Perfectly positioned to experience the best of the Balboa Peninsula’s coveted 45th Street beachfront, guests can enjoy effortless access to the ocean, sun, and surf. Just a short stroll away, discover a variety of local boutiques, cafés, and dining destinations that make this neighborhood a favorite among Newport Beach visitors.

Coin-operated laundry facilities are located in the laundry closet inside the property wall along Seashore Dr. on the ground level. Bring your own laundry supplies and quarters.
PARKING:
Two single-car garage spaces (left and middle) plus one semi-covered exterior space on the far left side (between the sidewalk and garage). All spaces are accessible via the rear alley. Additional neighborhood street parking is available nearby (mostly unmetered); please observe posted street sweeping signs and restrictions.
LOCATION:
Best of all is the proximity to the hugely popular 40th Street Beach, well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area, and so many more destinations in between, including banks, a pharmacy, a full-size movie theater, restaurants, and shops for all ages to enjoy. The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Drive bike path.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
