About the Area:
Located in the heart of the Poconos in Emerald Lakes. The home sits on a secluded lot on the west side of Emerald Lake within a private community that shares an indoor and outdoor pool, plus offers 5 lakes and 2 beaches with bathhouses, playgrounds, and tennis and basketball courts. *Guest must purchase amenity passes.

Home Truths:
- This home allows up to 2 pets for a fee; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet.
- Passes must be purchased to use the community amenities.
- A late fee of $100 will apply for community registrations made less than 24 hours after booking.
- The community amenity rules and schedule are subject to potential changes, particularly in the event of unforeseen circumstances, as determined by the community.
- All trash/garbage MUST be removed from the exterior of the house and grounds when terminating your stay and brought to the dumpster.
- There is a strict no open fire and no firework rule in this community.
- Must be 25 years of age or older to rent.
- This home does not have private trash collection, thus trash will have to be brought to the community compactor.
- This home is under the Emerald Lakes Association. Guest registration upon check-in is required. We will send more details about this requirement after the reservation is confirmed.
- The indoor pool will be closed from July 14–31 for maintenance. The outdoor pool will remain open during this time. Please note that the HOA does not provide refunds for amenities passes.
- During extreme cold, water flow may temporarily reduce, but all plumbing is fully operational.

Parking Details:
Parking space can accommodate up to 6 cars.
Please note that the garage is not accessible to guests.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

We report and prosecute all Credit Card Fraud.
