Casa Colonial Estate is a private boutique estate that blends traditional Mexican charm with modern comfort. Surrounded by tropical plants, colorful flowers, hummingbirds, and small land turtles that roam freely, the property sits behind a tall privacy wall — creating a serene retreat for families, friends, and group get-togethers.

Four Unique Villas
Each villa offers two bedrooms with private ensuite baths, A/C, TV, Wi-Fi, vibrant Mexican décor, handcrafted furnishings, private patios, and a washer/dryer. Guests enjoy the privacy of their own villa while still being together on one beautiful estate.

Courtyard Pool, BBQ & Fountain
At the center of the property is a sparkling heated pool with jetted tub, a charming Spanish fountain, and a thatch roof BBQ area. In the evenings, soft lighting transforms the courtyard into a warm, memorable gathering space.

Relaxation
Our Oasis Spa is the perfect relaxation for your island retreat. ( Deep Tissue, Relaxation Massage, Heated Stones & Reflexology)

The Pavilion
Our handcrafted Pavilion overlooks the colorful Oasis Garden and gives your group a comfortable place to gather for meals, meetings, or fiestas. It includes high‑speed Wi‑Fi, AV equipment, a restroom, and a traditional kitchen used exclusively by our cook service. It’s a spacious, comfortable spot to relax and unwind together.
(Guests may inquire about live Mariachis, our cook service menu, cooking classes, and private group island excursions.)
There is a small daily fee for use of the Pavilion’s electric.

SCUBA Area
Built by Bob, our resident diver — enjoy an outdoor shower, rinse tank, gear rack, and plenty of seating for post dive relaxation.

Prime Location
Just down the street you’ll find the local market, restaurants, beaches, and wonderful spots to explore on foot.
Guests often describe Casa Colonial as a lush, peaceful retreat — “the Oasis Garden” — filled with warmth, style, roaming land turtles, and authentic island charm.

BBQ Area
Guests are welcome to use the BBQ area at any time. It is equipped with cooking utensils & trays for your convenience.

Our hostess, Sarah was unavailable during our stay. But Alex, the property manager was phenomenal. He explained about the property, showed us everything, and welcomed us with a real smile! Alex was only a call away to answer any questions and was able to make reservations for us at local restaurants whenever we needed. The property was more beautiful in real life than in the pictures. My family of 16 couldn't have picked a better place!! Loved the turtles, the beauty , the safety, the location on the island...all this and more.

Our one week family reunion at Casa Colonial couldn’t have been more perfect! The property is so beautiful and well maintained! The casitas are very comfortable for 4 or 5 people, the air conditioning cools quickly after a day of fun in the large, gorgeous pool, always perfectly clean. We are a family of 20, and the house worked wonderfully for us. The grocery store is a block away, so we could walk there whenever we needed anything. We chose to have breakfast and dinner at home in the beautiful new pavilion where there was room for all 20 of us to eat together. We took turns bringing foods (tacos al pastor, cochinita pibil, ceviche, pizza, chicken, etc.) from restaurants every evening and had delicious papaya and other fruits, pan dulce, and since I love to cook, I made a Mexican breakfast dish to go along with that every day. We had so much together time which was incredible yet each family had a casita to retreat to each night. The communication with Sarah before arrival was perfect. She always answered my questions immediately and was patient with all requests! She made sure we had everything we needed for 20 people to be super comfortable. Once we arrived, Kelly, the property manager, took care of everything we wanted and needed. She was so sweet and helpful! She came every morning at 9:00 and brought the wonderful girls that clean every day. She kept everything running smoothly! I can’t say enough positive things about this incredible property!

Beautiful grounds and pool. We loved seeing the turtles every morning. Beds are comfortable, kitchen is fine and we used the gas BBQ a lot. Local manager was super and helped us with anything we needed. Thanks Casa Colonial!

Cozumel Vacation

We had a wonderful stay at this vacation property which was at a great location. The place was well kept up, the courtyard was beautiful and rooms were clean. Alex, the property manager, was helpful in recommending places to visit on the island. We would definitely stay at this place again.

A little oasis in the heart of cozumel

We really enjoyed our stay at Casa Colonial. Located in the center of town, it is a little gem and the owners have put so much heart into this property. The gardens and the pool are lush and relaxing...lots of tropical plants and the family of land turtles live there are so cute! Authentic tiles abound in the villa and it is really a charming Mexican casa.

The Perfect Graduation Get Away

My husband and I and another couple took a group of seniors to Cozumel for their senior trip and booked the entire property. The villas were clean, plenty of room and bathrooms, and the kids loved the pool in the center of the property--lots of great memories were made. We ordered food and drinks prepared from their chef Mi Tia and her aguachile was delicious! Great stay with great people. Will definitely be back if we ever have another large group.

It exceeded all expectations!

This space was well-maintained, away from the busy port area, yet close enough to walk to amenities. The courtyard was lush and full of beautiful foliage. And the guard cat added to the charm. Sara was wonderful to work with and left many suggestions for must see and visit places in the island! When we return to Cozumel, we will definitely look into staying here again.

Our home away from home on Cozumel

This is our third time staying at Casa Colonial. Sarah and Bob are excellent hosts and always give us updates on the most current events and things to do. Maria (our maid) keeps everything immaculate. The gounds, and gardens are lush and full of fruit trees and flowers. The supermarket being 1 1/2 blocks away is a real plus for us too. We can't wait to come back next year!

Beautiful Vacation Spot in a Tropical Paradise

Marla and I have been staying at Casa Colonial since they first opened in 2000. Bob and Sarah, the owners, are always updating and upgrading the amenities on the property and in each of the villas. The property has always been clean and well-maintained. The courtyard and garden area are more lush with each visit. Also, Sarah, is available to provide the traveler information on the best activities, attractions, and restaurants on the island to visit and enjoy. I have recommended Casa Colonial to friends many times.

Lovely little apartments

This is a group of connected apartments all sharing a courtyard and common grounds (no office or anything) just a pool. And outdoor shower and bbq (don’t worry they all have indoor bathrooms and showers too). Beautiful grounds with turtles. Quiet apartments. With everything you need. Not fancy but very well kept. Perfect for our stay. And Alex the on-site manager is fantastic!

Perfect

We usually stay at a resort on the beach but we decided to try something different. The location was good, walking distance to a grocery store and great local restaurants that aren’t advertised . The property is amazing and peaceful with a lot of thought put into the landscaping. It is an oasis . Our villa was clean and inviting. Communication was very good with prompt and helpful responses from Alex. We will definitely recommend this property and will return .

A beautiful casa within walking distance of town.

Our party of four had never been to Cozumel before and couldn't have been happier with our accomodations. A beautifully landscaped yard, heated pool, turtles with free run of the property, and Bagheera the cat. Casa Cozumel is colourful, fully equipped, and the friendly helpful staff did everything the accommodate us. The owner, Sarah, arrived part ways through our stay and was a wealth of info for the area and history of the Casa with its beautiful plants. The diving in the area is great and also recommend Scuba Mau, very professional. Would we stay there again? Absolutely!

Beautiful Townhouse

The property was beautiful. We loved watching all of the turtles roam around the grounds. The location was good with in walking distance to groceries, shops, and restaurants. Met the other neighbors (there are only 4 townhouses on the property) and they were all super sweet. They have been coming down for years and staying there. If I were to have an ask, it would be to have a couple of grocery bags on hand for use so that you don't have to buy them. Thanks for letting us enjoy your piece of paradise.

Great Place for Those Who Want Authentic Cozumel Without a Resort

If you're looking for beach, this is not the place for you. If you're looking for a quiet place, away from the craziness of the tourist strip, and if you don't mind a bit of a walk to get to the malecon (the street along the water), this is a good location. It's also well-located if you want to walk to authentic local restaurants. The complex is large and very pretty, with a pool and several resident turtles and cats. The unit itself is large, and the bedrooms are separated from the kitchen and living room by a flight of stairs, which is great if one wants to go to bed while the other stays up. The air conditioning works very well. The property manager will also help arrange activities, which is handy.

We are Bob and Sarah Rodriguez, owners, designers, builders, and hands-on caretakers of Casa Colonial Estate®. When we built the estate in 2000, our goal was to create something truly unique on Cozumel: an authentic Mexican Colonial home rich in architectural detail, craftsmanship, and character. Bob, an avid scuba diver, and I continue to personally oversee the property and enjoy sharing our local knowledge with guests. After more than 25 years, we still take pride in maintaining every aspect of the estate and helping guests experience Cozumel as we have come to know and love it.
