This 2 Bedroom 2 bath condo is perfectly located in the heart of the Mayan Rivera, half way between Playa del Carmen and Tulum. Situated in the private, gated property of Grand Sirenis Resort, the condo is ideally located near many of the best attractions the Riviera Maya has to offer.
The condo is in a lush jungle with pool views and a peak at the Caribbean Sea. The private neighborhood beach and a secluded lagoon that offers excellent snorkeling are within 10-12 mins walking distance. It's also a 3 minute walk to the Grand Sirenis Hotel where you can enjoy the hotel facilities with day passes. For your convenience you will find Oxxo convenience store, a dive shop and a small coffee shop 50 m from the condo.
The condo has everything you need to enjoy your vacation including a fully equipped kitchen, 2 bedrooms, 2 bathrooms with modern finishes. Smart TVs are in both bedrooms so you can access all the channels you like through NetFlix, Hulu, YouTube, etc. Off the living area is our spacious terrace overlooking the pool and jungle with front row seats to the acrobatics of the spider monkeys that visit daily. The guest bedroom is a separate, lock-off space with a kitchenette for those guests who would like some privacy. Next to the pool, you will find a palapa and gas BBQ area for your use.

Jungle Fish Beach Club (10 mins drive) - Tao beachfront club located just south of Akumal Bay serving breakfast, lunch, dinner, and happy hours.
NEARBY ATTRACTIONS: Akumal Bay (7 mins drive) - One of the best beaches in the area with powdery white sand, snorkeling with turtles, and world-class diving.
Half Moon Bay (10 mins drive)- Just North of Akumal Bay, Half Moon Bay is one of the best snorkeling spots on the Riviera Maya. The Meso-American coral reef comes right up to the beach.
Yal- Ku Lagoon (12 mins drive) -Inland lagoon that connects to the Caribbean. Fresh water from surrounding cenotes escapes to the sea in this area. The result is a calm waterway that mixes both fresh and salt water home to many fish species.
Akumal Natura Reserve and Akumal Monkey Sanctuary (10 mins drive) - Located at the end of Akumal Pueblo, both sanctuaries are fun experiences for families. Tours contribute to the well-being and conservation of exotic and endemic fauna in danger of extinction.
Tulum Archaeological Site (25 mins drive) - The picturesque Mayan ruins, one of the most important archaeological zones in the state of Quintana Roo because it is the only Maya settlement located on the beaches of the Caribbean.
Cenotes, Cenotes, Cenotes - Some of the best cenotes in the Maya Riveria are located within 10-15 mins of the condo. Take your pick or try as many as you can. Azul, Eden, Cristalino, Achtun Chen, Dos Ojos are just a few of the highlights.
The Grand Sirenis neighborhood is perfect for those looking for quiet and seclusion. It is best enjoyed with your own rental car, however those wishing to use taxi service will find it conveniently, centrally located to many of the best attractions in the Maya Riviera.
The condo has a quiet time between 10 pm and 8 am. Please try to keep the noise level low during those hours as there are some permanent residents.
NO TOILET PAPER should be flushed. Mexican sewage systems cannot accommodate paper, so all toilet paper MUST be discarded in bins next to toilets.

it was good in general, but what we did not appreciate was that there was someone who looked after children and often they took the chairs to put things and already there are not many chairs and in pkus the children shouted a lot. we go on vacation to relax and be able to enjoy and the other people who rented condos saw the same thing and were not satisfied with that. Something has to be done.

As I understand, your comments are referring to few available chairs and kids at the pool common area? I am disappointed that renters in other units were not respectful of the quiet atmosphere that is usual at the building, but we have no control over the behavior of renters in other condos. All units are individually owned. I hope the rest of your experience was enjoyable.

Chan 304 is great
Great condo with lots of amenities. Super clean and comfortable. Enjoyed the evening monkey shows from the patio. Stacy was very helpful and quick to respond to questions. Would highly recommend this place for long stays.
