Desert Falls CC: Lower Level 2 Bed/2.5 Bath & Den 1814 Sq Ft Villa

Welcome to VILLA PATRIZIA at Desert Falls Country Club in beautiful Palm Desert, California. I am pleased to offer you, for your consideration, my recently renovated vacation home; a place that I have to come to think of, as pretty special. The first thing that impresses my guests when they arrive, is how bright, airy, and spacious the condo feels. There is a terrific open flow to the space that also extends out into the south facing patio and onto the common greens and pool area. I envisioned and arranged the villa to be the perfect getaway for a couple or two.
There are two en suite MASTER BEDROOMS: each with new furnishings, and new linens; each with carpeting and tile; each with built-in walk-in closets (that have been updated as of December 2023); each with 40” HDTV flat screens, Blu ray players and of course, cable, as well as Google Home Speakers. Also, each bedroom, has a set of two luxurious bathrobes for your lounging needs. New carpeting has been installed in both rooms as of December 2023.
In the DEN, there is a 50” Samsung Smart HDTV, with a Blu ray player. The TV is connected, wirelessly, to the internet and to an HD PVR cablebox for your viewing pleasure. There are also numerous DVD’s and CD’s stocked. If you’re interested in the fun and intrigue (or drama in my family!) of board games, I’ve included: Trivial Pursuit, Balderdash, Dominoes, Train, Monopoly, Scrabble, Chess, Crib, Backgammon and Poker. In addition, there are boxed puzzles, which was something of a hit on recent cruises I’ve taken.

MUSIC has always been an important part of my life; certainly something I would take with me on a holiday, and I wanted my guests to have choices when it came to playing music. There is a Bose Sounddock in the living room that connects via Bluetooth with any device, and a CD/MP3/FM/AM stereo in the den, as well as a Google Home Speaker, which will play music on command. There are also numerous music channels on all the TV’s.
The KITCHEN, it is fully stocked, with dishes, pots/pans/tins (both small and very large) cutlery, glassware, linens and Tupperware storage containers. This kitchen is very cool…all the cupboards below the counters, have pull out shelving on rollers….very easy access! I have provided a Keurig coffee machine, a Delonghi Espresso maker, Nespresso, as well as a French Press and the familiar drip coffee maker. Included also, a Cuisinart Hand Blender, a commercial grade blender that makes wicked margaritas, a food processor, a slow cooker, a panini maker, air fryer, water cooler and a 20” Samsung HDTV so you won’t miss a moment of your favorite show while making that wicked margarita. There are lots of spices, oils, vinegars, condiments, baking supplies including flour and sugar and various types of sweeteners, that are labelled and stocked for your use. The kitchen also has a breakfast eating area and a work desk. The fridge, dishwasher and stove are all stainless steel appliances. There is also a free standing water cooler in the kitchen.
The PATIO is incredibly peaceful with great vistas of the pool, the greens, palm trees and mountaintops. It is south facing, with both sunny and shady areas throughout the day. There is a gas BBQ with fridge and generous granite countertops, with lots of cooking utensils (stocked in the kitchen) and designer plastic patio dishware and cutlery. I arranged the patio into two areas: one with a dining table with seating for 4 and one with two chaise lounges- perfect for reading and relaxing.
The Pool is heaven! It is one of the largest in Desert Falls, perfect for laps and for floating (on any one of a number of floats avail) with perhaps a margarita in hand? (sensing a theme here?) I have provided pool towels, towel clips (for the loungers) and sunscreen. New condo and pool towels have been provided for 2024.
I wanted the living room to be the social hub of the condo. Purposefully, I put no TV there. Instead, you will find an open room with very comfortable furnishings, decorated with neutral tones of the desert, and hints of the emerald greens and the turquoise blues viewable from out of the window vistas. Also, there is a great built- in bar for your entertaining needs.
Feel free to phone anywhere within USA, including USVI and Puerto Rico, and to Canada at no charge. There are four remote phones located throughout the villa.
I created a go-to manual, printed and laminated, for you to use during your stay, that references great restaurants, shopping, activities and much needed information regarding all your needs.

The on- site Fitness Centre (newly renovated) and Tennis Courts and Pickle Ball Courts(well-lit) are accessible to guests at no charge, as is the Club House.

IMPORTANT NOTE ABOUT OCCUPANCY TAXES REQUIRED BY THE CITY OF PALM DESERT: IF YOUR STAY IS SHORTER THAN 28 DAYS, AN 11% CITY OF PALM DESERT TAX AND A 1 % PALM SPRINGS STBID IS REQUIRED TO BE COLLECTED AND REMITTED BY THE OWNER. THIS TAX WILL BE ADDED AT THE TIME OF BOOKING. IF YOU ARE STAYING LONGER THAN 28 DAYS, THIS IS EXEMPT. MONTHLY RATES HAVE BEEN DISCOUNTED TO REFLECT THIS EXEMPTION.

OTHER THAN THE TAXES, REFUNDABLE DAMAGE DEPOSIT AND CLEANING FEE APPLIED AT THE TIME OF BOOKING, THERE ARE NO OTHER FEES CHARGED BY THE OWNER. THIS IS EXCLUDING ANY HOA FINES THAT A GUEST MAY INCUR DUE TO HOA BYLAW VIOLATIONS DURING THEIR STAY. I DO NOT COLLECT FEES ON BEHALF OF VRBO. THE GUEST AND THE OWNER ARE CHARGED SERVICE FEES BY VRBO RESPECTIVELY.

THE PROPERTY IS WITHIN A GOLF AND COUNTRY CLUB THAT IS PATROLLED BY A SECURITY TEAM THROUGHOUT THE DAY AND NIGHT, AND HAS A MANNED GATE 24/7. AS WELL, I HAVE A PROPERTY MANAGER WHO LIVES ONSITE AT DESERT FALLS THAT IS AVAILABLE 24/7 DURING YOUR STAY. PAYING GUESTS AND THEIR VISITORS ARE REQUIRED TO BE FAMILIAR WITH AND FOLLOW THE DESERT FALLS CC HOA BYLAWS AND THE GOOD NEIGHBOR POLICY OF THE CITY OF PALM DESERT (COPIES OF BOTH WILL BE PROVIDED TO YOU PRIOR TO YOUR STAY. THERE ARE ALSO COPIES OF BOTH POSTED IN THE CONDO).
