I do not guarantee the elevators are functional they are mechanical.


2 bedroom 2 bath totally renovated. Custom granite in both the kitchen and the bathrooms not your typical home depot 'stuff' custom wood cabinets in kitchens and baths. Brand new decor 2023 Brand new mattresses, duvets, some new furniture, Internet smart TV's and more. All brand new kitchen supplies new AC and new paint

Glass doors on the showers. I hate shower curtains I find them to be unsanitary.

you have access to beach chairs, umbrellas, cooler and beach toys. I do not guarantee the umbrellas any longer due to breakage and mishandling of them by the guests.

Pool chairs are provided at the heated pool and also the grill has the gas hooked up and provided. There is access to 3 pools since I own in each one of the associations at South Seas beach villas.

courts are open
screened balcony facing the pool and the ocean. You have access three pools. courts (ask the resort for pricing it changes seasonally and ask to see if availabledue to renovations), and a BBQ grill area. There is a nice walkway to the beach that has a foot cleaning station. Pay washer and Dryers on the first floor. This building has an elevator unlike some of the units that are rented that are on the beach.

Golf Carts can be rented with a local provider
I no longer guarantee the use of umbrellas in my units due to the damage by guests I do have beach chairs and umbrellas but DO NOT guarantee the umbrellas
YOU CAN USE THE FOLLOWING:ONLY
1. 3 condo pools 2. 3 BBQ areas 3. All pool chairs, loungers and tables at the 3 condo pools since I own in all 3 associations 4. courts pay for play just as you would at the resort as of this moment it is $25 per person per day. Rates subject to change by the resort 5. All my beach items to include chairs(4 in unit), beach towels(one per person on the reservation ) You can rent bikes, golf carts and other items of interest with local providers that are less expensive than you would pay with the resort

Laundry on first floor use your smart phone to operate

Elevators are functional but I make no guarantees as if they will be working during your stay due to the fact they are mechanical items I will not do refunds if elevator decides not to work during your stay

Make sure to get travel insurance I strictly enforce the cancellation policy

We found the property to accurately described by the host. The atmosphere was clean and welcoming. The amenities were well done. We would certainly entertain the thought of staying here once again in the future.

Beautiful destination but terrible management by owner!

We rented a 2 bedroom/2bath and from the moment we walked in, the door to the shower on the extra bathroom was jammed. Cool, our son can just use ours for now. Except no one was available to come until 2 days after we were there (day 3 of vacation) which kind of stinks because that’s practically half the trip with only one bathroom. The garbage disposable was broken and had a terrible odor coming from it. Again, DAYS before anyone will come. There were gnats all over the sink, no one wanted to turn the sink on and disturb the army of gnats currently making their home there, so we bought disposable dishes to avoid it. Again, cool. Whatever.Finally, two days later, the maintenance man(?) and owner/manager(?) Kim come to deal with the issues. Maintenance man shatters the entire shower door and there is glass everywhere. I mean EVERYWHERE. The man does a terrible job cleaning it up, like puts ten minutes into the job and there were glass chunks and particles covering every surface of the bathroom after that. Our 2/2 quickly turned into a 2/1 for the entirety of the trip because I cannot allow my 7 year old disabled son to use a glass covered bathroom. To make matters (even more) worse, I took the time to go searching for them to inform them that the toilet was FULL of glass just for maintenance to come upstairs and flush it all down the toilet while plunging it! Not once was an apology offered during our visit. Be wary! Beautiful location, would be worth it otherwise!

The “off limits” bathroom. Unfortunately my son has autism and doesn’t always remember/comprehend that certain things are off limits when they shouldn’t be. A glass dusted bathroom was extremely dangerous.

beautiful view and location but....

The location was great and the view and sunsets were amazing. The condo was very dark with large dark furniture. The bed was so uncomfortable we had to sleep in the single beds. We had trouble with the tv and internet and the owner was getting frustrated with us and she was not very helpful. One phone call would have been great to explain it to us. Linens in closet were stained and not pleasant to look at. The iron was broken and the ironing board had no cover. I feel like a few good upgrades and the place would be great.

Beautiful location but not disability friendly

The unit was well stocked yet dated decor. The listing stated an onsite hot tube however there are none on the South Seas property. The listing also stated elevator access with a note that it “cannot be guaranteed” due to it being mechanical however the elevator was completely shut down and under construction. It was very difficult for my elderly, disabled father to navigate the two flights of stairs. Also, we were not on the list or left wristbands to have access to the two other pools on the South Seas property. The unit is in a beautiful location with stunning sunsets!

Bed bugs

This has been the worst experience of travel in my lifetime. Upon arrival at the condo, the gatekeeper had no record of us in that unit. He did let us through and told us where that address was. Once I was at the condo. The elevator was out of service. I am 67 years old and had to do steps carrying luggage. Had I known this up front we would have picked a different condo not on the second floor. I proceeded to check into the room the key code unlocked the door only to find shoes in the hallway by the front door and towels hanging on all the chairs. This unit was occupied. I then made a call to the host and left a message. She then called me back and told me I messed up. I was at the wrong unit. I did something wrong. I explained to her the key code unlocked the address which was given to us. She then insisted you don’t understand what a door lock sounds like it must have already been open. I then sternly explained to her. I opened it two times the second time asking out loud if anyone was here, to see if I could sort this mess out, no one answered probably at pool. The host then said somehow you have my personal passcode that will unlock all the doors, do not use that passcode no more. You are in the unit next to that one and gave me another passcode. This passcode unlocked the door next to the address that we were given. The hose proceeded to tell me we must’ve written something wrong. I didn’t cut her off and said these are the numbers you sent on my phone I did not write

A truly remarkable experience!

My family and I had such an amazing time relaxing on the beach and by the pool everyday! The property is in a gated community with private beaches! We were able to experience having the beautiful green/ blue water all to ourselves. The house had everything we needed for our stay even the items we forgot to bring with us from home. If you’ve ever enjoyed a sunset on the gulf coast and want to experience it each night, this is the spot for you. There was great communication with the owner and she made sure we were able to enjoy ourselves at her wonderful property!

GREAT VACATION

We enjoyed our stay at Kim's unit. Unit was in great shape and very comfy. Enjoyed the beach chairs & umbrellas. Great virw of the gulf with great beaches and pool.Overall had a great time and would defonitely book again!

Great Spot w/Amazing Views

Place is privately owned in a resort property area on the beach with a pool. Security gate into the area. Buildings only a couple of stories so it is not crammed with people. We extended our stay a few days and wanted to check out another area. Was last minute on our part. Communication with owner was fine, she just happened to be busy and we were anxious with last minute booking. Place is nice and roomy. Beds are decent, ample towels including for the beach. Beach chairs available which is awesome because not more than 100 yards from the door is sand & water. Absolutely amazing sunsets during our stay. This part of the island is more laid back. Lots of bikers & golf cart. Still recovering from Ian, but we had no issues with groceries, beach eateries & nice restaurants. This property is ideally located, owner was easy to deal with and accommodating, Captiva Beach was perfect for our family. Will put on our list of worth returning to later.

Lovely unit...but problems as well.

I input on line was for a different unit owned by the same person. She told me that unit was booked. Then she switched me to another unit she owned without my agreement. I was charged by vrbo and had no choice. The unit I wanted was larger and had two bedrooms with king size beds. The unit I was placed in had one bedroom with king size bed, one with twins..not what I wanted for my friends, but I had no choice. I did not pick the unit was charged and could not get a refund. The elevators do not work so you have two carry everything up and down two flights of stairs. At 8 am drilling and sawing in unit upstairs. Not relaxing. The unit is lovely. However there are some flaws. Be prepared. Eventually South Seas with be repaired from Ian.....but it is not yet.

Best Beach Location

Great location. Short walk to beach. Captiva beach the best. Forget Sanibel. Great shelling and clear water. 3 minute walk from condo. Condo was clean with everything needed. Comfortable king bed. The AC new and quiet! Several great pools to use. There was construction going on at South Sea re hurricane fixes. WE where at beach all day so not bothered. Kim was great at communicating.

A big draw to the place was the sleeping arrangements. The lounge chair in the living room was where one of us was going to sleep for health reasons. The chair was broken, and seemed like it was broken for awhile. The handle of the lanai door was broken off, again off for some time. The picture from the lanai was a similar view but I think was taken from another condo just to the right of the one we rented. Enough information was not given concerning SSP before you paid the fees. Would we go back to this location? No {also refrigerator was extremely rusty and there were no dishtowels, wa;ll paper in bathroom was coming off, the lounge chair on the lani was also broken.)
