Whip up anything from a quick breakfast to a full dinner with ease in the fully stocked kitchen. You'll find a complete set of dishes, cookware, and utensils ready for your culinary creations. Prefer to stay in for coffee and conversation? Indulge in the full coffee bar featuring a Keurig, drip coffee maker, pour-over, and French press — plus a variety of coffee grounds, creamers, and sugar to start your mornings right.

Dining Room:
Gather around the stylish dining table that comfortably seats six — ideal for home-cooked meals, evening board games, or a casual night of cocktails with friends. A professional drink mixer set is also provided for those inspired mixology moments!

Bathroom:
Treat yourself to a spa-like experience in the beautifully updated bathroom, complete with brand-new tile work, a modern vanity, and plush, high-quality towels. Luxury Tommy Bahama bath products — including shampoo, conditioner, body wash, and lotion — are provided to elevate your stay. (Dark make-up towels are also thoughtfully included for your convenience.)

*IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings.

*RENTAL AGREEMENT - We require all guests to digitally sign a rental agreement outlining all house rules once booking is confirmed.

*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

*PARTIES - All gatherings must be limited to 6, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet and $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations.) There is a fully fenced back yard. There is a $500 fine for any unauthorized pets.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
