Nestled minutes from downtown Ludlow, Our space is a wonderful retreat in any season. The bright, airy and spacious living room with open kitchen and wooden vaulted ceiling is perfect for entertaining and relaxing with friends or family. Hang at the large dining table or relax on the extra large leather sofa while cooking in the open modern kitchen. After a day at The Beast or Okemo this house is a sanctuary for all ages. Sitting out on the deck after a plunge in the Hot Tub or a splash in the (seasonal pool). Then end it all with s'mores at the fire pit and a game of pool in the basement. So much to do on this property and nearby! Easy Family or Friends break. Why fly when you have your own little spot in the hills!

This is a private retreat for family and friends. "This is family time at it's best...kids in the pool, parents, grandparents on the side watching while having an adult conversation!" A perfect getaway for you outdoor enthusiasts, families or groups of friends. Great work from home vacation spot with fast internet. Guests have access to the 2 acres with lovely flower gardens, crab apple trees and sky. Great vacation spot for a family to relax and enjoy the country and have a peaceful playground when they come home at the end of the day. We have been told you never need to leave our spot: games, pool, swimming pool, ping pong, ball toss, water volleyball and land volley....we agree. It a great family vibe. Great place to have your own resort in many ways!

Mudroom:
It's the welcome room of your dreams. Drop your bags, kick off your shoes take a breath!. Drop your skis and boots! All wood mudroom with enough space to store any extras you bring. No need for shoes and gear in the house!

Living room:
Lovely wooden vaulted ceiling with open floor plan. Apple TV so you can sign in and stream all your shows. Lovely huge leather sofa with plenty of seating. Winter nights light the wood burning stove and look out all the windows. Summer days open all the windows and feel the cross breeze! Play a board game or the guitar while letting the hours pass. Access to loads of board games, puzzles and things to put together and take apart. Lots of books for various ages. Please leave everything for the next guests.

Kitchen:
Recently renovated and stocked with everything you need to cook a meal for the family. Full set of cooking pans and utensils. We attempt to keep and restock staples like oil and simple spices.
Cook watch the fire or look out the large window to the pool and garden

Dining:
Full table looking out onto the deck. Seats 6 easily. Great for doing office work and watching the kids. A good card game at the end of the night or monopoly! We have all this in stock. Situated next to the kitchen it makes for easy entertaining and getting the food on the table. Or take out from our favorite...Mojos.

Bathroom 1-Hallway bathroom:
Newly renovated with a walk in shower. This is available to both bedrooms in the hall way. We supply the blow-dryer and toilet paper! It clean and renovated with storage for towels in the vanity.

Bedroom 1 :
Queen Bed and en-suite bath w/ double closet. The newly renovated bathroom comes with blow-dryer and toilet paper.

Bedroom 2:
has a Queen w/ double closet and a small office area with printer. Lots of room to move around.

Bedroom 3:
has a full and a twin size bed w/ double closet. Cozy charming with lots of storage space

Basement:
Laundry room:
full size washer and dryer with folding table. Please ignore the art supplies!

Full size ping pong table:
we are serious pong players. equipped with paddles and balls.

Full size pool table:
Oh the pool table of your dreams. old school heavy and dreamy to play.

Full drum set:
we have drum charts if you wanna teach yourself! Be kind and respect the set.

Lounge room with TV for hiding away:
yes a private space with a door away from everyone else. We do yoga or meditate or play serious video games. (you provide the game box).

Outdoor Space:
You will have private access to a 5 person tub and a two person hot tub. A large in ground swimming pool (seasonal June -Sept). Pull up a lounger take a plunge and listen to the trees rustle or the birds crow. Have a splashing contest and see who wins. The pool and hot tub are professionally maintained and you may see the crew from time to time checking on things. We like our water and we like it clean. Always report any maintenance needs. Many guests have seen our deer walking around the property and the local porcupine that likes to hide in the trees.

For outdoor enthusiasts, Buttermilk Falls, is 10 minutes away, perfect for photography or hikes. Okemo Mountain Resort is a 5 minute drive, offers year-round activities like skiing, hiking, and mountain biking. They have great kids camps and adult mountain biking in the summer. Killington is a 30 minute drive-it's the BEAST for world-class skiing and summer activities. It is a dream mountain bike adventure. We strongly suggest at least one day on the hill in the summer. The lakes are within 15 minute drive. Pick the one you like the most and jump in! Golfing.....everywhere.

Woodstock is about a 30 minute drive. Great drive through Calvin Coolidge land ending Woodstock. Lovely restaurants, charming stores, and a great Co-op with some of the best take out and groceries around.

Enjoy a maple creamy at the end of the long day of hiking and playing. Or come back to the house and grill up some food and hang by the pool. It's magical anyway you put it together. Vermont and this home make for a pretty fantastic trip. It's easy.

● No smoking allowed inside the house or on the property.
● Enjoy nature but bears and coyote may pass through, so please secure food properly. Trash will go in the garage.

Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; we have wildlife we love and neighbors we like!

No parties or events allowed (no large family reunions no excessive guests) None. No exceptions.

Guests must leave the house broom swept with no food remaining on the floors. No food near the pool or hot tub/sauna. No food in the basement.

If there are any issues we ask that you notify us ASAP. It is best for us to fix any issues and we have folks available.

Guest must provide us with a valid working phone number. Within 2 hours after your arrival please report anything in regards to cleanliness or other issues. We want your stay to be nice and we also want the house to stay in great shape.

NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. We are in the country and run on a septic system. Overload of people is not good for the home.

Late check-out fee of $50 (if not authorized) applies for check-outs after 12:00 pm.

Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

No Guns or weapons. No hunting on the property of any sort.
