Guest Access:

Parking:

• Up to 4 vehicles can park in the driveway. Guest can also park to the clubhouse, overnight parking is allowed for up to 2 vehicles.



Property Access:

• Guests will enter the community through the security gate where they will be greeted by a guard. All guests gain full access to Bella Vida Resort and all of the amenities they offer. Bella Vida resort does not allow trailers of any kind (ie. boats, RV's, campers, commercial vehicle, U-Hauls, etc).



Resort Access:

• You’re provided with complimentary access to Bella Vida Resort

• Clubhouse is open daily from 9:00 AM to 6:00 PM, year-round

Nestled over at the Bella Vida Resort, just a measly 7 miles away from the magical kingdom of Walt Disney World (yeah, we're basically neighbors!), you'll be hanging out on the hip side of US192 in Kissimmee. If you're the adventurous type, theme parks and water parks are just a stone's throw away (well, a short drive, but who's counting?), and we've got golf courses, restaurants, and shops galore to keep you entertained.



Our guests are practically royalty around here, with full access to the resort's fantastic facilities. You've got a massive community pool and a sundeck where you can catch some rays. Plus, we've got enough sports courts to make your head spin, a fancy-schmancy clubhouse, and a whopping 15 acres of jaw-dropping lakes – insta-worthy, for sure!



Families, listen up: we've got your back. Your little ones can let loose at the playground and splash around in the kiddie pool. • For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• Please note that the arcade game is currently not operational and is not available for use. We apologize for any inconvenience this may cause during your stay.

• Please note that pool service is scheduled weekly and may occur during your stay. It’s a brief visit to keep the pool clean, and technicians will only access the pool area. Thank you for your understanding.



Additional Services:

• Pool and hot tub heating are available upon request and are not included in the booking price. The fee is $45/night per service or $79 night for both, with a 2-night minimum. At least 24 hours’ notice is required if you would like to add this service.

• Planning a BBQ? A propane tank is available for a one-time $69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

• Rent a Pack 'n play for $39 (one-time fee)

• Rent a highchair for $29 (one-time fee)





House Rules:

1. Parties, events and smoking/vaping of any kind are prohibited in or around our property and risk a fine of $150 and/or your full deposit will be forfeited.

2. Please check-out on time. Late departures will result in a fine of $150 for each additional hour the property cannot be accessed for turnover.

3. Large messes will result in an additional cleaning fee. Please clean up after yourselves.

4. Outside of service animals, pets are not permitted at this property. Any evidence of pets will result in a fine and/or forfeiture of your full deposit.

5. We do not assume liability for any injuries sustained by using the pool. Please follow all safety precautions and use at your own discretion.

6. Firearms and weapons are strictly prohibited on the property.

• If any of these house rules are broken, you and your group may be subject to additional charges or be requested to vacate the property immediately without refund.



Notice: Bellavida – Community Updates. Recreational vehicles such as ATVs, dirt bikes, UTVs, and side‑by‑sides are strictly prohibited, and any damage to common areas will be the full financial responsibility of the owner or guest, so please inform all visitors.

The parking lot near La Fuentes is strictly closed due to ongoing stormwater repairs near the lake and Stella. Vehicles found in the restricted area will be towed and relocated to the adjacent lot. Guests are reminded not to move cones marking hazardous work zones and to always check signage before parking to avoid relocation.
