Check-in is strictly after 4:00 PM. Any use of the premises or utilities before 4:00 PM requires prior written approval from the owner and will result in a $100 charge if used without authorization. Check-out is strictly at 10:00 AM. Late check-outs will be charged $100 for every 30-minute delay. Early check-outs will result in forfeiture of 25% of any applied coupon.
Quiet hours begin at 10:00 PM and are strictly enforced. Violations may result in $500 being withheld from the security deposit. No loud noise, outdoor lighting, or outdoor fires are permitted after 9:00 PM. Violations of this rule will result in a $300 penalty deducted from the security deposit. This property is located in a forested mountain area, and guests are expected to be respectful of neighbors, wildlife, and the surrounding environment at all times.
Only house-trained pets are allowed on the property. A pet fee of $120 per pet per reservation applies, with a maximum of one pet allowed. Pets are not permitted on furniture or beds. Violations will result in a $300 penalty deducted from the security deposit in addition to any required extra cleaning fees. One pet fee is collected by Airbnb as part of the reservation; any additional pet fees are requested separately by the host.
This is a strictly non-smoking and non-vaping property. Illegal drugs are not permitted on the premises. Any violation of this policy will result in forfeiture of the security deposit, additional cleaning fees, and charges for any damages incurred.
For safety reasons, the front and back entrances must remain closed at all times due to the presence of wildlife, insects, and animals common to this mountain region. Hunting is strictly prohibited. The property is located within the Sierra National Forest, and guests may frequently encounter wildlife. Food must not be left in vehicles or outdoor areas, and guests must never feed wildlife. If a bear or other large animal is encountered, guests must keep their distance and avoid interaction.
The hot tub is used entirely at the guest’s own risk. Guests are not permitted to use the hot tub if they have consumed alcohol or if they are pregnant. Guests under the age of 18 must be accompanied by an adult at all times. There is no lifeguard on duty, and the hosts and owners are not responsible for any injuries resulting from the use of this amenity. Guests are expected to use good judgment when using all amenities.
Absolutely no fires or open flames of any kind are permitted during fire season. Use of the fire pit requires prior approval from the host and must comply with all local laws and regulations, as well as the rules outlined in the guest manual. Fire-related accidents in this region can cause serious harm to people, wildlife, and the environment, and violations may result in immediate eviction.
The property is not child-proof, and the hosts, owners, and their representatives are not responsible for any injuries incurred during the stay. Guests must not move or rearrange indoor or outdoor furniture, amenities, or equipment without prior approval from the host. Any damages resulting from unauthorized movement will be assessed and charged accordingly.
The property may not be occupied by more guests than the maximum capacity stated in the listing or confirmation. Subletting or assigning the property in whole or in part is strictly prohibited. Any violation of these rules is grounds for immediate eviction with no refund.
A Ring doorbell and security camera monitor the front entrance of the property for guest safety. These devices are motion-activated and are not continuously recording. Guests must not touch, disable, or tamper with any security equipment.
Cellular service in this mountain area may be limited or unreliable. A signal booster is provided in the living room area, but no guarantees are made regarding service quality. A landline phone is available for emergency use or urgent communication with the hosts. Any non-emergency landline calls made by guests will be charged to the guest.
No weapons or firearms are allowed on the property unless legally licensed. Licensed weapons may only be carried for self-defense and may not be used for hunting, target practice, or entertainment. All federal, state, and local laws must be followed. Any violation of this policy will result in immediate eviction with no refunds.
Guests are responsible for complying with all local laws and for maintaining the property in a clean, safe, and sanitary condition. The premises may not be used for any illegal or disruptive purpose. Any breach of these obligations is considered material and will result in termination of occupancy without refund.
During winter and spring months, California Highway Patrol or local authorities may require tire chains or four-wheel drive with snow tires. Guests are solely responsible for vehicle preparation and safe driving in mountainous conditions. Hosts and owners are not responsible for damages or consequences arising from guest negligence or lack of preparedness.
Wi-Fi is provided as a convenience and is offered “as is” without warranties of any kind. Guests agree not to use the network for unlawful purposes, including peer-to-peer file sharing or downloading copyrighted or illegal material. Guests are solely responsible for any violations, and guest information may be released to copyright holders or authorities as required by law.
No refunds will be issued for weather-related events, natural disasters, power outages, or circumstances beyond the hosts’ control, including closures of Yosemite National Park.
