Great location on 4 O'Clock Rd a couple blocks to Main St. After a day of skiing just take 4 O'Clock Run most of the way down then cross the road to walk back to the condo. A gas fireplace, cozy mountain decor, and a stocked kitchen make this place feel like a home away from home. The building also has free parking, coin laundry, and access to a heated pool and hot tubs.

The space
The condo is nicely renovated to have a mountain cabin feel and is fully stocked with all of the amenities you could need!

• Dedicated entryway with two closets and a bench for easy gear changing
• Large full-sized kitchen with all the appliances and tools needed to make a family meal
• Bar height dining table with 4 seats
• Couch with pull-out queen sofa sleeper
• Oversized lounge chair
• Gas fireplace for a cozy ambiance
• Ground level back patio with outdoor seating and bistro table
• Bedroom with a king bed, closet, large flatscreen smart TV and oversized dresser
• Additional ground patio access off the master bedroom
• Full bathroom with tub/shower combo

Building Features:
• Pay washer dryer room directly next this condo
• Ski locker off the laundry room
• *Please note there is no elevator in this building. Getting to the front door will require walking up a half flight of stairs from the parking lot.

Upper Village Pool Clubhouse:
• Located adjacent to the building parking lot
• Heated outdoor pool
• 1 Indoor hot tub
• 2 Outdoor hot tubs
• Open noon-8pm
• This clubhouse is open seasonally and has the following 2026 CLOSURE dates:
- Maintenance: Approximately mid April (likely April 12th) to the Friday before Memorial Day
- Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November.

Location:
• 8-10 minute walk to Main St
• 5-7 minute walk to the Snowflake Lift*. There is a full service ticket window and ski shop, Charter Sports, there as well. Snowflake Chair will take you to Peak 8.
• 5-7 minute walk to the Quicksilver Lift*
*Snowflake Lift and/or Quicksilver Lift may be closed early and/or late season and are subject to snowpack and mountain conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• Adjacent to the Upper Village Pool, easily walkable
• Nearest bus stop is across from Sundowner entrance on 4 O'Clock Road. This bus will go to the Snowflake Lift and on to Beaver Run (peak 9).
•*While not a true ski-in/out right up to the door, the condo is a short walk to the Snowflake Lift on 4 O'Clock Rd, or, you can access the free shuttle from the nearby stop. *Ski-in only possible when Lower 4 O'Clock Run or Peak 9 are OPEN*
• Ample summer trails within a short walk from this property, including the Sawmill Reservoir Trail which starts at the Snowflake Lift and follows a beautiful stream up to a reservoir with great views.

Parking Limit: 1 - Additional vehicles or vehicles that are unable to fit in a standard parking spot will have to park at one of the overnight pay lots in Breckenridge; Airport Rd or the Ice Rink Lot. More information can be found at BreckPark.

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
• Hot tub towels are provided

» The minimum age to rent is 21.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Pets are strictly prohibited per the HOA.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
