All pets must be pre approved, Pet fee $30/nt/pet, for more than 7 night stay check with host for weekly pet fee. If pets are brought without approval, we reserve right charge additional cleaning fee up to $250, This is a No-Smoking house, smoking penalty of minimum $599 applies.

Early check and late check may be available for a fee.

1. Legal Agreement & Mandatory ID
By confirming your reservation, you explicitly agree to all house rules and policies listed herein. the primary guest must sign our Rental Agreement and provide a valid government ID before check-in. This property is professionally managed by SMV House Rental.

2. Pool, Heating & Outdoor Safety

Pool Heat (Optional): Available for $25 per night and must be requested for the entire duration of the stay. We require at least 24-hour notice prior to check-in to activate.

Supervision: There is no safety barrier around the pool. Children must be supervised by an adult at all times. Use of the pool is at your own risk.

No Glass: Absolutely no glass containers are permitted in or around the pool area. Please use the provided plastic-ware.

3. Refund & Amenity Policy

Non-Essential Amenities: No refunds or credits will be issued for the temporary failure of non-essential amenities (Pool/Heater, Game Room equipment, Projector, Nintendo Switch, or individual appliances). Our priority is immediate repair, not stay-related compensation.

Climate & Nature: No refunds are provided for encounters with local wildlife, insects, or weather-related outages.

4. Check-in & Checkout

Hours: Check-in 4:00 PM | Checkout 10:00 AM.

Late Checkout Fees: Unauthorized stays past 10:00 AM incur a $100/hour fee. Stays exceeding 2 hours past checkout will be charged the full nightly rate.

Early Check-in/Late Checkout: Subject to availability and a $40/hour fee.

5. Smoking & Pets

Smoking: 100% smoke/vape-free indoors. A $599 deep-cleaning fee applies for violations.

Pets: Up to 2 pets allowed with prior approval. A $100 flat fee per pet applies. Pets must stay off all furniture and beds.

6. Property Care & Conduct

Quiet Hours: 10:00 PM – 7:00 AM. No parties or unregistered guests.

Doors & Windows: Must remain closed at all times to prevent AC failure and pest entry.

Game Room: Do not open the garage door; use the interior entrance only. Do not move heavy gaming equipment.

7. Trash Schedule

Trash: All trash must be bagged and placed in side-yard bins. Tuesday: Regular Garbage | Wednesday: Recycle/Bulk.
