Amazing Bay views and sunsets are waiting for you in this 2 BR 2 BA unit. Imagine waking up and enjoying your coffee as you watch birds and the peaceful bay views. In the evenings, youā€™ll enjoy relaxing as the sun turns the sky into a painting. This unique property features a converted balcony that provides extra living space to relax. Inside you will find beautiful wood laminate flooring throughout the unit. The kitchen features updated cabinetry, granite countertops, tile backsplash and stainless-steel appliances. Both bathrooms have been updated with one having a shower and the other combination tub/shower in the other. The 1st bedroom has a queen and twin along with the ensuite. Bedroom 2 has a king bed. There is queen sleeper sofa in the living room. There are TVs in the living room and the bedroom 2. A washer and dryer are available for guest use and there is free WI-FI.

The complex is very well maintained and boasts one of the larges pools in Ocean City. It is a quick walk to the beach (about 2 blocks) and also conveniently located to explore all that Ocean City has to offer. Located near 104th street, you are close to many fantastic restaurants/bars such as Bull on the Beach, Liquid Assets and Lombardiā€™s to name a few. Entertainment such as miniature golf, go-carts, jet ski rentals, paddle boards and water parks are all just a short drive away. Youā€™ll also love the proximity to the 94th street Mall for groceries and last-minute supplies.

THINGS TO KNOW:
* Contactless check-in process. No waiting in line for a key.
* This is a non-smoking/non-vaping unit.
* Sorry no pets allowed.
* This unit does not rent to graduating seniors or to parents renting on behalf of graduating seniors. Sorry, no exceptions. All individuals in a non-family group must be a minimum of 25. The minimum age for groups increases to 30 on holiday weekends.
* This condo is on the 1st floor.
* Two uncovered parking spots are provided.
* Quick access to the beach.
* The boardwalk runs from the inlet to 27th street. This condo is on 111th street.
* The outdoor pool is open between May 25th and September 22nd. There is no guard on duty in month of September.
(We cannot control when any amenity closes due to an emergency or for standard maintenance.)
* This unit includes bed linens, towel sets, hotel quality bathmats and kitchen hand towels.
* We provide a welcome packet which includes toilet paper and 1 roll of paper towels, dish washing liquid, and dishwasher pods.
* No extra stop at a separate office location required. Guests will receive complete check-in information via email prior to arrival.
* TV's can be a combo of cable and/or streaming. TV viewing options are chosen by the property owner.
* The sleep total of 6 is the maximum occupancy allowed, including children and infants.

The unit is in a great location with plenty to do nearby. The view of the bay and sunsets were magnificent. One of the few rentals the pool was open after Labor Day. The people we met in the community all were friendly and welcoming. The unit was well maintained and spacious. The management company was very responsive.You do need to be tech savvy to use the television as there were no instructions and previous renters had not logged out of any of the apps. The unit was not cleaned very well. The management company did offer to have the cleaners come back. We hope to be back next year.

I Loved everything about this trip. My only regret is not booking it for longer! The view from the dinning/living room was amazing! They hand bord games and light reading, the kitchen came fully equipped. Would definitely stay here again!

Beautiful view and place to stay!

Love that itā€™s far enough away from the busier part of OC, very close to a grocery store, and took us only 10 minutes to walk to the beach. The place was very clean and decorated so nice. Very beachy vibe! Would recommend this place to friends and family. Also, we love that it was on the first floor, no steps is usually a plus too.

Beautiful family memories!

This property and OC stay was everything we hoped for and more. My husband and I and our 4 children LOVED this home, the perfectly peaceful colors and beautiful decor, the gorgeous bay view and accessibility to pool. There was plenty of room for us to stretch out but also cozy corners for us to gather together and spend time as a family. The little details like kids dishes and use of pots and pans were helpful. Everything was very clean and property owner was very responsive although once we arrived there was truly nothing we needed. You have to drive to boardwalk and find parking but it was worth it. Looking forward to coming back for sure!

We could have walked to the beach, but we had a lot of stuff to carry, so we just literally drove up the block and parked at the municipal lot for a nominal fee.The section of the beach is the quieter section, so not overly active/rowdy like the boardwalk area. The pool was large, clean, and life guard attended. Just note that it closes at 7:00, so plan accordingly. Entry to the property was easy and it was close to all kinds of food options and a couple of nice-sized grocery stores. Would definitely stay there again.

Only problems we had were ants all over the counter/ tables when we arrived, I sent a message to benchmark and within the hour they dropped off some ant spray. Also the tvs arenā€™t app tvs and they had only the news channels. Rainy days or before bed would have been nice to watch some tv to fall asleep to, we would definitely stay here again. Just hope they upgrade the tbs to app tbs so you can atleast log into Netflix or prime.

Would like an earlier check in time at the same rate. Maybe 1 PM or 2 PM.ā˜ŗļø = 3 nights and 3 days. Also haven't heard anything about the security deposit. We all enjoyed our stay at bench mark. Thank you!

Asked but got no definitive answer and assumed they were here. Property could have been cleaner. Lock was a little difficult to lock, had to hold door closed. TV was a hassle to get it to watch something. Cables were bent and 3 useless remotes that went to nothing.

Overall, I recommend this vacation rental. Reviewer Comments: We have leased at OPB for years. We were very satisfied with this unit.The only issue was the porch screen and limited use of the TV. We could not open the porch screen. The porch was very nice but the porch screen was not properly installed or was missing a section. When open it let in all the flying insects (flies/mosquitoes). On bad weather days when you have to stay in the TV did not offer the basic cable options (local Network, ESPN, National News, TBS, Lifetime, etc..) Directions need to be provided on how to work the appliances (TV, microwave, stove). You want your renters to use properly so there is less maintenance and replacement cost needed for the equipment.Other then these 2 items we would highly recommend

Overall, I recommend this vacation rental. Reviewer Comments: Overall we had a great time. We have stayed in OPATB previously but in another unit. This unit was updated, clean, and very close to the pool. The porch is turned into extra living space, which was quite cozy and provided a spectactular view of the bay. My only criticism is that it could use a few more areas to sit (the built in is not very comfortable) and the doors / screens could be a bit easier to open/close. The ability to not open the doors to expose the screens takes away a bit of the fun of being outside in this area. The TV is also hard to use. Aside from those minor invonveniences, the unit is immaculate and we had a great time.
