This exceptional 4 bedroom/3.5 bathroom townhome with west-facing dip pool offers a stylish and luxurious décor throughout with four bedrooms, themed kids' rooms, three bathrooms, a poolside half bathroom, a relaxing living area with views out to the private west-facing pool deck and no rear neighbors!

Step into the open-plan living space complete with lounge area featuring two sofas, a large SMART TV, sliding doors out to the pool deck and views to the pool and countryside beyond.

There is a formal dining area to seat 6 and a luxurious, fully fitted kitchen complete with granite counters, stainless steel appliances and a breakfast island to seat 4. The kitchen is equipped with everything you need for at-home dining including fridge freezer, dishwasher, microwave, stove, wine cooler, drip coffee maker, blender, toaster, kettle, utensils, dishes etc.

There is a beautiful queen suite located on the ground level with a queen bed, Smart TV and a luxurious bathroom right next door with twin sinks and shower.

Upstairs you will find three stylish bedrooms all with Smart TVs. The king primary suite has a king bed, large walk-in closet and an en suite bathroom with shower, twin sinks and WC.

Bedroom 3 is a magical Harry Potter themed room that little wizards will love! This room has bunk beds to sleep two guests (max. weight limit for top bunk 150lbs) and a Smart TV.

Welcome to the Mouse House! Bedroom 4 is a fun Mickey themed twin room with twin beds, Smart TV and Mickey and friends saying hello from every wall!

Bedrooms 3 and 4 have access to the Mickey-themed family bathroom with twin sinks and tub/shower. There is also a laundry room on the upper floor with washer and drier that you are welcome to use.

Step outside to the beautiful spacious pool deck with private west-facing dip pool, countryside views and no rear neighbors. The pool deck has a large, shaded dining area with table and chairs, plus four sun loungers around the sunny pool deck. The home has a pool fence for families with children and the pool can be heated (pre-bookable optional extra). There is also a half bathroom for easy access on the pool deck.

This property has air conditioning throughout, free Wifi, Smart TVs and free local calls. A pack and play/travel cot and a highchair are provided for families with children. At the front of the property two vehicles may park in the assigned parking spaces.

The stunning Solterra Resort features amazing resort facilities including a beautiful communal pool, lazy river (pool is heated, the lazy river is not heated), poolside cafe, a gym, tennis court, volleyball and recreation areas.

This luxury home is in an ideal location just 9 miles from Disney World, 19 miles to Universal, less than 3 miles to an array of restaurants at Champions Gate and 28 miles from Orlando International airport. This exceptional home really has everything to make your family vacation truly memorable!

PLEASE NOTE - The Solterra resort has an additional one-off 'Resort Entrance Fee' of $35 per reservation for use of the resort amenities. This is paid directly to the resort when you check-in. This covers all the guests and vehicles for the full duration of your stay and gives you access to the resort amenities.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 8 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
