This lovely accommodation in desirable Upper Carolina has been completely rebuilt since the 2017 hurricanes and is truly spacious. The currently available one-bedroom accommodation offers nearly 1500 sq. ft. of living space, all on one level. Occupying the middle floor of a breezy, verandah-style, two-storey house, this accommodation will give you plenty of room to relax and recharge. Comfortable en suite bedroom/bathroom with four-poster, Queen-sized teak bed with hotel-grade, pillow-top mattress and 100% cotton linens. Direct access to the wrap-around verandah from the bedroom, bathroom and kitchen. Comfortable TV/living room. Large, eat-in kitchen with all new cabinets, countertops and appliances with entertaining-size dining space. The verandah, with beautiful valley and water views, is the signature feature of this accommodation. It's perfect for coffee and tea in the morning, reading and relaxing in the sun during the day, as well as drinks and dining in the evening.

Centrally located to all the great beaches. A view of Coral Bay and the property is landscaped beautifully. The inside has everything you need for a perfect vacation. We highly recommend this place. we will be back.

St. John takes a bit of extra effort to reach as does the Aqua Villa - but that’s exactly the point. Perched above Coral Bay, my wife and I enjoyed the picturesque views from the verandah. We quickly fell into a routine of waking up with the early sunrise, breakfast on the verandah, enjoying the aquamarine waters while “beach hopping,” lunch at Skinny Legs, more explorations, followed by supper back at the house - and repeat.Christopher, the owner was very helpful and accommodating. Communication with Christopher and property managers Sarah and JP before and during our stay was always prompt. Their efforts really make a difference between a great experience and an outstanding one. Thank you all.

Great location!

We were looking for a villa that gave us an easy drive to both the north shore beaches while being closer to Coral Bay. This villa was great for that and so well equipped for our stay. Communication with our hosts and property managers was great and the views were excellent.

My family and I absolutely loved our stay at Aqua Villa. We’ve been to St. John many times, but this is the first time we’ve stayed on the east side of the island. I much much preferred staying here, perched up in the hills with a beautiful view of coral bay to staying in Cruz bay. We were extremely comfortable in the villa - the renovation is so nicely done - but the highlight is the delightful wraparound deck. It was so lovely to have this zen space to come chill on after a day exploring the island. There are incredible plantings all around the house, which plant lovers will appreciate. The giant banana plants adjacent to the deck make you feel like you’re really in a tropical paradise. Going into coral bay for dinner was a nice option, as was cooking at home. The house is well stocked with beach gear, including tons of snorkel stuff (I hadn’t seen that listed, so I had already rented in Cruz bay). Overall wonderful and we would love to come stay again.

very clean, roomy, well equipped

The view from this property is exceptional. Unfortunately we were feeling very low energy and this forced us to stay at the house. Very enjoyable. Sarah & JP were very attentive and responsive. Nice to have coolers, beach chairs and snorkeling equipment to borrow. We left USVI at 80F and arrived ten hours later to Wisconsin at minus 10 F. Yeah, wanna go back ASAP and again stay in this property.

Brief, but we thoroughly enjoyed St. John and our 3-night stay in this home. Can’t say enough about the responsiveness of the owner (offering general trip help when throwing this together so quickly) as well as the property manager once we arrived, with tips about the area. The views from the deck/porch are just as pictured. The home had everything we needed, and the beach accessories were a great bonus. I’d love to stay again!

Porches are spectacular

The property was beautiful and was perfect for relaxing on the veranda after a long day of beach hunting and snorkeling. We enjoyed the house and porch as much as the beaches.Very well appointed and the on site property managers were very helpful.

Beautiful view and so relaxing

We came for our anniversary and fell in love with St John! It took us a bit to find the house, but I called Chris and he walked us through the turns. The view was amazing and listening to the birds and frogs was peaceful. The ride to Cruz Bay wasn’t bad and by the end of the week we basically knew our way around. Thank you google maps! Thank you Chris for sharing your beautiful home with us.

Aqua Villa—

Beautifully decorated…as soon as you walk into the airy, sunlit space, your whole being says “Ahhhh,” and relaxes. Great location, and the hosts are very helpful with tips on where to go and what to do. On the deck, you’re surrounded by trees and birdsongs, with a lovely view of the water. Sooooo nice!

Wonderful stay

We had a great time at Aqua Villa! Chris, the owner, as well as the property managers, were responsive and helpful. The place itself had everything we wanted for our vacation: a beautiful view, a well-equipped kitchen for preparing meals, plenty of beach accessories for enjoying the sand, and of course, lovable Fiona, the furry feline concierge.

Everything was as expected, plus the bed and pillows were so comfortable. The expansive louvered windows and doors allowed wonderful breezes to circulate. The decor was beautiful and the manager top-notch. We hope to book again!

Room with a view.

I was in a bit of a state upon arrival. Don't recommend night arrival after a long day of travel. Probably poor planning on our part. Sarah greeted us and gave many recommendations. Very well decorated and equipped VRBO. Loved coffee on the porches/decks, beautiful sites and sounds. Sarah and JP were helpful, friendly and respectful of our privacy.

Honeymoon

Beautiful home with an even more beautiful view! Even better than the pictures. We stayed here for the first half of our honeymoon. The property manager Sarah was very helpful in giving us recommendations on the best places to go on the island making our trip that much better. Great way to start our vacation! Definitely recommend!

peaceful getaway

Everything was wonderful ….it was as pictured & described and then some. We enjoyed the covered deck for morning coffee and for evening relaxing. I loved the openness with windows and doors. The ceiling fans were a plus. The door off bathroom to deck was a plus as well as outdoor shower. We felt right at home after being greeted by Sara and she was available to help us when needed. The owners were prompt to help me with an issue I had. The property was central to the beaches we love visiting. It was hard to walk out the door. Hoping to be there again next year.

Enjoyable stay

We really enjoyed our stay in St John. … the house was really nice and well equipped .. we especially enjoyed all the beach items, chairs, umbrella, cooler. There are plenty of windows doe a nice breeze and lovely chairs and recliners on the balcony to enjoy the view. The window designs are excellent as they allow for closing to sleep in and open to allow for the breezes. It was very clean and they provided helpful items like paper towels and cling wrap. Good location for daily trips to the beaches. Excellent communication with the owner who wanted to make sure we had a great time.

Heavenly retreat, comfortable & central to great snorkeling beaches

My son and I loved the great views and ocean breezes on the veranda and from the windows of this beautifully furnished and decorated spacious 5-room place. The modern kitchen made it easy to prep meals that we enjoyed on veranda or indoors, and to relax in this comfortable place. It's centrally-located relative to many of the northern beaches that are great for snorkeling or for hiking to a peaceful beach. The level, off-the street parking spot is also a plus. Christopher the owner was a delightful host, and the house manager was very helpful and went out of her way when we need some assistance. They provide bottled water that is for drinking, as the house water is fine for showering and kitchen activities, but not for drinking. Many creature comforts are also provided, including internet, bluetooth speakers, smart TVs, various card games, and beautiful cieling fans. The view from veranda among the trees with the ocean breeze, and the night sounds of the tree frogs and birds under bright starts are the memorable things we enjoyed while relaxing in this retreat.

Beautiful

Aqua Villa is gorgeous! It has a feeling of home but my home is certainly not as nice! I loved the evenings, listening to the night music of the insects buzzing and the beautiful landscape lighting. It was magical. Some may want to stay out at the bars but why, when you can come home to amazing views of Coral Bay and have a cocktail on the deck overlooking the bay and houses dotting the hillsides!

Perfect!

It was my wife & my first time visiting St. John. We spent a wk in February. There is great combo of beautiful hikes and many spectacular crystal clear beaches. Great snorkeling. Stunning views. We loved it! Aqua Villa was a perfect place to stay. It captures the island vibe. Its very well designed, beautifully appointed and left us wanting for nothing! It’s very well equipped if you eat in. Or if prefer to eat out, there are great options in Coral Bay, a short drive away. The wrap around veranda has gorgeous views of the bay. We had all breakfasts there. The trade wind breeze with shutters open and ceiling fan made sleep wonderful. Chris is a perfect host. Sarah suggested what became our favorite beach. We loved our stay and will be back!

We rented villas in St. John for ten years before we bought our house, so we are keenly aware of what makes a great rental experience. We both work in design and construction in the hotel industry and we put that expertise to work in making this house a comfortable, tastefully-appointed, smart, weekly accommodation.

After renting in Cruz Bay, Bordeaux Mountain, Gifft Hill and Coral Bay, we found that Upper Carolina in Coral Bay affords us the best location for our annual vacations on St. John. A quick check of the prevailing winds in the morning allows us to get to the best snorkeling spots on the North Shore, East End or South Shore in less than 15 minutes for our first two-hour swim of the day. I can also get to the Leinster Bay running loop (the best place to run in the morning) in exactly seven minutes, from the house to the Annaberg parking lot. Which makes an early morning run that much more enjoyable.

This accommodation is all about the space. There's plenty of it for a one-bedroom listing. When you open the door, we want you to love the big, breezy, eat-in kitchen, the comfortable verandah, the lovely furnishings and the terrific valley and Coral Bay views. We have off-street parking directly in front of the house which is extremely rare for St. John rental properties. And, because the house is located in the desirable enclave of Upper Carolina, the road to the house is paved concrete with constant maintenance from our homeowners association. It's even level and long enough for a meaningful stroll under the stars after dinner--a pleasant surprise to all of our guests.
