The Space:

Step inside and feel right at home in this warm cabin retreat with wood accents and thoughtful touches throughout. The main floor features a cozy living room centered around a gas fireplace, smart TV (log in to your favorite streaming apps), and plenty of seating for family movie nights.



The fully stocked kitchen includes quality cookware, small appliances, and both a Keurig and drip coffee maker. A washer and dryer are also available for added convenience.



The dining area is perfect for gathering, and the living space opens to the front deck where you can sip coffee or unwind while enjoying sweeping hillside views. The main level also has a queen bedroom, a full bathroom, and a bunk room with a desk — great for kids or as a private workspace.



Upstairs, two queen bedrooms are connected by a Jack-and-Jill bathroom, each designed for comfort and relaxation. Recessed lighting brightens every space, and fans are provided for personalized climate control.



Outside, summer afternoons can be spent in the heated pool (June–Sept), while the sauna is ready for year-round relaxation. End the evening around the outdoor firepit. The garage serves as a true flex space: in summer, it’s an all-weather game/TV lounge; in winter, it becomes covered parking. The fenced backyard adds privacy, and nearby trails keep outdoor adventure close at hand.



Guest Access:

Guests have full access to the entire home, gas fireplace, pool (June–Sept), sauna (year-round), garage flex space, fenced backyard, and front deck. Pool floats and equipment are provided. The property is fully private, so you can relax without interruption.

This peaceful West Valley location offers a quiet escape while keeping you close to year-round activities.



Winter: Ski or snowboard at Holiday Valley or HoliMont (20 minutes)

Summer: Hike, bike, or attend festivals in nearby Ellicottville, plus enjoy your own heated pool

Springville (15 minutes): groceries, restaurants, and shops



It’s a wooded, country setting — private and tranquil, yet never too far from conveniences.



Getting Around:

The home is best reached by car. Parking is available on the property for multiple vehicles, and the driveway can accommodate larger SUVs or trucks.

Other Things to Note:

🏊‍♀️ Heated pool (June–Sept) is maintained at a fixed 80°F and is professionally serviced weekly. The pool closes at 8:00 PM. Please do not adjust any pool equipment.

💧 The property is on a well and septic system

🚗 Driveway is plowed in winter after approximately 3" or more of snowfall, but AWD or 4x4 is strongly recommended due to the incline and snowy conditions.

🌲 Woods behind the property are private and not open for guest access.

🌙 Quiet hours are 10:00 PM to 8:00 AM. Please turn off outdoor music and speakers after dark. Sound carries in the area, so keeping it low for the neighbors is greatly appreciated.
