Your private full-sized sauna is nestled beneath a tree canopy, with beautiful wood interiors and a Harvia heater. Warm up before a cold plunge or just soak in the silence.

Cold Plunge Tub

Located next to the sauna and glowing with ambient light, this deep soaking tub offers a refreshing reset for your body and mind. Great for wellness lovers and curious first-timers alike!

Lawn Games + Deck

Play cornhole or giant Jenga on the synthetic turf lawn, or relax on lounge chairs by the sculptural deck. Perfect for golden hour hangs and group play.

The Atomic Lounge Game Room

A detached garage turned game den, featuring:

Whether you’re escaping the sun or keeping the kids busy, this space is full of energy.

We are happy to share our space with people who want to use it as a retreat to enjoy quality time with friends and family, but please note this is not a party rental.

We are a dog friendly property, within reason. Please contact your host in advance to confirm our pet policy and to let us know what furry friends you'd like to bring.

Please note: As with many California homes, you may occasionally see a bug despite our regular pest control service — it’s rare, but part of the natural environment here. We address these issues promptly if they arise.

As for in our outdoor area, the native plants attract many different species of bees, butterflies, and bugs, so if you are bug-averse or have allergies, please be aware we are a pollinator-friendly listing, and do not spray for bugs outdoors.

*Please note, there are 4 exterior cameras facing away from the house for the safety of our guests and the security of our property. One near the front entry door, one facing out towards the driveway, and two on the side yards facing towards the side entry gates. These do record audio.

A 12% Transient Occupancy Tax is required by the City of West Sacramento and is included in your total at checkout.


House Rules & Guest Agreement:

By booking our home, you agree to abide by these house rules, or be subject to a fine or removal from the property without a refund:

General Rules:

✔ Check-in: 3:00 PM or later | Check-out: 11:00 AM
✔ No smoking inside the home (violations will result in a cleaning fee)
✔ 2 dogs welcome for additional fee.

-No pets allowed on the furniture or beds.
-Please use the supplied dog bed for a single pet or use your own. Pet hair found on furniture or beds incurs an additional cleaning fee.
-Please clean up after your pets using the supplied dog bags.
-Pets must not be left alone on the property without their owner present. Damages to the property due to pets will be charged accordingly.
-Pets must be leashed in front yard and in neighborhood per state law.**)

✔ No parties or events – this is a quiet retreat, and we ask guests to respect our neighbors. We quite like them!
✔ Quiet hours are from 10:00 PM to 8:00 AM

Sauna & Cold Plunge:

✔ No children under 18 allowed in the sauna or cold plunge
✔ Follow safety guidelines below
✔ Use at your own risk – consult a doctor before using if you have medical conditions

Bathroom & Water Use:

✔ Please do not flush anything other than toilet paper to avoid plumbing issues
✔ Enjoy the deep soaking tub but be mindful of water usage

Outdoor Space:

✔ Use the patio and seating area respectfully – no loud noise after 10 PM. Outdoor hours 8am-10pm. No exceptions.

Respect the Home:

✔ Please wash dishes before checkout
✔ Take out trash to the designated bins
✔ Return furniture and any moved items to their original places
✔ No open flames or candles inside the home

Security & Liability:

✔ We have outdoor security cameras on the side yards and front door for guest safety and property protection. Unplugging these cameras is in violation of the property's security rules, so you will be asked to plug them back in, otherwise be asked to leave the property without refund.
✔ You assume all risks related to staying on the property, including using the sauna, cold plunge, and outdoor areas
✔ Any violations of house rules may result in additional charges or early termination of stay
✔ By booking this property, guests acknowledge and accept that they are responsible for their own safety during their stay. The property owner shall not be held liable for any accidents, injuries, or illnesses that occur while on the premises, or for the loss of personal belongings or valuables. By accepting this reservation, all guests expressly assume the risk of harm arising from their use of the property or others they invite to use the property



Sauna & Cold Plunge Safety Rules

Sauna Use:

Limit time to 15 minutes or less
Do not smoke, eat, or drink inside
Avoid strong fragrances & electronics
Avoid heavy meals and alcohol before use
Cool down gradually
Respect others’ privacy
Shower before entering
Use a towel on the bench
Exit immediately if discomfort occurs

Sauna Contraindications:

Do not use if sick
Avoid with chronic illnesses (heart, lung, kidney disease)
Not recommended for high blood pressure or skin conditions like eczema or psoriasis
Avoid if recently had a heart attack
Sauna use is not recommended during pregnancy
Stay hydrated
Never use sauna to dry clothes or towels

Cold Plunge Use:

Start gradually: Build up your tolerance slowly
Listen to your body: Exit if you feel dizzy, discomfort, or pain
Consult a doctor: Especially for pre-existing medical conditions
Monitor skin: Watch for irritation
Have a safe exit strategy
Stay hydrated: Before, during, and after plunges

Cold Plunge Contraindications:

Heart conditions or pacemaker use
Poor circulation or vascular issues
Raynaud’s syndrome
Uncontrolled diabetes or high blood pressure
Cold allergies or sensitivities
Pregnancy (consult a doctor)
Impaired sensation or cold urticaria


By booking this property, Guest acknowledges and agrees to the terms of the attached Vacation Rental Agreement. Guest further agrees to pay the refundable security deposit of $500, which will be returned within fourteen (14) business days following checkout, provided no damages, losses, or violations of House Rules occur. Booking this property constitutes acceptance of all terms, conditions, and policies outlined in the Vacation Rental Agreement.
