Fantastic summer and winter location! Ski in via 4 oclock Run and hop on the Snowflake lift across the street. Downtown Breck Main Street is a quick 5-10 minute walk downhill or you can hop on the free bus across the street. Ticket window and ski shop are located across the street. In the summer, hike or bike on the 4 O'clock Run trail adjacent to the property. Seasonal access to Upper Village pool and hot tubs. Cozy unit with updated finishes, gas fireplace and in-unit washer/dryer.

Features: • Fully updated with rustic/modern finishes throughout • Dedicated entry with coat hooks and bench • Open concept living/dining/kitchen • Living room features a gas fireplace with stone surround, leather sofa and oversized leather chair • Dining area with with seating for 6 at the table • Fully stocked kitchen with everything needed to cook and serve a meal. • Stone counters, tile backsplash, new cabinets, counter seating • In-unit washer/dryer • Communal gas grill available in the summer only • Occupancy Limit: 4 • Parking Limit: 1 in the assigned outdoor parking spot. Additional or oversized vehicles must park at either the Ice Rink or Airport Road pay overnight lot. More information at BreckPark.

Upper Village Pool Clubhouse: • Heated outdoor pool • 1 Indoor hot tub • 2 Outdoor hot tubs • This clubhouse is open seasonally and has the following 2026 CLOSURE dates: - Spring Maintenance: April 19th - May 22nd - Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November. *This clubhouse is located approximately 3 blocks away at 450 Village Rd. In the winter it is easiest to drive there but please note that parking is limited.
Location: • Directly next to 4 O'Clock Ski Run*. • Catty corner to the Snowflake Lift*, BlueSky ticket office, free ride bus stop, The Spa at Breckenridge and Charter Sports rental shop. *Surrounding businesses, Snowflake Lift and/or Snowflake Run may be closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations. • Summer Access - The 4 O'clock ski run serves as a hiking trail so the National Forest is out your front door for hiking and biking! The Sawmill Reservoir trailhead is also directly across the street. • 3 blocks from Main Street • Two blocks from Park Ave/Riverwalk Center where frequent events are held, including the annual Snow Sculpture Championships.
Provided Items: • The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. • The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. • There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets. • Hot tub towels are provided for the Upper Village Pool but must be brought back to the unit.

Other things to note » The minimum age to rent is 21. » Maximum occupancy (4) cannot be exceeded at any time. » There is a $25 fee to return lost and found items, in addition to any shipping charges. » There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time. » Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates. » This house is located at an elevation of approximately 9,600ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes. » There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night. » Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. » Per the HOA, pets are strictly prohibited. » Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.

Great place, convenient location!
1st time in Breck so it was tough trying to figure out where to stay since we had never been there before. Unit was clean and convenient. Open concept main level. Spacious enough for our family of four. Bedrooms were ample too. Overall, a nice place to stay. Weather was crazy, snowed nearly 2 ft while we were there. Association took good care of the parking lot. Were we able to walk to Snowflake lift in under 1 minute and ski back to the unit via 4 O'clock run. Wife walked to town each day for coffee or lunch (about a 5 minute walk down, a bit longer back bc its uphill). Breck-in-town is fantastic! Will book again when we come back to Breck in years to come!

This location can’t be beat! Snowflake lift is right across the street and you can reach all of the peaks from there. The unit is spacious. Check in and out was super easy. Only downfall is the hot tub is a couple blocks away but we rented a car so it wasn’t a huge problem. I would definitely stay here again and would recommend to anyone looking for a place to stay in Breck!
