Beautiful beach front paradise awaits you on one of the Caribbean's most exotic islands. This condo is located directly on Simpson Bay Beach.

Great 3 bedroom (2nd Bedroom is a Private Loft), 2.5 bath condo.

You will enjoy amazing views of the ocean, and sunsets from the private patios. This beach condo, equipped with all amenities is the perfect location for your dream vacation with just a few steps away from the beach. Within walking distance from many restaurants, grocery stores and nightclubs, and water sports.

The first floor includes a fully equipped kitchen, living room, dining area, half bath, covered terrace with bbq. Also, a spacious master bedroom with king bed, built in closet and on suite bath.

Second floor includes a loft bedroom with king bed and full bathroom. Off this bedroom is a small 3rd bedroom with a twin bed, perfect for kids. Both with access to the terrace, which is a great spot for a cup of coffee in the morning or a glass of wine in the afternoon to enjoy the breathtaking views.

Just 50 feet from the beach, close to everything. Little bit noisy due to runway proximity but still very good place to stay. I will definitely stay there again.

The condo was lovely, very clean, nicely layout, and certainly family friendly. Access to the unit and the conplex was managed by keypads so the check-in process was very simple. The courtyard and pool were well maintained; with easy access to the beach. The condo provided beach chairs, towels and umbrellas for when we needed a break from the sun. Very easy to walk along the beach to two different beach bars/restaurant. We elected to not rent a car and made the walk into town on multiple occasions but I would recommend a car or taxis to go exploring.

Beautiful Stay and I don’t think that the pictures do the property justice. I think that they should offer a panoramic video of the inside to really get the full layout. I spoke to Andrea and she was attentive and available whenever we reached out ! Would for sure stay here again.

This condo is located on one of the nicest beaches on the island. It was quiet but not boring, pool was a nice break from the ocean and the location was close to dining and tourist attractions. We had a great time, hope to go back soon

Lovely decks and pool area. Walking distance to town for restaurants, casino, stores, etc. Close to the beach to jump in the waves. Lovely beach bar & restaurant close by. Host always reachable.

Spring Break Retreat

Beautiful property located right by Simpson Bay beach. Spent many times walking & swimming on the beach as well as the pool. Conveniently located by shops & restaurants.

Well needed Relaxing trip

Our daughter and her husband joined us to St MAARTAN which for all 4 of us needed to be just very relaxing trip. We have been coming to St MAARTAN for over 28 years and staying at various areas on the island. We found this gem and it owner and we were so delighted with EVERYTHING. Can’t say anything negative about the order or the condo, it was Eve we needed and more.

It was located in a pretty beach, on the beginning we were scared of the neiborhood but is not bad because you have restaurants walking distance, the apartment has everything and is really clean and confortable. Also Andrea always responds very quickly. We’ll be back there definitely

We really enjoyed our vacation. Palm Beach condo complex is in the perfect location on Simpson Bay. It’s centrally located and just a short walk to Mary’s Boon beach bar. It has a nice large pool right in the middle and the balconies are great for hanging out after the day. It’s also centrally located to many restaurants and night life. We actually walked a couple times to dinner. It’s also very close to the airport, literally the runway is right behind the unit. The planes do get very loud but you get used to it. We did have an issue with the water getting hot upstairs and Andrea came right over to fix it. It did get better but still didn’t stay hot long but that certainly didn’t ruin the trip. Overall it’s very affordable unit and had the things we needed for our stay.

Great condo in perfect location!

Starting before we even arrived, Kelly was awesome! Gave easy instructions for getting into the property, gave recommendations for things to do as it was our first time there, etc. She stayed in communication throughout the stay and was very responsive. The condo itself was fully equipped with everything you need, was clean and in a terrific location right on the beautiful beach and very brief walking distance to some great beach restaurants/bars (Mary's Boon and Karakter were our favorite!) We rented a car at Kelly's suggestion and are very glad we did- it was so easy to get around this fun island! We loved everything about our visit and will definitely be back!

Little Piece of Paradise

The property is beautiful and the pool was clean and warm, the house was clean, the refrigerator died when we were there and Andrea the owner brought us ice to keep our food cold, and had a brand new refrigerator the next day. The toaster wasn't working properly, and she replaced that the next day. I would definitely recommend this condo to everyone, it has new AC units and your only a few steps away to the ocean. We loved all the people we met and can't wait to see them again.

Great Last Second Stay

We found this condo after having our flights cancelled because of Hurricane Tammy. Turned out to be a great "bonus" vacation week at the beach. After a bit of hurricane related stress, finding this condo, this beach and this neighborhood was a windfall. Andrea was a fantastic host and made this last second stay so smooth. The condo was located perfectly-the beach is right outside the gate. And the short walk to the main drag led us to several great restaurants-at affordable prices! Yes the planes were close by and flying overhead and yes dogs were barking next door...but at night you really could not hear anything and we all slept soundly. I plan on adding a stop here every time we fly in to Sint Maartin. It was just a great to wrap up our vacation. Thanks again Andrea!

Great location, condo exceeding our expectations

Our family of 5 (2-10yr old boys, 1-14yr old girl) were very pleased with the condo. The location was prime in Simpson Bay. Within walking distance to a few beach bars and walked over to Maho Beach too a few times. The pool was nice (warm) and had plenty of seating, always a few seats available. There are beach chairs, toys on the porch along with a beach umbrella. The kitchen was well equipped and left us not needing anything. Bath linens could use a refresh but was sufficient. The only negative was a broken shower head in the master bathroom during our stay. Andrea was very quick to remedy the situation; however, we didn't want to deal with a maintenance person to come in, so we just used the upstairs shower. Only had the water go out one time (for less than 30 minutes). This was our first trip to St. Maarten and cannot wait to return!

Vacation in Paradise!

The manager, Cathy, always answered our communications and acted quickly! All was well, except for the dvd/radio , which did not work. A plumber visited and was asked to fix a non-functioning cold water tap in the extra bathroom. He said that he would work on it on the next visit, which never occurred! The a/c was fabulous, and the ceiling fans worked well! Luckily, the hurricane in 2017 did little damage to Palm Springs condos. They are made of reinforced cement, and are much stronger than the resorts nearby! The people under us accused us of scraping furniture at 4:30 in the morning! We were sleeping! They were mistaken. Parking was nearby and free. The resort is protected by a fence and number-controlled gates that made us feel very safe! The owner, Kelly, answered all of our questions quickly and honestly! We would go back to this resort at the drop of a hat!

Annual Christmas Vacation

Our experience staying here was great. We have two teenage sons so having the day bed room in addition to the upstairs loft was a plus! Our favorite part was the location and the beach views and access! Walking right out to the beach and watching sunsets is very important to us. We always felt safe and appreciated the gated entrance. Andrea and Lucas were so helpful and she even found us driving around when we first arrived and got a little lost! They stopped in to also help us with the TV when trying to get some of the football games on the TV. My only concern at first was there were a lot of dogs at the property next door and they barked at night, but closing the window, keeping the bathroom door closed and lowering the hurricane shade helped with this. It would not keep us from staying there again because everything else made up for that one part but I would appreciate knowing this so I’m sharing it. We also loved being able to walk to Mary Boon’s and Karakters. I am very peticular and appreciate thorough reviews so please trust that we would definitely choose this place again!!

Friendly host friendly island!

We were here for a family wedding. We had the best communication and welcoming from the host. She was always available and in contact should we need anything. Her hospitality was just so wonderful. Highly Recommend and can’t wait to stay again.

A Corner of Paradise

From the booking to the departure the visit to Kelly's condo was seamless and very enjoyable. The property is as described. Very well kept, and perfect for a family with two tweens who wanted their own bathroom. Everything was in great working order and very nicely appointed. There were good necessities in the kitchen for cooking and some special treats in the refrigerator. The location is terrific. We didn't rent a car and took taxis when we wanted to go further afield or thought we might be out late. My husband's favorite routine was getting up early and walking to Cafe Atlantico for fresh baguette and pastries. We were able to walk to a number of great restaurants and grocery stores. The restaurants down the beach were an easy place to hangout and great to be able to go to dinner and if the kids wanted to join us they could or they could easily make their way back to the condo. The beach right outside of the condo was beautiful. My son played in the waves for hours every day then would use the pool's shower to de-sand and then do laps in the pool. The condo has all that anyone needs for a perfect and relaxing vacation. The wifi worked well and the air conditioners are really great. We only had the air conditioners on when we were sleeping but they weren't necessary all the time. There are great ceiling fans that keep the condo nice and cool. We spent hours playing games on the terrace. There's a book that gives some terrific suggestions of where to eat and things to do. Kelly was also very helpful in giving information about any restrictions and requirements due to the pandemic. We really can't say enough about how wonderful our visit was. Looking forward to the next visit!
