Come and enjoy all Lake Tahoe has to offer. Spectacular lake and mountain views directly from the condo, especially at sunset. There's a shuttle that picks up at the end of our parking lot with service to Heavenly's Stagecoach and Boulder ski lifts. The walk to Stagecoach lift and lodge takes 8 minutes. You can ski or walk to Boulder ski run from the lot. Activities close by are hiking, biking, boating, beaches, casinos, shopping, restaurants and night life. Our condo is cozy and relaxing after the days activities. Settle in and enjoy spending time with family and friends.
The property is located in Upper Kingsbury of Stateline, NV. It is a 3bd/2ba condo and provides 1 king and a queen futon in MBR, BR #2 has a queen and BR #3 has a double. The main living area features a fully equipped kitchen, dining area, and family room with electric fireplace and large windows to take in the magnificent views. There are 3 Smart TVs, (1 in family room, 1 in MBR, and 1 in BR #2). Washer/Dryer in house. The condo is an end unit on the second floor. The views from the deck of the lake and mountains are stunning and picturesque! Parking is free and limited to two vehicles with overflow parking nearby. For security, there is an exterior only security camera at the front door and the guest entrance is lit at dark. In the neighborhood, there is a convenience store, BBQ restaurant and bar with TVs for sports and serves breakfast, two ski lifts and parking areas. We provide you with a welcome book that contains information about the condo, house rules, recommendations, etc.
Additional rules and info:
*Guest signing the rental agreement must be 25 yrs old or older, provide a copy of their driver's license and is legally responsible for all laws, rules, regulations for using the condo.
*Douglas County, NV requires the names of all occupants along with the license plate info for all guests' vehicles.
*No unregistered person allowed anywhere on the property at any time. All unregistered persons will be considered trespassers and subject to immediate removal, resulting in possible cancellation of the reservation.
*All minors (under 18 yrs old) must be supervised by an adult at all times.
*Must download VRBO app and respond immmediately to all communications from the host.
*No smoking/vaping/candles/incense burning of any kind inside the condo. A $300 additional cleaning fee will be applied if this rule is violated. Smoking is permitted outside on deck but the cigarette butts must be disposed of properly. Do not throw them off the deck to avoid fires.
*No pets
*NO PARTIES: Quiet Hours are designated by the County Noise Ordinance and will be strictly enforced between 9:00pm and 8:00am.
*Occupancy: Overnight - 6 Adults, Maximum 8 guests total. Daytime - 16 guests max
*No refunds for "inability to arrive" due to weather or road conditions
*Parking passes will be issued for all vehicles and placed on the vehicles' driver's side
*Gatherings and events exceeding the maximum occupancy are prohibited
*The home is not equipped with air conditioning due to elevation at 7400 ft.
*Permit #:DSTR1575P
*Hot tub access year round(but closed at this time due to new construction. Should reopen Spring 2026.) The community pool is open during the summer months.

The condo is located near the top of Heavenly Mountian by the Stagecoach lodge and ski lift as well as the Boulder ski lift. It is also on the ski shuttle route so no need to drive to the lifts. Lake Tahoe lake is only a few miles away and offers many water activities as well as casinos, restaurants, shopping, etc. for your enjoyment!
