the stairs and into the main living quarters, we were sold. Literally. Coincidentally, nearly every person who walks into this home has the same reaction.

The layout of the home is designed to give each bedroom it's own private rest space, for the times when a guest wants to get away from even his or her friends or family. Read a book, take a nap, swing in the hammock. Yet, when it's time to come together, the indoor-outdoor living makes everything inviting. Above all, this home is one of the only big villas where you can WALK down into town and Los Muertos Beach within minutes. So if a restaurant urge strikes (and there are loads of great eateries nearby), you walk out the gate and you're there (or the beachfront, too)!
