Newly renovated in 2021. Located in a secluded area and surrounded by trees/woods.

5 min drive to Walmart, Target, HomeDepot, and Downtown Lake area. Close to many bars and wineries.

5min drive to Grand Geneva Ski and resort
20min drive to Alpine Valley and Wilmot Mountain Ski Resort

Perfect place for great family time and lots of fun in a stylish atmosphere.
The space

*Details:
House is a 2000 sq. ft. split level with 3 bedrooms, 2 bath, basement and 2 car garage. Renovated in 2021.

Upper level consists of 2 bedrooms, 1 bathroom, living area, kitchen and an outdoor balcony with a gas grill. One of the bedroom has a king size bed and sleeps 2. The other bedroom has a bunk bed (twin over full) with twin trundle and could fit/sleeps 4.

Lower level consists of open floor basement, one bedroom, laundry room, bathroom and access to outdoor patio. Bedroom has a king size bed. In addition, the basement has 2 twin sleeper sofas.

Patio is a split level, accessible from both floors and connected via stairway.

We offer EV-charger for anyone staying with us. Please be responsible and charge your vehicle outside to avoid any fire hazard.

Charger comes with a standard J1772 plug (240v 30amp). Tesla owners can charge via originally supplied charging adapter.

* Guest access:
House access via keypad pin code. To be provided on the day of the arrival.


------ HOUSE RULES -------


AGE RESTRICTION:
We require the primary booker and at least 80% of the guests to be age 25 and older (children excluded) We reserve the right to request IDs of all the guests (children excluded).

GUESTS LIMIT:
Due to City permits, HOA rules and insurance, our property can accommodate a MAXIMUM of 9 (NINE) guests (guests + visitors + kids) and 6 cars total (2 inside garage + 4 parked in the driveway). Any guests over the max limit will constitute a violation of the policy lead to immediate cancellations and no refunds.

LATE CHECK OUT FEES: Checking out late could delay cleaning, cause issues with same day reservations and generally cause negative guest experience. WE RESERVE THE RIGHT TO CHARGE $200 EFFECTIVE ONE HOUR POST CHECK OUT TIME (11am). IF GUEST REMAINS ON PREMISES PAST 4PM WE RESERVE THE RIGHT TO CHARGE A FULL NIGHT STAY IN ADDITION OF THE $200 LATE FEES

NO PARTIES:
Please respect our neighbors. No loud music and sounds after 10PM & no parties.

NO SHOES INSIDE
Please take your shoes while inside.

NO THIRD PARTY BOOKINGS:
The lead person on the reservation is required to be present during the check in and check out times

PARKING LIMIT:
We can only accommodate 6 cars total (2 inside garage and 4 in the driveway). HOA does not allow any parking on the street, or at our neighbors. Please only park in the garage and the driveway.

DAMAGES:
We have "zero" tolerance policy on property damages. Renters responsible for reimbursement.

We strongly encourage purchasing a Short Term Rental insurance to cover any property damages caused during the stay.

TRAVEL INSURANCE:
While uncommon, "Trip Cancellations", "Trip Delays", and "Medical situations" happen. We mandate guest to purchase a travel insurance but do not enforce if guest do or not.

NO TENTS:
No Tents and outside camping allowed anywhere in the area

NO FISHING
No fishing allowed within the sub division

SOUND MONITORS:
Sound monitors are installed outside and owners receive notifications if noise becomes higher than the threshold. We have it set so we can avoid any loud noises and disturbance to the neighbors. If noise is detected we will attempt to call you and ask to lower the noise. In the worst case if noises continue we reserve the right to charge fines ($300) and call local authorities. PLEASE- NO PARTIES!

Note: sound monitors are not sound recording devices. No recordings are stored or shared, just noise levels.

NO PETS
Out policy does not allow for any pets to stay at the house. Violations could result in $350 extra cleaning fee to remove animal dander and lower the risk for elegy sickness for the next guests.

NO FIREWORKS!
Local regulations prohibit any use of fireworks. Please NO FIREWORKS

SPARKLER STICKS
Absolutely no use of sparkler sticks inside or outside the property.

CAMERAS:
For everyone's safety there are several cameras located in the outside areas.

One facing the back yard
One inside the garage

MISCELLANEOUS
• Cleaning & yard---we have local companies service our home before and after all visits. Should there be something not up to standard, please text us via phone or ABNB app ASAP.

Like most people, our crews thrive on positive feedback, so please feel free to send us any compliments and/or add them to your review!

• Bugs, critters, etc.-our home pest control is on a frequent service plan to try to keep the yard and home as pest free as possible...BUT ALAS, house is located in a secluded woods area in Wisconsin, and bugs and critters thrive here. Please understand the possibility of seeing bugs in and around the home as they like to sneak in on all sorts of things (like pets, groceries, coolers, and the like). Many cases our guest do not close the doors behind and themselves which allows bugs to get in.

Please note: refunds are not given for the occasional bug sighting, and reports of such should be made immediately so that we can determine if an emergency
call to the pest company is warranted.

FEES AND CHARGES
We do not charge guests for actual stays. Instead, guests pay all listing fees to exclusively block the property calendar dates from other bookings. Refunds not subject to actual stays but ultimately based on the listing's cancellation policy.

TERMINATIONS:
Intention to break a house rule is grounds for termination with no refunds.

Other Notes:

We always check with our guests during their stay to ensure best experience. Gusts speak and we always listen. We understand there is wide diversity of preferences in amenities when it comes to staying away from home. Below are some areas we want to note to avoid any misunderstandings:

Mattress Firmness - Although there isn't one firmness level fits all when it comes to mattresses, we have chosen a firm mattress for the bedroom downstairs and medium firmness for the rest of the bedrooms. We have disclosed that information in the description of the rooms, hoping our guests will choose the bed that will best suit them.

Floor noise- regardless of our best intend and continuous renovation effort, floor noise is something we could not fix. Most of our guest never had any issues with this but we want to disclose it to avoid any discomfort and poor experience.

No mirrors in the bedrooms - we are firm believers in Fung Shui school and the thoughts agains mirrors in the bedrooms.

Beyond your expectations
This place is absolutely amazing. The pictures do not do it justice. It’s simply perfect. As an added bonus, if traveling with children there are toys available for them. The home is newly renovated, very clean, the beds are comfortable, there are complimentary items stocked in the kitchen and bathroom. By far the best rental I’ve ever booked. The check-in process was seamless. I look forward to booking again. It also has the perfect location; not too deep into the subdivision and close to Walmart etc. You won’t be disappointed

Very lovely, spacious and private home, comfortable, clean and modern
We loved our stay at this property and it was perfect for a group of 9 people! The home was super modern, comfortable, and had a great layout inside and outside the home. It was close to downtown Lake Geneva, so it was a quick drive everywhere we needed to go. The host, Plamena, was very communicative and made checking in and checking out a very smooth process. We would highly recommend this property!

Secluded privacy
This is an amazing property for group of 8. Every bed is comfortable and the entire house is quiet for relaxing . The back yard if fully enclosed by trees so you cannot see any other houses when relaxing on the multiple decks. Very quiet neighborhood. Starbucks and stores are just a few blocks away. The owners were extremely helpful with questions and check in and responded immediately when we texted them at 11pm with a thermostat issue. He corrected the setting through his phone and the ac kicked back on . (Storm issue). Very clean living space and fully stocked kitchen!! Also gave us garage access in case we needed to use the attached garage. Highly recommend this house!!
