Sleeping Arrangements (Sleeps 7):

- Bedroom 2: Queen Bed and Twin Day Bed (Sleeps 3)
- Common Area: Full-Sized Sofa Bed (Sleeps 2)

Bathrooms include shampoo, body wash, towels, toilet paper, and a hairdryer.

Kitchen and Dining:
The modern kitchen features stainless steel appliances, including a refrigerator, microwave, gas stove, and oven, plus utensils, dishes, glassware, pots, pans, and a coffee maker. Enjoy complimentary coffee and tea each morning.

Living Area:
Relax in the living space with a brick and wood fireplace, board games, and a cozy sofa. A Smart TV with streaming apps is ready for your accounts, and free WiFi is included. Unwind with tunes on the vintage record player.

Summer Fun and Nearby Attractions:
A variety of indoor and outdoor activities promise endless fun for you and your loved ones. The property sits a minute`s walk from Catskill State Park, with Minnewaska State Park and Mohonk Lake a short drive away.

Additional Notes:
- Window air conditioning is available in summer months only.
- The pool is open Memorial Day to Labor Day, weather dependent, and closed in winter.
- Some firewood is provided for the fireplace.
- A 4WD vehicle is recommended in winter.
- Please respect local wildlife; no hunting is allowed.
We appreciate that the overwhelming majority of our guests are respectful of our property and a pleasure to host. These house rules are in place to ensure the best quality visit for all of our great guests:

- Please note that smoking of any kind is forbidden inside the house and will result in a minimum fine of $1,000.

- Pets are allowed with prior approval and must be included on the reservation. The pet fee is $100 per pet per reservation, with a maximum of 2 pets. Please add all pets to your reservation under “Add guests” in the search bar. Guests are still responsible for cleaning up after their pets both inside and outside the property. Additional cleaning fees may apply if excessive pet hair, waste, or other pet-related cleaning is required. Please keep pets off beds and furniture.

- No events, parties or large gatherings. Quiet hours are from 10:00pm to 8:00am.

- Check-out is at 10:00am. Late fees may apply if the guests fail to check out on time.

- Minimum age to book is 21.

- Any use of the fireplace or fire pit shall be in accordance with NYS burning regulations. Please observe the annual statewide ban on residential brush burning, in effect from March 16 through May 14.

- No outdoor camping shall be allowed including tents, yurts, etc.

- Parking shall be allowed solely in the dedicated parking area.

NOTE: While we make every effort to inform guests in advance, it may occasionally be necessary for maintenance personnel to access the exterior of the property during your stay to service amenities such as the pool, lawn, or other facilities. We respect your privacy and will never enter the home without your permission. We appreciate your understanding and cooperation.
