◆ Air Conditioning
➥ For your comfort, the air conditioning is available year-round. Please do not set the thermostat below 70 degrees during the spring and summer months, as running it too low can cause the system to freeze and may result in service interruptions. To keep the home cool and the system working efficiently, please also avoid leaving windows or doors open while the AC is operating.

◆ Linens and Toiletries Provided- To ensure you have a relaxing and convenient stay, we provide a thoughtful set of linens and starter amenities:
➥ One bath towel and one washcloth per guest, plus two extras for added convenience
➥ One bath mat per shower
➥ Two hand towels per bathroom sink
➥ Two kitchen towels and one sponge
➥ Dish soap
➥ Two dishwasher pods
➥ Two laundry pods
➥ One roll of paper towels
➥ One to two rolls of toilet paper per bathroom, depending on roll thickness

◆ Check-In / Check-Out- Please follow the designated check-in and check-out times/dates unless otherwise approved in writing. Unauthorized late checkouts may interfere with cleaning schedules and may result in additional charges.

◆ Pool Usage- If the property includes access to a community or private pool, please enjoy responsibly. Use of these amenities is at your own risk. Children must be supervised at all times, and no glass is permitted near the pool or hot tub areas.

◆Guest Responsibility-The guest who booked the reservation must be present during the stay and may not book on behalf of another party. Identification may be requested at check-in to verify the reservation holder.

◆ Property Occupancy- For the safety and comfort of all guests, please do not exceed the maximum occupancy limit for the property at any time. Maximum occupancy is 8.

◆Noise Policy- We kindly ask that you respect our neighbors and maintain low noise levels between 10 PM and 8 AM. If the property is in a community with an established quiet hours policy, those rules must also be observed. Repeat violations or excessive noise complaints may result in fines or immediate eviction without refund.

◆ Smoking Policy- To maintain a fresh and healthy environment for all guests, smoking and vaping are not permitted inside the property. Smoking outdoors must occur at least 10 feet away from doors, windows, and balconies. A $500 fine will be charged for indoor smoking, plus any necessary cleaning or damage repairs.

◆ Party and Event Policy- Our property is intended for peaceful enjoyment. Parties and special events are not permitted unless arranged and approved in writing by management prior to arrival.

◆ Unauthorized Guests- Only registered guests are permitted on the property.

My wife went barefoot in the condo. After the 1st day they were black on the bottom. Some plumbing items need to be replaced. One bathroom drain stopper is broke, can't unstop it with the handle. The kitchen faucet will soon be leaking ,needs replaced. We haven't been to the beach in nine years. was a totally irritating process to rent the place on the internet. can't talk to a real person. VRBO and the condo owners both appeared to want payment. There were two sets of rules, one from VRBO and the condo owners. Need to fix that. I will not be doing business ever again this way. I'm not going to do business with anyone who has another company handle their operation. If I can't rent a place with an office in person I will do without. Even you folks no matter who you work for, or what properties own are gonna get irritated about a lot of stuff you have to just put up with doing anything on the internet. This is part of the new world order and it will get worse. AD

Beautiful views

Property was great. Condo was nice but I would say they need to give more than two garbage bags and two rolls of toliet paper per bathroom for the week. Another suggestion is hand towels would be nice and pot holders. We also didn’t have any paper towels at all. Other than those items we loved it.

Great Condo

The condo was in a great location and in good shape. The beds were comfortable and the view could not be better! There was an entire box of beach toys available for the kids and it was ver nice to have the beach loungers available.

Very Nice

The condo was very nice. We did have to call maintenance because water started dripping from the air filter. They were there in a short time and took care of the problem. We would recommend this condo.

Great Beach Access!

The property is in a great location. We did have WiFi issues with the unit. The entire building has been upgraded, however our unit did not have the new access point for the new system. We had to login to the neighboring units for internet. I also suggest bringing a streaming devises for the tv's in the unit. There is cable, but for some reason it only gets a few channels and the picture only covers part of the total screen (and yes, I went into settings and adjusted the picture ratio with no success) We went out to Wal-Mart and bought what we needed to stream live tv from our personal subscriptions and it showed up full screen. Other than internet and the tv's the unit was perfect for our trip!

We loved the unit. The only complaint we had was the dryer. It took forever for clothes to dry. We could only dry a couple pieces at a time.

The Dunes is a family-friendly resort made of 5 separate buildings in a gated community. Our condos consist of 2 bedroom units that can accommodate from 6 to 8 people with square footage of approx 1150 sq. ft. Each unit has its own private balcony for you to enjoy your mesmerizing view of the Gulf of Mexico. The amenities don’t stop there! We have 3 large, gulf-front pools, one heated pool December 1st through May 1st, 2 fire pits, a fitness room, and several activities including volleyball, tennis, basketball, shuffleboard and plenty of activities to do with your kids.
