We all had a great time and was a really great place to be at. We can’t wait to come back eventually! The host was amazing, the crabs were amazing, and the hot tub was perfect.

Beautiful little getaway

This property was just what we needed for our little weekend getaway for a wedding. Spacious, easy, clean, bright, and the property is so lovely.

Relaxing getaway

Beautiful location wonder spot on the water to fish and bird watch. House was clean and owners were very easy to chat with. They gave great advice on where to eat and what to do

Disc golf tournament

We came to the area to participate a disc golf tournament at Lake Marshall. The location was perfect. We had a great time cooking over the fire, making s'mores, and checking out Montross and Colonial Beach. I highly recommend staying at this property.

Relaxing Stay!

This property is beautiful and quiet. We enjoyed having evening cocktails by the fire pit overlooking the water as boats went by. My father also enjoyed kayaking across the water to explore. Definitely wish to come back next summer! :)

Wonderful Water Front Cottage

The cute cottage is exceptionally clean, decorated beautifully and located right on the water. The views from the house and back yard were so pretty. The fire pit is set up so you can enjoy the best views. Highly recommend. We had a wonderful weekend away from the hustle and bustle of Northern VA.

Short Stay to Attend an Event

Very nice property! Nicely renovated! Nice flat screens, fully loaded kitchen, deck, grill, smoker, and more. We spent more time at the camping event than at the cottage. The cottage took our glamping experience to another level!

The property is well-maintained and obviously cared for. We appreciated the little details like bathroom amenities and soft towels, the cute window boxes, and fresh baked goods to welcome us on arrival. Communication with the host was excellent, and we thoroughly enjoyed the new addition of the hot tub. The towns of Montross and Warsaw are great for some laid back exploring and shopping, and the wineries and breweries in proximity have something to offer all tastes.

The property is very beautiful. Outside is spectacular and would be so enjoyable in the summer for sure. We had a good time. More comfortable seating in the living rooms would be nice but this is just a suggestion as everything we needed was included. The hosts were very communicative and even left treats for us and our dog. Thank you.

Wonderful place

Had a great time! Everything was beyond expectation. The host was extremely responsive. The property was perfect for 4 adults en to young kids. Loved the kayaks, great fire pit, hammock. Fishing was fun and the view of the milky way fantastic. Inside very well kept and stocked. They even provided coffee! We ll hopefully be back next year.

A Gem in NNK

We loved our stay at Boyce Cottage! The location is gorgeous. You can easily access Warsaw, Lewisetta Marina, Montrose, and more. The house is really comfortable with tons of extras like kayaks, a canoe, games, grill, and more. The kitchen has all the tools and equipment you need. The owner is super responsive and helpful. We will definitely return.

We had a great time at Brooke and Jose’s house. The house worked well for our annual Girls Week. It was very clean and extremely well supplied with amenities. The fresh baked goodies that greeting us upon arrival were much appreciated. Our favorite place for playing games in the evening was the table in front of the outside fireplace. Brooke was very prompt at responding to any questions we had. A good time was had by all!

Peaceful Getaway

If you are looking for a quiet, peaceful and relaxing location I highly recommend you consider this property. Everything about our stay was perfect. What I liked the best about our stay was the way our host made us feel welcome, along with the little things such as; treats for our dog, coffee, shampoo, body wash, just small things like that. The hosts thought of everything right down to the smallest of details. It was greatly appreciated by all of us. The weather was perfect and the waterfowl was beautiful and enjoyable to watch. The bonus for us was meeting the neighbor Craig!

We had an excellent stay at the house. It was very well stocked with everything we needed and had lots of thoughtful touches. We loved all the outdoor areas. Host was very responsive and helpful.
