Luxurious 6-bedroom pet friendly villa in beautiful Biot with views to die for

A villa with added WOW! features is waiting for you on the crest of a hill overlooking the hill village of Biot and the Brague river valley with views to the sea and the mountains. Park in the substantial driveway and walk into the first level to be presented with the most amazing vista. On the horizon the snow on the top of the Alps can be seen much of the year and the rolling, forested, hills teem with birds. A gentle assortment of homes are dotted amongst the trees and the ancient medieval hill top village of Biot rises to the right with the sea shimmering a few miles away. Sited in the Domaine des Clausonnes, a beautiful, secure area on the top of a hill surrounded by the river Brague, it is completely calm and quiet yet only 10 miles from Nice airport. It is ideally situated above and away from the Cote d'Azur traffic but within half an hour from Nice or Cannes and close to the beautiful city of Antibes.

Everything you might like to visit in the South of France is on your doorstep. From a drive up into the mountains to ski in Grioulieres or to St Tropez in one direction and Monaco in the other. Visit perfumeries in Grasse and beautiful ancient hill villages of St Paul de Vence or Biot, dine in the best upmarket restaurants (in Antibes or just down the road), nip down to the (great) pizzeria just outside the domaine or sit over the charcoal BBQ in the garden looking at the twinkling lights on the hills.

From this idyllic location, a short distance from the main motorway and train line you have easy access to the Cannes Film Festival and Boat Show and the F1 GP in Monaco.

The villa is sumptuous but relaxed and surrounded by pretty gardens, a wrap-around patio and with a large heated pool. There are 4 areas with dining for 12 people, sun beds, outside lounging armchairs, tables and chairs and many separate outside sitting areas surrounding the house to give privacy, sun or shelter throughout the year.

We designed our fully air-conditioned home to accommodate our friends or extended family flexibly. For example, super king beds can become 2 single beds or two rooms can be linked to create adjoining rooms for parents and children. We can separate the accommodation to give an apartment for 2/4, a studio/apartment for 2, 4 or 6 with a 3 bedroomed house all with separate entries. Both Studio (bedroom 5) and the Apartment (Bedroom 6) have full kitchens and the apartment has its own washer drier.

We welcome pets as we hate to leave our dog at home and have a fenced garden with secure gating to contain the dog and protect children from the pool and slope down to the forest and river below.

This home welcomes you as if it were your own. We tried to think of everything we would need, but we can only be there occasionally and really want other people to enjoy their time here when we are not. Please feel free to use the usual kitchen condiments, rice, pasta etc that you. would find in any home kitchen cupboard.

The main kitchen has large steam oven, microwave and normal oven plus American fridge/freezer with ice/water, wine cooler, induction hob and dish washer but there are 2 further kitchens to allow a degree of autonomy, in the studio (bedroom 5) and the 2 roomed apartment on the lower ground floor. The outdoor kitchen also has a barbecue, fridge and sink area and the pool its own fridge and freezer.

Each of the 6 bedrooms has its own bathroom, or shower room and the master bedroom has a jetted bathtub with a TV at the end, a Japanese toilet, speakers and a steam shower! Another separate bathroom has a double bath with jets to pamper guests. The gym features weights, bosu, treadmill, bike, ball, multi-gym and mats, TV and music system. I'd rather loll by the pool but whatever rocks your boat...
