Welcome to Seabreeze Serenity, our island home! Ideally located a half block from the beach and walking distance to restaurants, shops, and golf cart and other rentals. Both the interior and exterior of this home have been carefully thought out for your vacation! Huge pool and hot tub, patio and pool furniture, and a hammock in the backyard. Plenty of beds, comfortable furniture, new central A/C, and games (pool table, air hockey/ping pong/dining table) inside the home and the garage game room.

**Major updates were made in Spring 2026. New kitchen, two new bathrooms, fence replaced and deck repaired, murals and more.

Fully equipped kitchen with electric stove, dishwasher, refrigerator, microwave, coffee maker and everything needed to prepare a holiday feast! A large breakfast bar separates it and the great room, making the space perfect for gathering and entertaining.

The dining table with seating for 10-12 (with extra chairs from game room and table leaf extension) is perfect for large families and friend groups over a home-cooked meal.

IMPORTANT TO NOTE:
* Noise must be respectful at all times, ESPECIALLY at night, and the 10pm - 7am local quiet period. No speakers or other devices amplifying sound are allowed during this quiet period.
* No littering - all trash must be properly disposed of
* Max Occupancy: 16 guests (12 adults max, plus additional children under 18 years old)
* Per Texas law, no glass allowed in the backyard on the pool level. Glass in the pool requires major fees to drain the pool, clean glass, and replace filters. Glass is fine in the home and on the wood decks.
* 4 vehicles MAX - No exception.
* No street parking (ask us about extra parking if needed) and no 24 hour parking in public city parking areas
* Booking guest must be 25 years or older, and the booking guest in which the reservation is made MUST be present at all times. Zero tolerance for booking for kids to come up and party.
* Please put trash in the garage or at the curb during garbage day
* Smoking only outside, at least 10-20' from the home. No smoking anywhere in the house whatsoever, including in the garage. All butts must be properly distinguished and disposed of.
* Surveillance: may have camera for monitoring the driveway and exterior of the home for safety and security purposes. No monitoring inside. May also have decibel monitoring devices (nothing decreeable) to ensure we're in compliance with the local noise ordinance. See NoiseAware's website for more information on these.
* Early checkins / late checkouts may be allowed with authorization.
* The pool is not heated, and is cold in the winter.

We expect all guests to be respectful, mature, and responsible. There is a zero tolerance policy abusive and negligent guests, loud groups, etc. If you want to squeeze 20 people into a house and party hard, this is not it. Please no celebratory parties like bachelor, bachelorette, etc. Events like weddings are not allowed at vacation rentals. This is a family oriented, tasteful, and well appointed home - please treat it as your own.

This said, we are open to mature individuals who want to party but know how to treat other people and their things with respect. NO LOUD or LATE PARTIES.

Guests agree to comply with South Padre Island's Vacation Home Rental ordinances and our rental agreement (emailed separately), and failing to do so, or violation of home rules in the listing, may result in egregious penalties, forfeiture of security deposit, and even eviction.

Thank you Teresa! We're glad you enjoyed the home. We have a new service team this year, who does a great job taking care of the pool and ensuring the home is clean and in great shape for every checkin. They are also quick to respond if needed. The pool is the favorite, and the game room is a lot of fun too. We love the quick walk to the beach and restaurants as well :). Thank you again for staying and taking great care of the home!

AC did not cool the house down at all after the first evening. But because the warning signs all over the place saying we would be fined we were afraid to report it as we did not want to be charged. The fridge water dispenser and tray were disgusting and 4 adults and 1 child got food poisoning and we’re sick for two days. No shower curtain when we got there. Pool guy showed up late on check in day to clean the pool and we had to get out of the pool for him to clean. He did let us use the hot tub. Outside Water hose was busted and sprayed water everywhere. You did replace but these things should be checked prior to us getting there. The outside stair railing is very dangerous and those first steps on the ground level need more spindles below the railing. Dangerous for kids as they can easily fall off the stairs. Exposed electrical wiring outside of the pool along the fence line. Exposed staples and nails in the master bedroom. This does not seem like the most family friendly property considering the spiral staircase in the middle of the house that was not even pictured. Our theme for the week was this place is a death trap. The beds were great the location is great. You responded quickly but it is obvious with all the warning signs you know there are problems in the house but would rather threaten your guests with fines than fix them properly. Unfortunately we will not consider this property for future visits to S.Padre.

Oh no Genie, I'm so sorry to hear about your experience and the misunderstanding created by the signage. We're going to check the signs out and make sure they are not threatening. The goal is to share the local ordinances for noise, parking, etc. and ask guests to help ensure compliance with the local rental ordinances. Otherwise, the city can fine guests majorly, and penalize us. You would definitely not be charged for reaching out for help with the AC (or anything) if it stops working during your trip. We noticed the AC after your stay and had that repaired that day. We would have been over there and had it working again for you right away if notified. I'm so sorry we didn't have that opportunity and for the hassle. I also apologize for the broken hose and missing shower curtain. The shower curtain was ruined by the previous group and noticed while getting the home ready for you, and our team brought a new one and they replaced the hose, as you mentioned. I'm sorry those were not addressed before your stay. The team is going to checkout the nails, railing, backyard electrical, master bedroom, etc. The team inspects the home periodically and typically does a pretty good job keeping it safe and in good shape, but it sounds like we either missed a few issues or they are new issues. We will address these right away. Openly we're a bit surprised to hear about these issues since you shared you were having a good time, and the team works very hard to keep the home up and clean, but again, we truly apologize and will make sure it's made right. For any future guests, if any issues do come up that impact your stay, please let us know right away and we'll do everything we can to make it right and your experience better.

Family Spring Break

We enjoyed our stay at "Happy Place". The home was setup great for our group - 2 adlts, 2 -15 yr boy, 2-18 yr boy and 2 -22 yr boy. All the boys had "their" space. The hot tub/pool was a huge hit! the Island was great and the beach was terrific! The cleanliness of the home was not up to par, If we are to pay cleaning fees, I expect the home to be clean. the rug in the dinning area must never get vacuumed . went to sweep up cheese and got tons of sand from only a few passes of the broom in one small area. under the beds and couches also does not seem to get cleaned . The sinks and shower/tubs felt like they had not been cleaned - lots of soap scum. The description says large TV in the entertainment area and a mini fridge. The TV was in a box on the floor We were planning on watching a hockey game together in this area - we would have booked another place that had this. The seal around the garbage disposal was not intact at all and we encounter a few cockroaches in the home. I am not familiar with TX so this might be somewhat common. My son left behind an expensive shirt he received as a Christmas gift and a pair of sweats. When i reached out, they said they didn't find it ( gave specific location of items he left) said we would pay to have it shipped to us)). I am very disappointed in this. We have stayed at many VRBOS. With kids, it seems like something always gets left behind - we have NEVER had them say they did not find it.

We apologize for the issues Colleen. I've shared them with the cleaning team. We do have pest controll routinely visit the home. We asked them to make another visit. We spoke with the cleaning team when you first reported the lost items and they were unable to find them. They then looked a 2nd time and they did not find them where they were reported or anywhere else in the home. I apologize, I was hoping we would find them, and we were going to send them back to you free of charge. I apologize about the game room TV. I was under the impression it had been installed. I just checked with the team and it still hasn't been. I'm removing it from the listing until it is installed. I wish we would have known - we could have asked our team to come out and mount it for you. Either way, that was my mistake. I apologize for letting you down and hope your next vrbo experience is better. Take care.

Horrible Communication

Upon arrival inside was okay, but the house needs some updates especially the bathrooms. There was no physical keys in the lock box. In the back the pool and the hot tub were not coming on. I contacted Vrbo which referred me to the Property Manager Cynthia I text her and let her know that the pool and backyard was dirty and had not been cleaned. My husband checked the drain basket and found trash in there as well. Cynthia had said she would be over the next day at 11am and take care of the issues, but never came. That night when the kids got in one of the bunk beds it was not put together correctly and the slats ended up falling off the bed so that set of bunk beds was not used and 2 of the kids just shared became didn’t trust it’s stability. I let her know about that the next morning through text since it was late when we noticed. The same day of arrival while in the pool you could see like 4 mice in the tree eating off of it. I know pest control had not visited as well due to ants all over the pool area. Overall this house as potential if it was managed correctly, they take action and fix the issues when they are brought up and not just not responding back, plus maintain the pool, hot tub and outside area. Luckily my dad was able to figure out the pool the second day with no help from the property manager. This was a big disappointment and I should have booked somewhere else after I read the 1 review. We've since hired a new higher-end and local 5 star service team, installed a new central A/C unit including ducting it to the lower level bunk room, and added a new game table and TV to the garage game room.
