The home is located in a beautiful residential neighborhood, with gorgeous tree-lined clean streets, green and quiet, yet close to many shops, grocery stores and restaurants, and is also within minutes of all major freeways to get you anywhere you need to go while in LA.

Enjoy the garden and the pool as you hear the birds chirping around you, relax in the amazing open floor-plan living space that faces the backyard, or cook your favorite meals in the fully equipped remodeled kitchen.

The entire house is totally private, and you will find everything you need to make your stay as comfortable as possible!

A gorgeous open flowing living space, 3 bedrooms, 2 bathrooms and additional air mattresses allow to host up to 10 people.
Wifi, Roku TV, A/C and heat, fresh towels, soaps and shampoos are all included.

The house is pet friendly, please indicate in your reservation if you are bringing any pets, as fees apply.

• The owners normally live on this property and gladly rent it when they are away. During your stay, you will have full access to the property for yourself and your guests. All we ask is that you treat the house with the same respect as you would your own, in accordance with the house rules.
• Check-out time is 11:00 AM. Our cleaning team needs enough time to prepare for the next guests or owners.
• Late check-out must be approved in advance. Unapproved late check-out will incur a $150 fee.
• Operating hours are 11:00 AM – 8:00 PM. For emergencies outside these hours, feel free to contact us. Non-urgent concerns will be addressed the following day.
• Pool/Jacuzzi use and heating (if applicable):
 - Jacuzzi use: $60
 - Pool heating: $250 for the first 48 hours; $75/day thereafter
 - Request at least 1 week in advance for proper scheduling
• Pool rules:
 - No drinking in or near the pool area. Use plastic cups only.
 - No pets in the pool.
 - Kids must be supervised at all times.
 - Non-potty-trained children must wear waterproof swim diapers.
 - Report any accidents immediately to avoid further damage.
• Do not remove pool hoses, vacuums, or equipment—this can damage the system.
• Outdoor security cameras are in use for your safety. No indoor cameras. Guests may not move or tamper with cameras.
• No smoking inside the home or in patios. Evidence of smoking will result in a $500 fine.
• No drugs of any kind.
• Drink responsibly.
• Please handle all furniture, décor, and house items with care. Use coasters and provided table protectors—especially on wood furniture.
• This is a quiet residential neighborhood:
 - Quiet hours begin at 8:00 PM.
 - No loud music, amplified sound, or live performances.
• No parties allowed. Violation will result in a $4,000 fine and/or eviction.
• No unregistered or unannounced guests. Each unauthorized guest is subject to a $400 fee and/or eviction.
• Do not access the guest house or any off-limits areas that are not included in your reservation.
• Filming, photoshoots, or productions must be pre-approved. Unauthorized productions are subject to a $4,000 fine and/or eviction.
• Pet policy (if applicable):
 - Pets allowed with prior approval.
 - Pet fee: $60 per pet, maximum of [insert number] pets
 - Please clean up after your pet.
• Maintenance visits occur regularly (e.g., gardener on Mondays, pool technician on Wednesdays). Guests may not deny them access.
• Turn off all lights, close and lock all doors/windows when leaving or checking out.
• We are not responsible for accidents, injuries, or loss of personal belongings during your stay.
• If you leave an item behind, we will try to coordinate its return but cannot guarantee it.
• Violation of house rules will result in a $500 fine per incident. Repeated or serious violations may result in immediate eviction without refund.
