Waterfront 3 Bedroom Condo With 24 Hour Security

For rent is a 3 bedroom 2.5 bath beachfront condominium located 15 feet from the sand in beautiful Cancun Mexico. It is on the front line of units and is on the first floor (ground level). It is located at (Blvd. Kukulkan KM 13, Zona Hotelera, 77500 Cancún, Q.R., Mexico) and is part of the Villas Marlin condominium complex. Our manager Ben lives in Cancun and can give recommendations on what to do and where to eat. He can also help you book snorkeling, fishing, parasailing, jet skis and catamaran tours to Isla Mujeres. There is a large mall right across the street with a supermarket on the top floor. We are located within 1-2 miles in either direction of Rental cars, Coco Bongo and the Jet boat tours, two of Cancun's greatest attractions. Two of the rooms are waterfront with sliding glass doors so you can wake up to the sunrise. Enjoy the 3 Large communal pools and seasonal poolside bar. Kid shallow pool is approximately 15 feet away from our unit. Please note that the bedrooms are upstairs. We are located across the street from the dental office, police department and fire station.

The property is in an excellent location with direct beach access and convenient proximity to public transportation, shopping, and grocery stores. While the stay was enjoyable overall, the home would benefit from some additional cleaning, updated bathroom and kitchen fixtures, and improved organization of storage areas.A couple of maintenance issues also prevented this from being a 5/5 experience: the half-bath toilet was not functioning, and one of the upstairs bathrooms had a continuously running toilet that created noticeable noise.We highly recommend this property for a family stay.

Great location

Three beds upstairs. Two were rather firm one had foam padding which made it comfyCool that washing machine and dryer were available Not too many cooking supplies but lots of kitchen space.

Excellent location

Wonderful convenient location, beach front unit. Location to grocery store and Oxxo is perfect as well. It is an older unit and could use a remodel, newer furniture, light bulbs, some upgrades, etc BUT it's location makes up for many things. Was clean and the appliances all worked great.

Extended stay

We stayed 2 nights. Hard to locate. Good location and stores Restaurants within walking distance. Older furnishing but worked for us. Patio door in 2nd bedroom rattled all night long with storm. Water dispenser was empty when we arrived but water was delivered the next morning. We appreciated the washer and dryer in unit. Toilet in lower lever didnt flush well and chain came loose.

Location is great

We had problems with having hot water, so we took a lot of cold showers. The kitchen faucet and the primary bedroom shower head were broken, so repair guy came by to make repairs 4 days after we had been there.

Beach in Cancun

Love this place. We have stayed here several times before. Ben is managing this beach front unit that we love. He was incredible at helping us. Will definitely stay here again. Location is great and can walk anywhere. Store right across the street.

Great place

This place was good for the most part, good area, walking distance to many stores and restaurants. The oven does not work and the house does need some work but nothing that ruined the stay. The property manager, Benson, was great and helped us with everything, including activities as well!

Owner was quick to respond. Property manager also returned calls. We did have a pest issue that was disturbing, but overall a great stay.

Great spot waterfront

We absolutely loved it. I knew what to expect having lived in Mexico before. This place was authentic and had everything we needed. The property manager stayed in contact to take care of any issues that arose. The owner put us in touch with a driver who took us to and from the airport. Great location, near a shopping center and carry out. Bus stop close too and amazing to walk out the sliding doors right onto the beach.

AMAZING VIEW

The amazing view and large turtles were a hit. The host gave a great tour of the porperty. The house was for the most part clean, i dropped something and it rolled under the bed, that was not clean. The bedding looked old. Finally the power went out to half the house on the last night which made it frustrating due to the heat.

Location was awesome!! Safety was great. The property is outdated. Not enough toilet paper for everyone. Did not like that master restroom does not have a door, no tv in master room and light fixtures in MR needed. MR bathroom had a sewer smell. However, we enjoyed the location and the stayed! Thanks,

This property is on the beach, If you leave the window open you will hear the waves. Kick back and relax on the beach. Awesome location with private beach. Property Security guard is always present for unwanted guests

Escape the Winter getaway

This is a nice unit in a great location right on the beach in the middle of the Cancun hotel zone. Close to everything you need. We want to come back and stay here again.

I never go back to that house..!!

I have a couple of things to mention in regard to our stay. First things first, the house was dirty. The fridge I cleaned myself to put my food in. The half bathroom downstairs and the master toilet didn’t have water and we have to put water in the tank to make it flush. I think that the price is a little much for what we walked into. Since we got there, the table top would rock back and fourth when we were eating… was really bad experience with that house.. the only good thing is the view at the beach.!!!

Absolutely hated our stay

The location is great, we’ve stayed at villas marlin before. The space was great, big enough and best part in front of the ocean…..however the person in charge of cleaning never went to clean after telling us she would go the next day, we ran out of toilet paper. The space had a horrible smell the kitchen utensil were disgusting as if they were not washed in a long time. The refrigerator was oxidized. It needs a remodel…..overall I regret booking this condo

Great location right on the beach

Family of 5 adults. We had plenty of space for everyone and plenty of bath & beach towels. The condo is right on the beach and by the pool! Some of the appliances are older but everything worked perfectly. The owner Gayle has great communication, and one of the kindness. We had a medical issue with our daughter and had to leave a day early, Gayle reached out to us to check on her and even refunded us that days rental fee without us asking him too! Wow, this kindness is rare these days. Thank you Gayle! Rent this condo you will not be disappointed!

Great location and wonderful vacation

The owner was an amazing communicator and answered all questions and quickly answered all questions before, during, and after our visit. Loved the large size of the condo and location. It’s right in the beach yet across from a small mall that had a huge grocery store. The kitchen is well appointed and I was able to cook many great meals for my family. There is also some great restaurants close by that we went to for dinner. The housekeeper Lady came as often as we wanted and was a really great cleaner. Other reviews reference older furniture in the condo and that is true but Lady kept it spotless. Oh, and the beds are really comfortable. As a COVID note, everyone wears masks and you are expected to have a mask any time you enter and business and use their hand sanitizer whether at restaurants or shops and that includes entry into the outdoor malls. It was very easy to remain socially distanced and feel safe on this week long vacation. I would definitely stay here again if I return to Cancun.

Fantastic location and condo layout. I would highly recommend this. Some of the faucets, fixtures and drapes, silverware, etc. could be updated to make it even better.

Great location.

The location was great - although it was a bit challenging to find. We loved being next to the pool & the beach is amazing! Also, having a grocery store right across the street is great! The beds were also rather comfortable & watching the sunrise from the deck is excellent!

Great Location

Property is as described and as seen on the pictures; I wasn't expecting more: PROS: -Condo is right on the water, the view is spectacular -Air Conditioned. Cancun is hot and humid, coming back to a cool place was a plus. -Parking. We decided to rent a car to explore the city and the surrounding areas and parking was always available. -Fully equipped kitchen. We only cooked on our last day in Cancun and everything we needed was available, even some condiments were in stock. -Quiet. We were out of the condo for most of the day but when we came back to the condo to sleep, we didn't have to complain to anyone about noise. -Security. The complex is gated and offers security 24/7, a couple of guys roam the complex day and night which provide some sense of security. -Made Service, HUGE!!! love the fact that a lady can come anytime to clean your mess, be considerate, it is one lady for a huge house. -Three rooms!!! perfect for my two kids, spouse and I plus an in-law CONS -Condo needs a little bit of work, it is understandable that the property is right on the water so metals will corrode easily, but some of the furniture needs updating to give it a more welcoming feel. -It was a little pricey. Unit is cheap when you compare it to single room hotels but expensive when you compare to other condos around the area. My advice is that you book waaaay in advance to get the best price, or if you don't mind staying a little further from the water then do so. -There is a strong smell, that we could not explain what it was, after our second night we were used to it that we didn't notice it the rest of the week. -I had to reach out to the owner two days prior to our arrival because we didn't have a key, a code or instructions on how to enter the unit, a map of the complex to find the unit would have also been helpful. Gale called me personally to give me the code to the door and to explain how to get to the unit which was kind of helpful. I still think that a quick map and directions from the airport are needed to make it easier for guests. -Lastly, we could not get the TV to work, the control remotes were unresponsive, this was the last of our concerns since we spent most of our time outdoors anyway. In summary, I loved the location, the only reason I gave it four stars instead of five is because of the price, the smell and the semi outdated furniture. At the end, the pros outweighed the cons and would probably stay here again if Gale allows us to comeback.
