Enjoy lake life at this year round home with private dock

Enjoy swimming, fishing, kayaking from your private dock. Numerous outdoor venues to kickback and relax. Evenings around the fire pit or cards and board games on the screen porch or covered patio. Enjoy nature! Other close places of interest only 12 miles to Binghamton University! Trails for hiking (Salt Springs State Park, Florence Shelley Nature Preserve) Susquehanna River, Binghamton, NY, Montrose, PA, golf courses and more. There are two restaurants/bars within a 5 minute drive Lake View Inn, (which also has an ice cream shop) and The Brackney Inn.

OTHER THINGS TO NOTE:
Wifi: we have full coverage anywhere on the property

Cell coverage - ATT you should have full coverage. Verizon has coverage but not as strong as ATT. You can see the ATT tower from the house on the hill. Sprint coverage is spotty

Parking - there are spots for 3cars

There are 5 kayaks, 1 double and 1 youth, 3 single. 1 stand-up paddle board and a floating water pad. We have multiple PFD ranging from youth to adult. NOTE: a PFD MUST be in the kayak or on the stand-up board anytime in use. Additionally, a whistle must be either on the person or on kayak or stand-up board when in use. A PFD must be worn by children 12yrs and under while on the kayak or stand-up board.
Fire Pit provided along with firewood. The fire pit is to be used on the stone patio down by the lake only.

Two gas grills are provided. 1 on upper deck and 1 griddle on lower porch.

Two refrigerators 1 located in kitchen the other is down below in the lake side area. Lake side refrigerator provides ice/water. Additionally, there is a half bathroom and a mini food prep and workstation with sink in the lower level. We request that you do not touch any of the items in the lower level covered by white curtains. This is our main summer residence and we store our personal items in the lower level.

Tenants agree to the following rental rules at all times while on the property:
Housekeeping: there is NO daily housekeeping service. Bedding and bath towels are included in the house. We also provide lake towels which are stored below in a container. We do not allow towels or bedding to be removed from the house.

We charge a cleaning fee of $200 for normal usage. HOWEVER, excessive need for cleaning will be charged to your security deposit. We ask that you strip all beds and place sheets in the pillow case leaving them in each bedroom. Please leave quilts/blankets on the beds. Leave all bath towels and lake towels inside the shower.

Rental condition: Keep property and all furnishings as you've found them. Return all items to their original spots. Tenants are asked to return all items used outside to their original storage spots as you found them. Tenants will be responsible for any loss or damage to the property and its fixtures or personal property of the owner during the term of this lease unless caused by an Act of God. Upon arrival, Tenants will inspect the property and report any damage or issues to the homeowners immediately. An inspection will be done at checkout by both the guest and homeowner. The property MUST be left in the same condition it was at check-in, or part or all of security deposit to be forfeited. Any damaged items will be charged to the guest at replacement value.

No excessive or boisterous parties, no illegal drug usage. You will be asked to leave the property immediately with NO REFUND.

Homeowner is not responsible for any accidents, injuries, illness or death that occurs while on the premises or its facilities. Homeowner is not responsible for the losses and/or damages of vehicles, personal belongings, or valuables. All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises, including but not limited to injury or loss of life due to acts of God, wildlife, weather and use of recreational items.

Areas locked and marked as PERSONAL are not to be used by tenant.

Fireworks are not permitted

Only use appliances as they are intended

Water and sewer: the property is on a well and sewer system. The sewer system is very effective; however, it will clog if improper material is flushed DO NOT FLUSH anything other than toilet paper. No feminine products or wipes. If it is found that anything other than toilet paper is flushed and the sewer system becomes clogged you will be charged for repair to the system.

Storms: No refunds will be given for storms.

Internet use: the use of internet is the tenants sole responsibility. The internet is not to be used for any illegal purposes. Criminal prosecution will result.

Cancellation policy: 14 days notice 100% refund/7 day notice 50% refund/less than 7 days no refund.

Access: Tenant will be provided with a code prior to check-in to gain access to lake house. This code will be used to lock and unlock the premises. Once check-out is complete the code will be deleted from the system.
Tenants shall allow homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right in a reasonable manner.

Execution of booking shall be deemed as valid acceptance of house rules and rental agreement.

We reserve the right to do a non -judicial lockout of any tenant who refuses to check out at the end of the agreed rental period.

Lake house check out list:

Return all outdoor furniture to their original location.

Cover all BBQ grills

Return all kayaks and stand-up board to storage location along with paddles and all life jackets.

Load all dirty dishes in dishwasher and run.

Place all sheets in pillow cases and leave in bedrooms. Leave blankets and quilts on top of bed.

Place all bath and lake towels inside shower(s).

Collect all garbage and recycling and place in garbage area in front of house.

Unwanted food is to be cleared out of both refrigerators and placed in trash. Dry or canned goods may be left and will be donated to the food pantry.

Perfect end of summer get away!
This was the perfect house for my family! The house is beautiful and is equipped with everything you need for your stay! The kids has a blast on the mat and trampoline raft and all took advantage of kayaking and paddle boarding around the nice calm and uncrowned lake. Our only complaint is how fast our long weekend went! We are already talking about staying a full week next year!
