Vacation rentals less than 6 months require a 12% hospitality tax, all funds paid upfront. Durations longer than 6 months require first, last, security deposit & credit application fee.

Guest pays a one Time $600+tax membership transfer fee required by HOA that includes golfing privileges and access to all resort amenities (this is in addition to the rent plus $100/month minimum club food consumption obligation with membership).

Rent Includes Cable TV, Grounds Care, Internet, Pest Control, and Trash Collection. For long-term rental, the tenant understands utilities are the responsibility of the tenant.
