Enjoy this beautiful summer cottage just steps from the beach and spectacular views of Long Islanf Sound from nearly every room. Relax in one of many rocking chairs on the breezy front porch looking over Long Island Sound.
Drop your Kayac into the water just outside the front door and enjoy some of New Englands most gorgeous coastline!! Cylcling and walking around this quiet sea side neighbor that is great for kids and adults alike.
With two bedrooms( King Bed in Master BR and a full bunk in 2nd BR) , a pull out sofa in the LR and sleep sofa on the porch, this home sleeps eight comfortably.

Location Location Love this area of Branford Ct

Cottage is charming view is amazing Will not rent this property again chairs on the Lanai were broken. Beautiful rockers Almost fell through they all need fixing Roof leaked when in it rained Ants in the kitchen Beautiful bushes in the front of the cottage but not maintained Cottage needs maintenance Also forgot to mention holes in the screens and back door screen was falling off

I take our guest's stay at the cottage extremely seriously and personally. I understand how important vacation time is to each and every family that arrives there. Our cottage is professionally and meticulously cleaned and inspected for damage before each guest arrives. The kitchen and downstairs full bath were totally renovated in 2020. A new range, dishwasher, washer and dryer were purchased and installed in that same year. The entire downstairs was professionally painted in 2020 as well. The property is MAINTAINED exceptionally well. I communicate to all of my guests upon arrival, as I did with you, to contact me immediately with ANY questions and or concerns. I did not hear from you. I was however made aware of a leaking porch roof in the aftermath of HURRICANE IDA. I responded immediately and attempted to resolve the issue ASAP. If I was made aware of the other issues stated in the review I would have responded immediately and resolved each and every one of your concerns in kind. Reviews from previous guests about the condition and cleanliness of our property and about my responsiveness speak for themselves. I am sorry that you had had such a poor experience.

Perfect for us

I grew up spending summers in the East Haven/Branford area. As an adult my husband and I started renting cottages in the area. We have stayed in many different sized houses but this year it was just the two of us. It was a welcome break after a year of covid. Neil’s cottage fit us perfectly. We fell in love with it. The cottage is cute and quirky. Nicely decorated. Comfortable beds and the kitchen had all we needed. Perfect location close to Lenny’s restaurant and Bud’s for fish or his crab spread which I highly recommend. The porch is a perfect spot for eating or just sitting. The day bed was my favorite lounging spot. The neighborhood people were very friendly and most importantly the beach is steps away. We hope to return again and again. Thx Neil!

Picture perfect Summer Island

One of the best shore spots on the Ct. Sound -great for young and older for water fun including a row over to Clam Island to scout for sea glass. As an artist I found lots of inspiration for future paintings. Cottage well equipped. Friendly neighbor-hood. Thankyou Neil for sharing your cottaged.

Relaxing haven

This is the 3rd time we’ve stayed at Neil’s cottage. It is such a lovely, relaxing spot, just steps from a private beach, and the cottage is decorated with so many beautiful little touches. Everything is very comfortable. Neil is such a welcoming and helpful host!! We can’t wait to stay again next summer!

Perfect week!

My sister and I along with our husbands just spent a week in the beach cottage. Everything was perfect. We enjoyed the close proximity to the beach. We were able to kayak right across the street from the cottage. The neighborhood was lovely with several restaurants close by. We will definitely return next year. Thanks!

A little slice of Heaven.

This charming cottage is just lovely. So comfortable. It is truly "steps from the sea." Equipped with a kayak, beach chairs and a paddle board, you have just what you need to enjoy life on the LI sound. The best part by far is the sun drenched porch with beautiful breezes coming in from the water. Neil is great to work with and stands at the ready to be of help!

AMAZING

My family and I stayed at Neils cottage for 3 weeks. I can't say enough about this place. The whole experience was nothing short of amazing. From the second we walked in the door, memories of a lifetime began. Neil was extremely accommodating, the neighborhood was perfect and the people all made us feel welcomed. We can't wait to come back! Thank you Neil for sharing your beautiful home. It was exactly what my family needed and I can't think of any better place then Summer Island Road.

Peaceful summer getaway

Quaint seasonal cottage with conveniences of Home. Nice and clean, walking distance to 2 small beaches. Biking fun to do too since neighborhood is fairly level and has pretty views.

My family had a fantastic week, great cottage, and location

Neil's cottage was great, he was quite welcoming. We had fun on the front porch, visiting with family, and playing cards. cottage had loads of nice beach towels, that really came in handy, would love to stay at this property again. Great new restaurants close by, especially The Stand, great food and vibe, The one thing we wished for, was to recycle glass, cans etc, anyway, great vacation spot!

Absolutley perfect

We found this cottage on accident when another rental of ours fell through prior to us landing for a week long vacation. We knew nothing of the area, very little about the property, but were super excited to see something still available that would fit our family of 5. Upon arrival, and still very skeptical of if we really would have a place to stay, we were absolutley blown away with. Neils home is precious, and is in my opinion, an absolute perfect beach cottage. The closeness to the water, cool breeze on the front patio, and very welcoming neighbors truly made our stay perfect! The house is well stocked, super cute, and rustic in a very good way. It maintains its original charm and we are super thankful that everything worked the way it did for us. Neil, thank you again for a perfect stay, and let all of your neighbors know, their favorite family from Denver, will be back very soon!

Another Great Vacation Stay at Branford Beach Cottage

We had another great time staying at the beach cottage in Branford Neil, and we are looking forward to another wonderful stay next year. Its always too short! All of our family that came to visit us while we stayed here fell in love with the cottage and location just as we have. Take care!

Very Satisfying Get-Away

Four of us stayed at the rental for 6 days and had a very pleasant time. The location is beautiful and calm, allowing for one to get some rest and relaxation. The rental was very clean and the owner was excellent when it came to communication. Would recommend as a retreat for some un-plugging and resetting.

Lovely Vacation

Neil made us feel so welcome, and the home is a beautiful cottage so close to the water! My family and I had an amazing time. The home had a lovely beachy feel and lots of shared space for everyone. Plenty of sleeping options as well. The neighbors were so great and welcomed us on day one! At low tide you have a full beach to lounge and play. And the beach was empty 90% of the time, which was fantastic. Overall a great experience, great home, amazing location and fantastic week! Thanks again, Neil!

Charming cottage by the sea!

We loved our week in this charming cottage. It had everything we needed for a wonderful relaxing week. We woke every morning to beautiful views of the sound. Walked to the beach right out our front door and down the path every day.... kayaked, paddleboarded and just sat in the sand and relaxed. Took walks around the neighborhood and said hi to everyone we met! Grilled out in the evenings and visited local restaurants. Went up to Mystic for a day...it was lovely and we will definitely be back. Neil was great to work with, and, although we never met in person, I feel like I made a new friend!

Great Getaway from the City!

My husband, son and I enjoyed the location, the historic beach house and its comfortable furnishings. The porch was a family favorite! It was a very relaxing stay and we found the environment to be peaceful and welcoming. We hope to return soon! Thank you Neil for a terrific stay.

Love this cozy Beach House

This house was great for my family this summer. It is close to the beach and just feels like you are home. You can walk to two beaches and use the yard to hang out with your family. It is the easy beach house you are looking for. Even on the one rainy day we had we sat on the porch and played cards it felt fun and comfortable like we lived there. Stay here, you will love it. Neil is a great host and good communicator.

What an adorable beach cottage!

My family, consisting of 2 adults, teenage son (along with various friends) and family dog spent a wonderfully relaxing week at this perfect beach cottage. The pictures are a completely accurate depiction of the property...the beach access is literally right across the street! Morning coffees, dining "al fresco", reading books and family game nights on the screened-in front porch were our favorite activities of the whole week! The cottage is in a very family friendly neighborhood with great areas for walking, biking and kayaking. We look forward to our next vacation on beautiful Summer Island for relaxation and quality family-time!

Connecticut vacation

My family had a wonderful time at Neil's Beach Cottage. The cottage was very clean and the location was wonderful.We had six people in our party and we were very comfortable at the cottage. The neighbors were very friendly. We really enjoyed our time on the porch every evening. Neil was great about answering all of my questions. We hope to return to the cottage some time soon.

A Welcome Retreat

We had a wonderful time at the cottage. Thanks Neil for a few days of fun in the sun and one terrific thunder and lightening storm. It was like a 4th of July heavens way.Your neighbors are very friendly and made us feel right at home. Sitting on the porch in the morning looking at the sound was a great way to start the day and dinner on the porch a perfect way to end the day. I will look back and remember your cottage fondly.

lovely getaway

This house was terrific! We really enjoyed our week at the Branford shore. We're from CT and we return every year to visit family and friends. Neil's beachhouse was the perfect location to gather and enjoy our visit. Our two year old had an amazing time in the yard and at the beach. Lenny's seafood is one of my favorites and this beachhouse is really close by. We had a wonderful time and look forward to returning next summer!

A wonderful retreat!

Neil's beach house was the perfect vacation rental for the days leading up to our wedding this summer. It provided plenty of space during the day for our families and friends to meet and enjoy the beach and surrounding area during the day and comfortably slept most of the wedding party (6 adults) in the evening. For being over 100 years old, the cottage is bright, clean, and cozy with modern amenities such a well adorned kitchen, laundry room, and living area. The best feature is definitely the covered porch with wooden rocking chairs and a pleasant view of the ocean. The property is located in a quiet neighborhood with little traffic and although there was only space for two vehicles in the driveway, there was enough space for additional vehicles on the street. The property is distant enough from downtown Branford to be a peaceful retreat but close enough to the main roads to be accessible for fine dining, shopping, and major highways. Neil was incredibly helpful and welcoming and we couldn't have asked for a more relaxing place to rent before our wedding. I would definitely recommend this rental to a small family with young and older children, a group of close friends, or a couple looking for a relaxing get-a-way. We hope to return again in the future!
