Our Surfside 12th floor condo, Sun Riser, is 2 bedrooms, 2 full baths, and sleeps 6. You will enjoy a massive, covered wrap-around deck, FREE Mar-Oct beach set-up (2 lounges and umbrella), robust Wi-Fi, minutes to private gated beach access, full-service resort amenities including heated (year-round) pool, two hot tubs, onsite restaurant, spa, salon, fitness, and beach bar. Amazing views of the Gulf of Mexico and beach.

Your Condo:
• Master. King bed and ensuite bath with floor to wall tile. Gulf views from bed and access to deck. Smart TV. Shower offers multiple spray options.
• Bedroom 2. New 2023 King bed and mattress also with views from bed and access to deck. Smart TV. Bath offers whirlpool tub/shower and floor to wall tile.
• Living Area. Queen sleeper sofa with memory foam mattress. Open and spacious with views and access to deck. Smart TV.
• Deck/Balcony. 28 feet long and deep with multiple seating options. Lounge, chairs, tables, settee.
• Kitchen. This one and only bright red and white lacquered cabinets have everything you need. Major appliances, Keurig and drip coffee makers, icemaker, garbage disposal,
microwave, blender, and all the cooking and serving items.
• Dining. Large round table with 6 chairs.
• Laundry. Samsung front loading and full-size stack washer and dryer.
• Wi-Fi. Surfside has been upgraded to fiber and each unit has its own robust network capable of a dozen devices with great bandwidth.
• Tile flooring throughout condo.
• 9-foot ceilings, floor to ceiling windows, and concrete construction for amazing sound proofing.
• Parking.
• Smart lock with contactless check-in. You will head direct to your condo. However, during certain peak periods the resort may require added guest verification/confirmation.
• Starter conveniences. We provide the following basics to get you started (1-2 days). Coffee/condiments/filters, dish soap, dishwasher pods, laundry pods, kitchen towel/sponge, paper towel roll, toilet paper, shampoo, conditioner, shower gel, lotion, and bath soap.
• Beach.
-Sugar white sand that squeaks when you walk on it.
-Emerald blue-green waters that are generally clear and warm to 80+ degrees in summer.
-An elevator ride and minute walk pass the pool to one of the area’s only skybridge walkover (added safety for kids and families) to beach.
-Beach can be accessed from the walkover to stairs or from the private locked gate at street level.
-Beach set service. You will be provided 2 lounge chairs and umbrella. Generally available March to October.
• Amenities. With provided armbands guests may use all of the resort’s common amenities including year-round heated pool, two hot tubs, kiddie pool, tennis/pickleball/shuffleboard, and large fitness room.
- 2 Pickleball paddles provided.
- 2 Tennis rackets provided.

No smoking or events. Property has noise monitoring in place. 5.0% Walton County Tourist Development Tax included inn rental rate.
Minimum age 25 years old. 1 adult 25+ years old for every 3 minors 13-17. Due to restrictions, insurance and/or local ordinances, we are unable to rent to (i) guests under the age of 25, or (ii) student/college groups. A full guest list is required at the time of booking and the primary renter must be present at check-in and during the entirety of the reservation. We reserve the right to verify and check ID's.

-Surfside Spa. Highly rated. Massage, skin extraction, facials, foot treatments, anti-aging treatments.
-Rogue & Pure Co. Natural and organic salon for men and women.
-Onsite Full-service restaurant, Royal Palm Grill, with beach and Gulf of Mexico views.
-Varied menu that includes sushi, oysters, steaks and local seafood.
-Great happy hour.
-Sunset beach bonfires every Friday and Monday open to all guests. S’mores plus drink specials.
-TV’s and NFL Sunday Ticket.
-Order online, pickup, and dine on your amazing deck.

Dates are reserved immediately and confirm quickly after Host conducts guest screening with a 3rd party. Accidental damage protection is included in your booking. Prior to arrival guests will complete Host's pre-check-in and digitally sign Host's rental agreement.
GENERAL TERMS & CONDITIONS
Guest Screening: For the protection of you and others. Guest is required to give host permission to use a third party to verify their identity and check criminal databases prior to final confirmation of the reservation. Complete terms regarding the guest verification can be provided by the host.

-5.0% Walton County Tourist Development Tax will be collected by the Host if not collected by the booking agent, Airbnb, Vrbo, etc.
-The Guest Admin/Mgt fee includes $1,500 of Accidental Damage Protection. Guest agrees to pay for all damage and missing items not otherwise paid for by Accidental Damage Coverage, security deposit, or other form of payment.

Cancellation. Your booking source payment and cancellation terms prevail.
100% refund if canceled within 2 days of booking (unless the booking is 30 days or less prior to arrival).
100% refund less $150 cancellation fee if canceled 30+ days prior to arrival.
No Refund if booked or canceled 30 days or less prior to arrival.
We strongly recommend the purchase of Vacation Travel Insurance. For details contact host.

-Primary guests must be 25 years or older and provide a government-issued photo ID. All guests on the property must be registered.
-No events or parties allowed. The property has noise monitoring in place.
-Walton County regulates short-term vacation rentals and guests must adhere to county restrictions that include maximum occupancy, noise, off-site parking, vehicle ID display, trash disposal, and environmental compliance. Violation by guests will result in fines and penalties to the primary guest representative.
-Upon booking deposit or payment, all Guests agree to PMI Destin Vacation Rental Agreement terms and conditions.

Great location
Pros: booking process and communication with Mitch was outstanding! Great location! Cons: golf carts are not allowed on the property!!! Tootling around in a golf cart was one thing we were really looking forward to, and I don’t believe this is mentioned in the listing - I found out when I inquired, long after we booked; It seems as if part of the condo has been updated, and part has not. Master BR/bath were great, other BR/bath not so much- the shower was awful, it’s a handheld, the water points directly at your face, and there’s no way to adjust it. I did not have trouble with the mattress, but someone with back problems absolutely would - you literally sink when you lay down. The floors were not as clean as I would have liked.

Perfect for our Besties weekend vacation
This was a weekend I had planned for my best friends birthday - a quiet getaway to relax on the beach. We were fortunate to run into Mitch upon our arrival. It was nice to have met him face-to-face. He assured us that we could contact him if there were any needs in the condo. The unit was beautifully furnished and extremely clean. It had everything we needed and more. There were nice little extra touches throughout. The views were spectacular and we spent the mornings watching the sunrise and evenings enjoying the sunsets. There is a cute beachside bar available for drinks and a bonfire for guests and residents on Friday’s. This condo also came with beachside chairs that were attended by Curtis and Ethan - both were very friendly and offered up some good recommendations for the area. I accidentally left my iPad in the condo, which was promptly found by the cleaning staff. They immediately notified Mitch and he has made arrangements to return it to me. We have been impressed by the attentiveness of Mitch and the Surfside staff. We highly recommend this location for friends and families. You can’t go wrong staying here. We will definitely be back again.

Family fall fun
The property at Miramar was lovely. We enjoyed the area so much with the east beach access and the coastal road and pedestrian boardwalk. We would definitely come back and stay in this exact same condo. Mitch was great to communicate with, prompt with answers to our simple concerns. The place was nicely appointed but still comfortable for kids and the beds were comfy. We loved the skywalk to the beach. The heated pool was also key since we were visiting in the fall. Can’t say enough good things. Twin six year olds said it was “definitely worth the 10 hour drive!”

Great Condo for family trip
Mitch was prompt and friendly when answering messages, provided a delicious bottle of wine upon arrival, and handled any issues promptly. The condo is cute and clean. Get your beach chairs early and keep in mind you have to pay if you want more than two! Beach was crowded but we went Labor Day weekend so your mileage may vary.

First time to the Gulf.
We enjoyed our stay, the condo was very nice. Loved the Jacuzzi tub and the layout of the kitchen. Very spacious, best balcony furniture nice and comfy . The view was great the ocean was amazing from our balcony. Only part was it rained but we still went to the pool and hot tubs. Thank you , plans to go back next year.
