The Cypress Falls Property is perfectly placed in the heart of the beautiful Texas Hill Country.
Located on over 70 acres of hiking, fishing, swimming, tubing, wildlife viewing, or just plain relaxing on the landscaped banks of the amazing Guadalupe River. A truly secluded, yet accessible location - minutes from Canyon Lake and the shopping, dining, and dancing destinations in historic Gruene Texas.
Perfect for a romantic getaway or a memorable family vacation.

We offer 2 rental options at the Cypress Falls Property.

1. Rental of The Cypress House only, which is a 3bedroom/3.5 bath home sleeping 8 total.
Amenities: private riverfront, wifi, pool table, full kitchen, flat-screen TVs, a wood-burning fireplace, outdoor fire pit, washer/dryer, bed & bath linens, and more!

If you are planning a small event, wedding, or family reunion/get-together, 3 private homes are available to rent together on the property.

2. Rental of all 3 Homes on the property. Sleeps 18 total.
Cypress House: 3bedroom/3.5 bath home sleeping 8 total.
Falls House: 2bedroom/2bath home sleeping 6 total.
Sunday House: 2bedroom/1bath home sleeping 4 total.

A little slice of paradise

Beautiful views and great amenities. This is a great place to enjoy all the Hill Country has to offer. Take a hike, take a swim or just relax on the porches and watch the day go by.

A Slice of Heaven

This is the most beautiful stay we’ve had yet. The love and details that are poured into this place can’t be measured. The hosts are so kind and although we began our stay as strangers, we left as friends. We highly recommend staying here, it’s a place we will be excited to visit year after year.

The grounds are breathtaking and the water is pristine. You can stay as active as you like or just take time to relax and take in the beautiful scenery. My kids had such a great time they are opting to return here versus going to 30A for our end-of-summer vacation!

Girls weekend away

The grounds with all of the exotic animals was really unique and fun and the waterfront location was great. The only downside is the proximity of parking to the front door - not too easy to get supplies for the weekend from the cars and into the house.

The house was very spacious and clean. We loved all of the outdoor activities and of course the view. The helpful owners that live on site are a bonus! I would recommend that everyone try it out. The hosts were so friendly and helpful, they felt like family. Heaven on Earth!

Our kids are no longer little, so getting us in one place where we all can connect, relax, and enjoy the space is a challenge. Cypress Falls far exceeded our expectations. We could gather at every moment! Whether we were all in the kitchen cooking together, eating at the awesome dining table, playing games inside and out, or walking to the river..there was plenty of room for us. We enjoyed Meredith & Joe's hospitality and true joy in making us feel welcome and part of the property was the best! We will be back for sure to disconnect from the world for sure! Must see!

Show place on the river

The pictures do not due it justice, this place was amazingly beautiful! The ranch and Cypress falls views were gorgeous and the house was huge. Everything you needed was at your finger tips. The host were extremely nice and helpful when you needed but we never new they were around when we were out and about. Highly recommend this ranch and we will be coming back with friends.

Holy moly! Book it now!

I don’t know how written words can do this place justice. Cypress Falls House was way more amazing than the pictures could ever portray. The home is so absolutely phenomenal that you just have to experience it. Everything is thought of down to the every minor detail. Absolutely beautiful, so much to look at. You will want for nothing. We needed way more time to take it all in. The setting is picturesque and beautiful. The drive in with all the exotics is over the top. The river is gorgeous. The owners are the best people and were available for any questions we had and super friendly. We wanna make this an annual trip with our family! If you’re reading these reviews and you’re wondering if this place will work for you, just take my word for it and book it now! You won’t have anything even close to disappointment about anything. If you’re adventurous, bring tennis shoes and take the hike behind Swanie’s pond and make your way to the top to the bench swing. Breathtaking view! And definitely take in the pool table. We played every night it was so much fun.

A Story Book Retreat!

Our family stay at Cypress Falls retreat was even more amazing than we expected. This beautiful property is very well maintained, well appointed and away from the crowds. Upon our entering the ranch we saw beautiful deer, a swan, a peacock and several other wildlife and were greeted with kindness and great help getting unloaded and situated in Cypress House. The views and Access to the river could not be better and the property managers Joe and Meredith’s number one goal is the comfort and joy of their guests. We all had so much fun floating in the river, fishing, and walking about the property. I just loved sitting on the stone patios having my coffee and taking in the sound of the falls and view of the river. This is a beautiful place run by a truly kind and loving family. We can’t wait to go back!

Piece of paradise!

Our family of six adults and one infant stayed at Cypress House and loved every minute. The owners are exceptionally helpful and friendly. The water is cold — just right for tubing on a hot day. The house and grounds are beautiful. Everyone loved having their own king size bed and en suite bath. No detail has been overlooked. We had everything we needed and enjoyed it all in absolutely glorious surroundings. Highly recommend. You will not be disappointed. Thank you, Joe and Meredith! We’ll be back!

Simply Outstanding

First and foremost Joe and Meredith were outstanding gracious hosts who couldn’t do enough for us. The property is a magnificent 70+ acre gem and the accommodations are stunning and full character, stocked with everything you could possibly need and some. We stayed for 3 days at Easter and never left the property grounds, enjoyed unwinding on the riverfront, lawn sports, campfires, grilling etc. A total decompress and we will definitely return !!!

An absolute great place .The pictures don't do it justice. The house is very large and very well built . We VRBO allot and this is the most comfortable place we have been. Having the owners on site is actually a very good thing. they were super friendly and helpful . We will definetly be back soon

Great Family vacation

We just got back from our stay at the Cypress house and our stay was wonderful! The property is beautiful and the owner Joe and his son Jake were very welcoming and gave us tips on the river and surroundings. The home is very spacious and all bedrooms have their own shower which was great! My family enjoyed tubing and sitting out by the river and my son in law enjoyed Playing Badminton , even though he lost every game!! Our stay was amazing and we all agreed that this spot would be one that we will keep visiting!!

Cameras inside the house are active!! Please find another place!!

Rating Details: The property manager was very unhelpful. The vacation rental was spotless. I was somewhat unhappy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: I don't write reviews often, but Jesus this place is a scam. My issue with this house is that they have active cameras on inside of the house. They say they are “not active” but these are actually working. They have a red light that comes on at a certain time ever night. I have photos & videos of them on in the house. FYI this is against the VRBO policy. My guest (many beautiful women) felt so uncomfortable and didn’t stay at the house. They also count children as adults. Never heard of an 2 &4 yr old being an adult. They say it’s for insurance purposes, but that’s bull. I was very disappointed in the management company(river city resorts) as well. They called me 2 days before and told me I need to submit a list of guest and vehicles to be approved by the owners. Then rushed me to get it. They had 3 weeks to request that info. SHM. For some reason they were super uptight about the max person occupancy. And kept telling me. I know how to count and I can plan accordingly. Jesus. And no day guest, so if you have any grandparents wanting to visit for the day and “enjoy” the property, forget about it even though you paid for it. I have never been to such a beautiful place that could not be enjoyed. FYI owners live right next door. Joe actually will come check on you in the middle of the night 945-10pm to see how many people are in the house. We only had 3 ladies in the house and it frightened all of them to where they did not want to stay in the house. Very disappointed because my guest and I are all good people and never out of line, and they really put a damper on our weekend. We had one couple who backed out and another couples baby sitter cancel because of Covid19, they ended up showing up and I switched some people around because the kids needed to stay somewhere. The right thing which was to let the kids stay in the house. They are both in diapers so it’s not like they used the amenities. We never broke any of

Wonderful oasis

This was a great place for our family to relax. Our sons loved the access to the river and the animals on the property. The property and house are beautiful. We definitely enjoyed our stay!
