We are always available by call, text, or email. During your stay, we recommend to text for any questions or issues that may arise, as they will receive the fastest response after business hours! Our number will be provided following your booking. Please don`t hesitate to reach out with any questions or concerns during your stay at our property!

*Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st.
**Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc)

We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!

The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!

With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

Additional rules
-Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there`s a parent/guardian present during the entirety of the stay).
-Must sign Rental Agreement prior to receiving check-in details- please let us know if you`d like a copy before booking (we can`t attach)
-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB
-No day visitors (6 guests-max occupancy- occupancy includes children)
-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property.
-Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival)
-For stays over 28 days- max 1 guest per bedroom

I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Great location.

I’ve stayed at this property before we enjoyed it again. The only problem I have with this unit is the fold out couch. The mattress is awful and looks to be very old and worn out. We ended up putting my kids on an air mattress. Other than that, we enjoyed the place

Great location. Quiet. Clean. Loved the deer roaming freely through the neighborhood. Very close to tubing locations and the Schlitterbaughn. The matresses need to be replaced as they are way to soft. Beach towels would have been good for the pool. I would stay again.

WATERBUGS! - TERRIBLE EXPERIENCE! ! ! ! !

We have stayed at Waterwheel Condominiums just about every summer since about 2010. This is by far the worst experience we have ever had. First of all, the floor was sticky throughout the entire condo. Secondly, the dishes in the cabinet were dirty. Fingerprints, lip prints, rings from drinks sitting in glasses. Some dishes had a fair amount of water sitting in them which means the dishes were hand washed and not run through the dishwasher. The dishwasher was also bone dry and there were a couple of dead flies laying in the bottom. Thirdly, there was no soap for the dishwasher so I’m not sure how anyone could wash dishes with the dishwasher before they leave which is part of the renters to-do list before checking out. Fourth, the appliances were dirty. Old food splattered on surfaces, the fridge handles were dirty from dirty hands grabbing the handles, etc. We had to wipe everything down with disinfecting wipes which is all we had as there were no cleaning supplies left for our use. Fifth, the trash can lid had old food on it and needing a cleaning. Sixth, the place needs a paint job. Seventh, the master bedroom was huge. This is great except that the en-suite bathroom was super small. No more than one person at a time can be in there. Eighth, the bed was horrible. The mattress felt like it was about 40 years old and there was trash under the bed. The guest bed was just as bad as the master. WATERBUGS! There were waterbugs crawling on the floors and waterbugs in kitchen drawers. THE PLACE WAS DISGUSTING. Would not stay again.

Best condo! Wonderful inside and out!

Perfect location. Close to everything! The inside of the condo was perfect super clean and spacious. My kids loved the pool and being close to and being close to the rivers. Great communication when booking and during our stay! Would highly recommend staying here.

Fun Summer Escape

Spacious Condo. My kids loved the super king sized bed. Close by everything I needed. Grocery, water park, restaurants, River. The kids loved swimming at the pool after dinner.

Blocks from Schlitterbahn, clean, and beautiful view

We enjoyed two nights at this condo that overlooks the banks of the Guadalupe. Great amenities, space, and very close to Schlitterbahn. While the teens went to the waterpark, the "moms" enjoyed shopping and the Grapevine wine bar in Gruene. The owners were so helpful and responded quickly to any questions we had. Highly recommend this property!

This place is great 👍🏻 very relaxing and cozy !

We booked this place last minute and loved the idea of it being right by the river and schlitterbahn. When we arrived we immediately loved the scenery how spacious and cozy the condo is. If you go prepared with food, drinks, tubes to float the river and out door activities and games you will have a fabulous time and will not need to leave the place at all. They have plenty of BBQ pits and picnic tables for everyone to use. We will definitely come back! Management was quick to respond to emails and onsite security really made us feel secured.
